Well I think you seriously misunderstand the point of my complaining. I know it's not going to bring anything back, I do it in hopes that things like that don't keep happening.

And sadly, the Hilton isn't even 9 stories. It's only 8.

Wow, and to think that I counted before the wedding reception and not after... :;): We stayed on the 6th floor, The 20th would have been much better.

The design is now flawed. They should have just built a companion hotel next to the Hilton, where the new addition is being built. A second lobby and second set of elevators. Joined internally, like the Embassy Suites and Couertyard in LaVista are. But no one had any foresight.

So this afternoon I was looking at the WOWT citycams & one of them showed north downtown with the Hilton. A couple of things struck me.

1) If you have a room on the west end of the building I hope they either put in a moving sidewalk from the lobby or have a shuttle to that end.

2) Stand it on its side and its a pretty tall building.

I still insist that Hal Daub's high rise Marriot would have been a much more impressive addition to the area. Many here have said that the Hilton is nice on the inside and its well run, but it still looks like a suburban mid tier property on the outside, in my opinion.

#1 - Once again this sounds like complaints about Omaha Parking. OMG its such a long walk, they must do something so I don't have to exercise...! People staying at the Hilton are probably walking to TD, Century link, or Old Market.... I highly doubt walking less than a block to their brand new room is troublesome?

It isn't about people not wanting to exercise. The whole point of a full service hotel is convince, having to walk almost a city block to get to the front door is pretty ridiculous if you ask me.

And a long walk in a hotel hallway is different than a walk on the sidewalk.

Make jokes all you want, the whole idea of a full service hotel is convince. That is why there is a skywalk to the CenturyLink from the hotel that is why the hotel is located where it is that is.

It isn't about fat Americans. It is about creating a positive environment for conventions and a long walk to rooms will no doubt go in the negative column against Omaha. It may not factor a lot, but it will matter a little no matter how fat or skinny Americans get.

While I still and probably will always prefer the Marriott proposal, take a look at the new Hilton Convention Center being built in Columbus, Ohio. It bears a slight resemblance to the Omaha Hilton, albeit taller and with a bit more character. 528 rooms or so.

If you ever get a chance to see the arena and convention center in Columbus (not connected or really near each other), you should. Both are very cool.

Downtown Omaha, Nebraska Hilton Omaha Completes
$37 Million Dollar Enhancement Project

http://www.hotel-online.com/News/PR2012 ... Omaha.html
OMAHA, Neb. - Downtown Omaha's premiere hotel has just received a makeover. Hilton Omaha recently completed the hotel's rejuvenation project to include 150 new guest rooms and an additional ballroom to accommodate larger groups and special events. All renovations were complete on March 1.

"Omaha is evolving into a world-class meeting and leisure destination - alive with energy and spirit," said Robert Watson, general manager, Hilton Omaha. "Hilton Omaha wanted to capture that energy and spirit and incorporate it into our renovations for an enhanced hotel experience. Our accommodations now include fresh elements that help our guests relax and recharge."

The number of guest rooms expanded from 450 to 600 to accommodate larger groups with a complete renovation of all guest rooms, parlors, suites and executive level. The multi-million rejuvenation project took more than a year to complete. "Our unique custom-designed touches convey a vibrant reflection of Omaha's culture and vitality," Watson said. "We really thought about our guests with this renovation by including improved guest room high-speed wireless internet access, comfortable guest room chairs, refrigerators and in-room safes."

The 7,000 square-foot Blackstone ballroom was also added with 3,500 square feet of pre-function space ideal for corporate gatherings, weddings and social events. The ballroom can be divided into two equal sections and features 20-foot ceilings with glass pendant-style chandeliers. The pre-function space presents natural floor-to-ceiling lighting and new artwork.

An additional 100 parking spaces were added to the existing parking structure and the lobby was transformed to feature modern décor and comfortable gathering spaces for guests. The full-service Health Club and Spa was refurbished complete with Precor equipment and saltwater pool. With a central downtown location providing convenient access to some of Omaha's exciting attractions, Hilton Omaha has a direct connection to the CenturyLink Center Omaha via an enclosed sky bridge and is only one block away from TD Ameritrade Park. The complimentary shuttle service provides transportation to and from Eppley Airport in addition to restaurants and attractions within a three-mile radius of the hotel.

The article does state that Journal Communications owns five radio stations and a tv station in Omaha. So they do have a business interest in the Omaha metro area.

Looks like I got my answer.

Just weeks after workers put the final touches on the project, the now-600-room hotel was sold out during the weekend that NCAA tournament basketball games were played across the street at the CenturyLink Center Omaha.

The hotel is fully booked for the Berkshire meeting in May and the College World Series and U.S. Olympic Swim Trials in June. And reservations for the week of the U.S. Skating Championships, coming to the CenturyLink Center in January, are coming in at a steady clip.

For 10th straight year, Hilton Omaha gets AAA's four-diamond rating

City-owned Hilton Omaha faces a more challenging financial future

Kind of an interesting situation that according to city officials we need the bigger block of rooms to be more competitive in the convention market, but in turn it directly competes with the Hilton for the same customers.

From the World Herald article:
Now, another full-service hotel has been proposed at a location just down the street. That 350-room Marriott convention hotel at 10th Street and Capitol Avenue would be part of a $205 million project that would include shops, restaurants, offices and apartments.

It was announced in late 2011, when the city and MECA tapped Shamrock Development to oversee the development. The goal at the time was to have the project ready to go by December 2014.

Since then, however, that timeline has been pushed back more than once, and construction has yet to begin.

Shamrock has secured tax-increment financing help from the city and a commitment from a hotel operator, but has not yet sent final plans to the Omaha City Council.

Dixon said that hotel will be vital to securing larger conventions that need more than what the Hilton can provide.

They haven't even sent final plans to the City Council? So much for that starting in March.

I find it interesting how this article is based on the speculation that things will just fall apart and the debt will overcome the Hilton. More Local Fishwrap angst over the Clink development?

I thought the article raised some interesting points. The new hotel would help in time generate more rooms for conventions for the Hilton. It will also though compete along with the another new hotels with the Hilton for the general traveler.

I have not seen anything where Shamrock has all the funds in place. It also came to light in the Crossroads news recently that they might be looking for similar extra help (in addition to TIF) like they are going for at Crossroads. I don't see how they could possibly break ground in 2014. I think 2015 would be the best we could hope for now. I hope I'm wrong but confident I'm not.

The City of Omaha is planning to get out of the hotel business.

The city announced Thursday that it had reached a deal with Freestone Capital Management for the asset management firm to take over The Hilton Omaha.

The deal must still be approved by the Omaha City Council.
Freestone said it plans a few "incremental improvements" to the hotel, which will remain a Hilton.

The company will take over the hotel through a long-term lease. The city expects to be able to pay off its $37 million bond issue with payments made at the closing of the transaction. According to its press release, the buyers will also be obligated to cover other outstanding bond payments related to the hotel, totaling about $95 million.
