This won't be 40 stories boys and girls... it will be more in the range of 25, but it will happen.

This does sound great, but...I wonder how any developer can create a business model that would get financing approval that includes 10 floors of office space in a downtown market with 20%+ vacancy?

Heres my favorite new residential building, the Nicollet in Minneapolis. I'm sure we won't get anything this big, but a scaled down version would be nice!

Minneapolis is a great model for Omaha to attempt to achieve. Back in the early 80's it was an ugly cess pool. Now we see it as being very progressive.

Provided that the wheels get set to motion on this project and the UP site gets cleared..Construction for this tower could begin in 6 to 7 months and be completed by..
The beginning of 2008..Just in time for the March Madness Mens BB 1st and 2nd round at the Qwest Center, the College World Series, and the US Olympic swim trials (also at 'The Q')..
That would be March through July 2008..ESPN, NBC, CBS..Omaha presented on a national stage..Hmmmm..
Imagine the possibilities

Well, as long as we're throwing out ideas of what we'd prefer something of this nature to look like, here are a couple of other condo towers that Ol' Hawkeye has always really liked.

heck yeah!!! I hope this really happens. As the King Of the Height Obsessed I'm sh*ttin' my pants over this. I had someone call me the other day since my E time has been so limitied and I'm glad they did. What the heck is holding the city up with getting rid of that peice of |expletive| UP building? I'm telling ya I could bring that building down flat in no time.
I hope they do go for actual appearance of height as well as actual height. The Woodmen on top of that hill is equal to 508' from where FNC and UP are. It wouldn't be that hard to top it. 10 Office floors at 15' per floor (150') and 30 condo floors at 12' (360') gives you a total of 510'. That's totally doable.
Chef-
In regards to your comment about adding mroe office space with a high vacancy I say this... We need more UNIQUE office spaces DT. I feel that's why businesses are pushing further west with made to suit buildings because alot of the buildings DT don't offer the new amenities they can build out west.
Bob-
I hope your not jerking us around with the Swanson site. I hope that blows my expectations of anything Fahey could pick away.

I never jerked you guys around about anything. And to Mr. Huston, I told you privately the reason I pulled my post about the Central Park Plaza.
Things are proposed, and sometimes they work out and sometimes they don't. Sometimes they are changed or scaled back. It is what it is. Things change, business changes and the economy changes. Do you all have any idea what it takes to even do a small project? Proposals, ideas, hundreds of hours of meetings and discussions, only to go back after being shot down by a city planner or a bank or an architect or an engineer or a board of directors who are clueless. THEN you need, oh, about a million permits and inspections. The banks want to crawl up your behind with a microscope. AND THEN IF you do build it you pray that it works because if it doesn't the world will want to string you up.
The business world makes the Bluffs casinos look like a sand box as far as gambling goes.
Sometimes I wonder...

Isn't 15 feet/floor in office space a little generous?

No. The Woodmens is 15-16 478'/30F(loors)=15.9'. FNC is 635'/44F=14.4. UPC is 317'/19F=16.6'. The old FNC Bank Tower is 295'/21F=14'. 15' is aobut average. I know just from Mutual it's about that size. When I stick my arm up it's about 9' in the air and I can't touch the ceiling. When they took the panels of the ceiling a few weeks ago there was about another 5' between the panel and the next floor. It was enough room for a guy to be in there working stooped or squating. 12' per residential floor could be the generous part.

Now that I've looked into it more the Woodmen Tower doesn't appear at 508' but 528'.
That'd be even more impressive for the UP Site tower. Does anyone else see a possible spire?

As much confidence as I have in my sources, and as much as I would friggin' love to see this happen, there are definitely certain factors that no one can control. All I'm saying, is that I REALLY want this to happen, however, if it doesn't happen (BIG IF), or at least if it isn't as grand as I've reported it might be, I don't want you guys to bite my friggin' head off. You wanted information, and I gave it to you.
However, if it does happen as reported, you will all bow before me and worship me as a god from thence forth.

On the agenda for the Planning Department Meeting on August 3rd, is approval of an amendment to the Downtown Northeast Redevelopment Plan for the property at 1416 Dodge Street. Unless I am mistaken, this is the old UP building address. If this passes, perhaps we'll hear something official after that.

If a condo tower is built on this site, I kind of like the name 1416 Dodge. Has a cool urban ring to it.

Here is confirmation by the media that its being proposed (great news!):

Townsend officials have met with city, chamber and real estate officials and were in Omaha last week with construction people. The developers of Kansas City's WallStreet Tower have told people locally of their interest in building a 25- to 30-story tower with 250 units and commercial and retail space on lower levels in Omaha.
A developer for Townsend Inc., Troy Strawhecker, said Friday that the company intends to respond to the city's request for proposals if a high-rise condominium building fits the city's criteria. He said he couldn't talk about building height, price range or other details without knowing what the city will be requesting

Nice. Yeah, there's really no new news here, and the OWH is obviously going off of previous reports that the building would be 25 to 30 stories. I love that he specifically said that they can't comment on the height of the building. We'd be very honored to be selected, but we have to earn it," Strawhecker said. "We are so impressed with downtown Omaha, I can't begin to tell you. We think it's going to keep moving in the right direction, and we'd like to be involved. At the same time, we need to follow the city's lead.
It really sounds like the ball is in the city's court. And since an amendment will be approved on the 3rd of August, I'd say it's not outragious to look for an announcement fairly soon THEREAFTER (see guys, one word ;)).

I've been communicating with Mr. Strawhecker (who is actually out of Des Moines)... he said he'd have some information for me today, however I guess he forgot about me.
Probably just the same information the World Herald added with this article.

I have a friend whose wife is employed by the OWH and yes, they do regularly browse this site. Imagine their surprise when we suggest mobile home residents move to friend concentration/death camps so we can build more dormitories for UNO students!
Read this article carefully! Sounds to me like there is the change to the Master Plan for redevelopment, then the city needs to solicit proposals for redevelopment, then they need to pick one, and then it needs to go through the city council approval process. I hate to put a damper on this, but look how long it took till a "winner" was selected to do Riverfront Place or the North Downtown site that Saddle Creek will occupy. Even if it is approved next Wednesday, the city has to offically seek proposals for redevelopment, and give a specific time period for responses, generally a month, then commit to the due diligence process to suss out the right project and then announce it officially. Even if Thompson is the only offer made, there are dates set for entries. I really don't see an announcement for a few months, and a groundbreaking...I'd guess next Spring or Summer on the selected proposal. Dissappointed as I am by this article, I am not holding out hope of an official announcement anytime soon. The process takes a good while to accomplish.

Chef speaks the truth. Even if the afforementioned developers present the only plan it will still take quite a while for things to become more official. Its a little slower, but I like the soliciting for proposals idea - imagine if another developer decided they wanted in on this. It would be quite the "bidding" war.
