They are fixing the water seals. They are putting the black panels back up though.

I agree, I really really like that last shot.
That is great shot. I don't think I've seen downtown from that vantage point before.

Having ween this project in person - I have to say that I am extremely disappointed.
From 12th Street it just looks like a parking garage with grates on the 'windows'
(cell phone pics on an overcast day)

Same thing with the Jackson side:

But I can see that the views to the North must be worth it for the visitors...

Well that's pretty much what it is, just with a hotel on top of it. I'm hoping the lobby etc on the ground floor will offset the parking garage chunk.

I realized this - from afar - but once you stand in front of the building - its utilitarian aspect just confronts your esthetic taste - and you get that piece of upchuck stuck in your throat.

Maybe with pretty neon signs and colorful flags they can distract those who pass by.

I am hoping some trees will help with that. They will probably plant twigs, but when they get 10+ feet I hope it blocks most of those grates.

It looks like they have room for perpendicular parking on Jackson street, and probably room for outdoor seating, but only parking on the 11th St side. We will see soon enough.

Headlights beaming from the second, third,... floors isn't satisfactory. jk I hope they don't use the god-awful orange sodium lamps and instead opt for something more apropos in the garage portion.

The design is more or less "off the rack." It matches other Hyatt Places built across the country lately. Except...the Omaha one seems cheaper looking. Because we have no quality building design standards that developers must adhere to. Garbage in. Garbage out.

12th Street is closed in front of the building today. You can see they are adding brick to the street up to the new curb and are pouring the sidewalk today. They also have the corner in front of Ted & Wally's torn up, glad to see they are redoing that side too that has always been a weird corner.

YES!! I always thought the sidewalk in front of Ted and Wallys was the worst condition sidewalk in the OM.

I was downtown nearby for a wedding on Saturday, near 13th and Jones. I didn't think this project looked too terrible, nor did any people I was with. It's not perfect, but it adds another taller building and a hotel in the area which can't be too bad.

Im holding out judgement for when the accent/highlight pieces are in place.. I have seen many buildings go from complete garbage to pretty damn good looking when the final piece are in place.

I kind of agree. I still like the way it looks from afar, but up close, it kind of resembles cardboard... But yeah, after some trees grow in and everything settles down, I'm sure it will look fine.

Well in all honesty, this building's design was approved several years ago.

Not putting blame on her for this one. Just that she wants them lowered even further for future projects.

I also don't think the Hyatt is that bad. Not great or anything, but I don't think it lessons the area anymore than a dirt lot did for nearly a decade. I do wish we could drop the "preserving historic area" spiel though. Something new and creative might actually highlight the historic setting even more, a lot more than a foux historic building will. All that does is end up looking cheap.

If a business wants to build, they will build, regardless of building standards. The difference between a Meh building and a Wow! Building doesn't have to be that much. And when you amortize the costs over years they all but disappear.

I wonder how they got away with the 1501 Jones or whatever it's called. Isn't that technically still part of the OM?

What i think is funny is that people boast about the foresight there was to place roja in the ground level bays of an ugly parking garage and say how attractive it is at street level. but then the hyatt is criticized for aesthetics when it will have ground level activity, a better looking parking garage, and a new hotel to boot. is it as attractive as the residence inn that is going in by fnb? no. but all things considered, it is by far not the worst design ive seen and will add a lot to the area. without blowing budget, how much different did you expect it to be?

Doesn't look like that is going to happen according to the renderings of the building.

This might be a silly question but is the parking garage public for the Old Market or just for the hotel?

Talked about that waiting for our Localmotive last night. We both thought it looked like a garage that big would have more the enough room for the guests, employees and at least some public parking. Then we thought that they might just keep everything of theirs in their own building and wouldn't want the general public trudging through their lobby to get to and from their parking spot, if I was betting I would bet it wont have public space.

I would guess the same. It it were an up scale place with a restaurant, I could see parking for the general public eating in their restaurant, however since they don't, I would assume guests only.

Looks like the bump curb will have landscaping on the NW corner, but not the NE one. Sort of hard to explain, but when you see it in person it is the type of thing they need to look into doing on 12th and Howard.
