Aksarben Village (67th & Center)

Finally decided to join the fun here, have followed the Aksarben Village thread for years, since I basically live in its backyard.

Anyway, construction is underway on a new building across the street west of the Marriott Inn and south of the new UNO Business School. I walk through the Village all the time on the way to the Keystone Trail, and recently asked some of the workers there what they were building. I was hoping for something new and exciting, but apparently it's going to be a "power center" to serve the power needs of the nearby businesses, apparently the one just to the west of the construction (don't know its name) and possibly the Blue Cross/Blue Shield facility. Sounds similar to what I think 1st Data has on the southwest corner of 72nd & Pacific, at least that's what I think it is. I see smoke/vapor coming from there all the time. I'm sure FDR is a massive power hog, given all its technology infrastructure.

I'll try to take a photo or two with my cell the next time I go by there, or perhaps Brad Williams will capture a few images - really enjoy his photographs, thanks Brad!

Also, I see another festival is set up in Stinson Park for this weekend, it's the Riverfront Wine Festival, which I believe is normally held at Rick's Boatyard, but was moved to AV due to the river flooding. The MAHA Music Festival held last weekend was also relocated to AV from the riverfront area. Not sure if any bands will be playing during the Wine Festival, but the last AV outdoor concert is Sat., August 27th, so the theater can breather easier after that

Others here have mentioned traffic becoming a problem in the area - it's going to be interesting to see how busy it will be once the new UNO dorms fill up and eventually after building more townhomes/condos/apartments/whatever to the south of the new dorms. Won't be long before they'll have the whole area filled, although I wonder about that big weed patch just to the south of the Marriott, that's an eyesore.

On the horizon (but not in AV although it should impact the area) - the new UNO athletic facility at Chili Greens. Can't wait to see where they put that and how much they'll have to tear up the nearby streets to accommodate it.

Anyone eat at Mojo's yet? Reviews?

And there are lots of ways to get to Aksarben Village. Not everyone has to turn in from Center. Pine, Mercy, Shirley, and N 67th St all offer greats ways in/out of Aksarben Village and were not backed up even with the heavy traffic there this weekend.

Oh sure, there aren't any busy streets downtown... :roll:

Those areas with busy, one-way streets have significantly less pedestrian activity than those with two-way streets. The Old Market brings out so many in part because it's so pedestrian friendly. I won't say that's the only reason, but in urbanized areas, it seems to have quite a bit of sway.

Heck, you can see that play out even in the evil suburban lifestyle center at Village Pointe... Legacy is seeing the same.

I knew I'd get some answers, thanks Brad!

I'm surprised the area just south of the Aspen Fitness/Mojo's/Aksarben Theater building remains undeveloped. I imagine this is one of the most valuable (and expensive) tracts, but that grassy field sticks out like a sore thumb.

Any news of any possible development there?

They put up a leased sign in the bay directly south of Liv Lounge today. Next to it there is another sign saying it will be a Mai Thai Restaurant and Sushi Bar.

Both the Broodmore Development and the Pinhook Development are building new Apartments withing the next 18 months. I would guess that the Broodmore one is starting now because that is their lot, Pinhook owns the grass in back.

does that mean they are putting up more apartment buildings like what is already there? In the site plan i thought i remember there being row houses or something along those lines in this area. I have a friend whose sister lives in one of the row houses in the middle of broadmoor's complex. something like that would be cool here!

I am not sure. Last I heard the details were still being worked out. I am guessing if construction is under way, there is a plan in place.

Thai would be good... and I think the area is one of the few places in Omaha without a Sushi place so that sounds great too.

Thai would be good... and I think the area is one of the few places in Omaha without a Sushi place so that sounds great too. On an unrelated note; For all of the South Sudanese residents we have, I've never seen any restaurants for that. I would love to see one pop up somewhere.

There was a Sudanese Restaurant on N.W. Radial called "Juba", but it closed.

This area has been noticeably more lively since UNO classes have started. I never had as much trouble getting a shaded table when I went there for lunch this summer compared to this fall.

Walls going up at the Scott Technology Center and the lot between Pinhook and Broadmoor.

More housing is obviously exciting. Too bad they will still be out of my price range!

Having another building directly on that corner will make the area feel all that much more walkable. That along with the increased data capacity make it a very nice addition.

I haven't seen any thing official, but it looks like the back will be apartments and the front could be row houses.

The back structure has cinder block going up for walls while the buildings towards the "front" are wood frame.

Also the little block at Pinhook has had a bit of grading.

Drove by this morning and noticed they started grading on the Pinhook lot.

The Broadmoor lot looks like they will have underground parking on the back (East) buildings.

I am not positive, but I think they are going all apartments. I thought I heard at one time, they dumped the plan for row houses.

I was just guessing row houses since they were using wood. They will be smaller buildings then.

I am not sure, just what I heard. I assume it won't be more than a week or to and we will be able to tell what it is they are building.

Also that underground parking is really cool.

Now they just need to get started on the next main strip phase.

Photo Update.

1. I take back what I said earlier, they are starting to look like row houses in front. They are set back from the street with garages facing where a driveway would be.

Luv Bird Boutique was having some sort of pre-grand opening party.

Looking around, I think every commercial bay may be leased in the Main Buildings around the park, I also think Pinhook leased their commercial space too.

Are the bays under DLR leased? Anyways once they are all leased hopefully that will drive the next phase next spring.

Same here. There is going to be a ton of people living around there once this new phase is done.

Now I just hope the next entertainment/office phase gets going next spring.

Hmm, I wonder if that is still happening. "Ponzu Sushi and Grill" have signs up in the bay on the north end of the movie theater building.

Two sushi places probably wouldn't last long.

Mai Thai is not really a sushi place. It's Thai as the name would suggest and they were/are planning on serving some sushi.

I highly doubt it's still happening. That post you quoted is from over 3 months ago and the bay still has a dirt floor.

Saw a dude I assume to be the owner of Mai Thai inside the bay yesterday looking over blueprints. Nothing is physically happening, but seems the project is not dead.
