My source at OPPD, which is very reliable said he has no knowledge of this project. He usually knows about major projects way before we do. EX: the amusmant park by mahoney. Anyway, I really want this project to happen, but I am thinking that there will not be that much of a power need change at the site and that is why nothing as come down the pipe yet. Just curious, but I trust you Streets alot. Lets keep our fingers crossed!!!!!!

Well let's remember here that it is public knowledge that KC developer Townsend is interested in building a condo tower on this site. The only question is if/when the city/Townsend will reach an agreement and what a proposed tower would look like. Let's hope Aaron's source is right and it will be sooner than later.

Yes, Jeff, we know all that for sure. But I've also heard some "interesting" things in addition to that knowledge that would....shall we say...sweeten the deal, at least as far as most of us are concerned.

This is bullshit. You are being the guy that tells you he has some amazing gossip or a really great joke. He then tells you he cannot tell you.
My expectations are high. The news will probably be a let down.

I really hated to keep you guys waiting, but at the request of my source, I waited a few days.
But that's enough!!! Here's what I've heard. Now, this information comes directly from a realtor who works for the company that got the bid to handle the condo sales. Aparently it won't be the Prudential Urban Omaha team.
Ok, I have confirmed with two sources that a condo tower at the U.P. site is a sure thing. Basically the only thing holding back an announcement at this point is the city. I guess they are just working out what they are going to do with the old UP. building, with regards to tearing it down.
The development team looked at all the options for the U.P. site, including the possibility of keeping the building, which is no news. If that were to work they were going to try to convert the 1970s portion of the building into multi-level parking. Anyway, of course we all know that keeping the building and renovating it would be cost-prohibitive.
WHAT WE DIDN'T KNOW, according to my second source, is that when the KC development company decided to do a condo project in Omaha, they wanted to rennovate an existing building, as this was their experience in KC. They started out negotiating with the Woodmen Tower. They wanted to keep the first ten floors of that building offices, and then turn the rest of the upper floors into residential.
Here's where things get interesting. Things didn't work out so well with the deal, and the developers walked away from the Woodmen with a bitter taste in their mouth...
...After looking at the U.P. site, and deciding to build a new building, they decided that it was a great opportunity to "get back" at the Woodmen people, and the developers decided to "one up" the Woodmen....HEIGHT WISE.
Here's where I have two possibly contradicting pieces of information...both of which are better than what we were expecting.
The first thing, is that the building is going to be just taller than the Woodmen in height.
The second thing is that the building will be "around" 35 stories.
Now, they ARE planning to keep the 10 stories of offices, which average more height per floor. But, in order to get within reach of the Woodmen's height, you would either have to have several extra tall stories towards the base, or you would have to increase the number of floors.
So, from what I've heard, I would deduce that we can expect a 30 to 40 story mixed use structure that gives the Woodmen tower a run for its money in the height department.
I repeat, I've confirmed with two sources, one a high ranking political figure in the state, the other a realtor with the company to handle the building, that a condo tower at the U.P. site is a SURE THING, and that the only thing holding up an announcement is the city.
My second source, the realtor, is who informed me of all the height plans.
This is really exciting stuff. Let's hope everything goes through.
THERE, ARE YOU GUYS SATISFIED?? ;)

Ok, but what have you done for me lately?
Seriously, given the difference between the two properties (Woodman & UP) in terms of elevation, if the UP development wants to be taller than the Woodman, they're going to have to add just to get to the Woodman's first floor.
I gotta say, the reasoning behind the height, i.e. to "get back at the Woodmen", makes me wonder.
I hope it does happen.
By the way, did you all hear what's going up on the Swanson property?

Bob, I should have clarified better. They only aim to beat the Woodmen in ACTUAL height, meaning, since it's down hill, it still wouldn't quite appear taller.
And were you saying you've heard something about the Swanson site, or were you asking me if I'VE heard something?

Great news. I believe this is the same developer that looked at the old NNG building - keeping with their experience of renovation - but were too late - hopefully we will hear something about that building before too long.

Wow, seems like the tower cranes will be back. If these three projects (swanson, up, and nng) plus the butternut site and ND these next few years may rival the late 90's in total investment (minus public funds).
Lets all hope this fall will be choked full of new announcements.

I think if this really happens (sorry, but I want to see some stuff gettin built first) we need to have a topping-off party once the core gets to its final height!
How exciting this will be!! Very historic time for the development of Omaha.
The Height Obsessed Club says that if you're going for tall, sack up and go for visual height, not just statistical height over the Woodmen!

Thanks streets. I should not have doubted you. The news exceeded my expectations. This thing will make the new U.P. building look squatty (oh wait, it already does). Serves them right for building a fireplug.

Ok, and just to get all your blood flowing, here is a picture of Shaw Tower in Vancouver. It's 149 meters tall, three meters taller than the Woodmen, and 41 stories.

Wow Streets killer stuff there, I hope it all comes true. Ill take whatever at 30+ floors but I hope its not a regular square or rectangular building. We need to switch it up a bit, something like that Vancouver tower would be freakin awsome!
