Park Two was about half full as of an hour ago, and the Old Market was packed.

Wow, that's really moving along fast! It looks SO much better than the run-down Maggie Moos and Little King.

It's probably been discussed before, but it's the small infill projects like this that really create (and indicate) a thriving development environment, as they have to justify the project economically alone, whereas large projects generally can bet more on future trends, rather than the present cash flow viability.

The brick is really going up. First impressions I am wondering if they shouldn't of gone with the old brick look, everyone will know it is a new building no need to hide it. Waiting for more finishes to make a real judgement though.

I really like the exposed ornamental lintels. I think it's a great way to blend a historic feature into a modern building.

Yep, this is really great. After DECADES of ignoring the beauty of the old historic buildings, "Omaha" seems to be making great strides in embracing and perpetuating its past. It's exciting to see what the completed building looks like. One thing's for sure, it'll be a heckuva lot nicer than what it replaced!

Is the roof pitched to the north on that building vs the adjacent building pitched to the south?

What's the reasoning for that?
Stable genius.

I think the photo is crooked. The new building is flat and the building behind it is pitched to the south.

The old building probably ran back to a gutter or something and the new building has roof drains similar to floor drains.

That's how it looks to me too. You can see the steps in the parapet of the old building, but the new building has a level parapet.

I spoke with someone assocaited with the developer. The building is scheduled (and on schedule) to be open for residential move-in on August 1.

I am not liking the facade for the middle of the building, maybe they aren't done yet so I will wait to fully judge, but at this point I think it may have looked better to just have the whole building be all brick.

They are not finished. The Tyvek paper (water/air barrier) is still visible. The renderings show this section to be gray so I assume a stucco finish but I am not sure of the actual material.

Not sure what the finishing color will be, but I think that looks great so far.

Thanks for the updates, MTO.

I know the top part of it isn't finished, but it looks like metal sheets that are bolted to the building. I was wondering if that is what it is going to look like or if something is going over the metal?

Absolutely! Picture perfect example of what should be built on the rest of the parking lots in the neighborhood.

I also wonder if the owner of the building next door will ever do something with the top two floors. A shame they are boarded up.

Like skinzfan said, that black facade does not mesh well with the neighboring buildings.

A year from announcement and completion is really nice to see. The new Bluestone apartments are on this same pace, but projects like the car wash location or the 1501 Jackson apartments haven't moved yet.

I think the apartments on the car wash site won't begin until construction on the 14th & Levenworth building is complete. I found this from the World Herald's article
America First project, 13th and Jones Streets: New 42-unit building on the site of a carwash. Opens summer 2013. Cost: $5 million. Developer: America First Real Estate Group.

Is that from the article like a year ago? I missed that one good news.

"Balconies" installed today. More like fences to not fall out of your sliding door in your living room. The apartment facing south wont have much of a view looking into a parking garage, but they do get full balconies.

Having lived in two apartments with balconies during my college years, I would find those tiny little ones (I believe they're called Juliets, but if there is zero square footage, that might be stretching it) just as useful. We would open the sliding doors for cool, fresh air, but rarely went out on them..Generally, they just accumulated stuff that wouldn't fit in our closets (and pigeon |expletive|).

I was thinking the exact same thing. As for the balconies on the south, they will have a good view of the construction for a few months, but they are going to have to deal with all the dust for the next 1 1/2 yrs.
