The Buffett Cancer Center was going to have them. They were cut due to the cost of the underground parking which is estimated at $22-25,000 per stall as compared to above ground structures at $13,000 per stall. Given that delta, I have to bet that the concept is just not cool enough to spring for this rather than a new IT room or video conferencing capacity for an entire building.skinzfan23 wrote:The only buildings I can think of would be some of the buildings in the Old Market.TitosBuritoBarn wrote:Does Omaha have any underground garages currently? The current parking lot already sits below street level so they shouldn't have to go too low for the parking. Maybe 1.5/2 of the 3 levels instead of all 3 completely below ground.
It is cool to see the parking incorporated in a different way rather than just a development with a massive garage across the street though. Will make the block very attractive to have the parking hidden under a plaza.

Many buildings have a level or two underground. Even the garages usually have a basement level. Civic Center has two that used to be open to the public but are now all employee parking.guy4omaha wrote:Geez, my memory is so bad. Nothing new but I did read this is the colliers report on Omaha office vacancies:

announcement is due shortly of the kick-off of
the mixed-use development on the former
Pinnacle Foods site in the CBD near the
CenturyLink Arena. A 400-room hotel along with
office and retail is planned there.

Now, another full-service hotel has been proposed at a location just down the street. That 350-room Marriott convention hotel at 10th Street and Capitol Avenue would be part of a $205 million project that would include shops, restaurants, offices and apartments.
It was announced in late 2011, when the city and MECA tapped Shamrock Development to oversee the development. The goal at the time was to have the project ready to go by December 2014.
Since then, however, that timeline has been pushed back more than once, and construction has yet to begin.
Shamrock has secured tax-increment financing help from the city and a commitment from a hotel operator, but has not yet sent final plans to the Omaha City Council.
Dixon said that hotel will be vital to securing larger conventions that need more than what the Hilton can provide.

Mention of a replat of the land for this project in the agenda. Not exactly sure what that means to be completely honest. Is that like grouping all the properties into one?
EDIT: Also zoning change request from downtown service district to central business district.

Developer of north downtown hotel seeks OK for occupation tax, entertainment district
Erin Golden/World-Herald staff writer wrote: A planned hotel, retail and office development in Omaha's north downtown could come with two firsts for the city.
The developer of the project at 10th Street and Capitol Avenue has plans to seek a new occupation tax — and to make the area a recognized entertainment district, which would allow people to carry open alcoholic drinks around the complex.
Both of those plans are mentioned in a development agreement that will get its first look from the Omaha City Council next week. In addition, the council soon will weigh a proposal to grant Shamrock Development up to $35 million in tax-increment financing for the $205 million project.
The council's approval of the development plan and TIF support would be significant milestones for a plan that has been touted as essential to boosting Omaha's convention business but has so far faced several delays.
Mike Moylan, Shamrock's president, said he's on track to start construction this spring and have the project wrapped up by the first half of 2016. Along with a 350-room Marriott hotel, the development will also feature shops, restaurants, office towers, apartments and a central plaza.

So let's say all those thigs take the month of April to work through the City Council so May would be the best case scenario. Still just lose a little enthusiasm about the project every time they say they are on track for some date that keeps slipping back.

Re: Official: Shamrock Development (10th and Capitol)
Warning RANT ahead, but i have to let this one go ....
The lack of coordination with MECA and the City on this is embarrassing, and I blame the leadership of both. The result is a district (or lack thereof) adjacent to it's event center that has been surpassed by Lincoln and Kansas City. The city just went through an expansion of the Hilton that is connected to the convention center. Now it claims it is having trouble filling rooms. The developer of the Pinnacle site (selected by MECA) has had a difficult time finding someone to partner with for a hotel. Where is MECA in all of this? How about a demonstration of support (for example rooms guaranteed per year) for the developer? A hotel was a requirement even though one already is connected to and ready for additional expansion if needed (tower and full service??). Instead MECA chooses to continue to operate in it’s sea of parking and other mistakes, like missing out on 60 plus nights of baseball a year by a local minor league team who also had to build a new stadium at the same time (WOW?) How about something progressive? MECA already partnered with the NCAA for a long-term lease on the college world series. How about building some athlete housing on your precious parking lot to the North and securing the swim trials and NCAA men’s and women’s basketball long term like the CWS. That would help your bookings. A real display of partnership, which clearly MECA is unable to do with the city, a developer or anyone else could really assist Shamrock’s effort here. It is no surprise this is taking longer than it should. No wonder the developer is going after an “occupation tax”. BTW, why hasn’t this ever been mentioned the last 3 years? Because the developer hadn’t thought of it until Nebraska Crossing used it and Crossroads announced it. The pre-existing conditions are steep and MECA and the City have limited the market by their incongruous, piecemeal and half-assed attempt at building a world-class facility. Embarrassment is an understatement and it is harming the city in so many ways not the least of which is by hampering it’s attractiveness to recent college graduates who are compelled by an entertaining city.

It almost seems like anything close to a major development gets TIF anymore. Now we seem to be moving to even more. Hopefully this occupancy tax does not include hotel rooms. I think we are already pushing the max on that right now.

There is a lot of big money in Omaha. Are there no deals on tenants for office space, signed retailers, partners for the residential space development, conventions that will come if the rooms are done by 201X. It seems like there really needs to be some kind of outside interest to give this project a kick.

New development planned for 10th, Capitol streets

The City Council gave first-round approval to a new entertainment development in downtown Omaha near the CenturyLink Center.
With the City Council’s approval of a $35 million tax increment financing plan, work could start next month to transform an area near 10th and Capitol streets into a $200 million complex
Tuesday’s City Council action was only a first reading. After a required public hearing, the project is expected to receive final council approval May 22

Just make it happen. I am sure the office would go and we obviously need more apartments downtown. The retail and hotel are probably the two risky ventures here.

The location makes me less worried about the retail and hotel being risky.. hopefully this starts to bridge the gap between DT and NDT.
