I heard from a friend that works at HDR they DO NOT want retail in the building...they don't want to mess around with being a landlord
Isn't HDR going to be technically a leasee?

Re: New HDR Corporate Headquarters
The part I'd like to speak about is the general consensus. There must be 2 groups... ones that love the move and other that absolutely hate it. (One) of the major reasons HDR decided to stay where they were at was because of answers on the survey they handed out before building the new building. Employees stated they liked the location being central (as many of the employees (at least at that time) lived not far from HDRs current location.NeGoofyfoot wrote:I heard from a friend that works at HDR they DO NOT want retail in the building...they don't want to mess around with being a landlord...they want to leave the retail business to the Capitol District across the street. From what he has heard they are looking at a base/parking garage that will take up the entire block (lot line to lot line)and then a tall slender tower 1 block by 1/2 block for the offices about 12 stories tall. He did also say design was still in the preliminary stages... He also said that the general consensus in the buildings is excitement about the move downtownCoyote wrote:I just spoke with Jim Vokal and he hinted that there would be ground floor retail...
Also to comment on size. Currently, HDR's size is around 110K in one building and 120K in the other. They also have several other leased offices around town. When they built the building they are in now, they were warned ahead of time that they wouldn't have enough space for what they wanted to do. As soon as the building was done, and all of the leased space was packed up and ready to move... they found out they didn't have enough space.... and then had to lease the space back. I hope they learned...

I would assume they are getting a bunch together, then they'll narrow it down to maybe 3 or 4 which will be released to the public, then they'll have the final one. Should be done by year's end I would guess.PotatoeEatsFish wrote:I wonder how much longer it will be till a rendering is complete.

This isn't a public RFP. I would expect we'll just see THE design, once it's been chosen internally.

I was at Piccolo's for lunch today (so was Warren Buffett BTW...) and I sat right next to two guys (at least one was from HDR) who were discussing the HQ building. I clearly overheard them say the following things:
"20 to 25 stories" on top of "a couple levels of parking"
"The box on top of the parking levels"
"The leased portion of the parking"
"Leased retail bays"
Also, I clearly heard them say they have some renderings completed and "it looks really neat" and "it's a great design"
.....If you don't believe me ask B Money.

So we're nearing 30 floors, commercial ceiling height floors. So how tall are parking garage levels these days?

Usually first floor is 10'-11' to be accessible and above that closer to 9'.

Hmm, the plot thickens. Now I'm really curious...if it's nearing 25-30 floors, that's a skyline changer for sure.

I'm not getting too excited about it. Are you sure they weren't discussing a design that they were working on as part of the internal competition someone mentioned?

Afterall, HDR is a GLOBAL architecture/design/development firm. Could it be that these were two folks talking about a building they're working on that is located somewhere else?

Not sure the validity, but I was told the design competition is/was rigged and that a design is sort of set to a certain extent.

He kept using words like "we" and "us" when talking about the building and dropped several names of people that I know currently work at HDR (I have friends who work/worked there) when he talked of conversations he had. Also, he was wearing a tie, which they are all required to do.mj3141 wrote:Juicy info--thanks for sharing! :banana:mr. omaha wrote:I was at Piccolo's for lunch today (so was Warren Buffett BTW...) and I sat right next to two guys (at least one was from HDR) who were discussing the HQ building. I've heard rumors that they are looking at about 1000 garage parking spaces, and 300,000SF of office. There are plans for on-site fitness, etc, so I don't know if the 300,000 number includes that or not.

What if it looked like one of these? Not revolutionary designs by any means, but certainly different than the preponderance of what we have now.
Would something akin to these inspire any sort of sense of awe? Apoplexy?? Something in between???

Dudley Tower - Wausau, WI

Travelers Building - St. Paul, MN

I would imagine it is going to be more modern than these examples. This building is going to be HDR's showpiece so I expect something very modern with a lot of very impressive detail but most likely not something so radical it scares away clients.

Oh, no question on the "more modern" comment. Was more just referring to the general style vs. any kind of direct carbon-copy of these buildings. Sort of have to scribble out the details of them in your mind, and just focus on the overall scale/scope/shape, etc.Joe_Sovereign wrote:I would imagine it is going to be more modern than these examples. HDR will come up with something that is at the very least pleasing to the eye. That much is not in doubt. They rarely build "ugly".
That having been said, whether it will be pleasing to the very high hopes, dreams and aspirations of the folks on this forum.....well, the jury is definitely still out on that.
