Senior Housing Community (2211 Douglas Street)
I did a search but could not find anything already posted. Sounds like the folks behind the 816 Hotel in KC are converting a hotel in downtown Omaha and making it the 402. They are going something similar in Wichita too.

I would love to see this hotel upgraded, but I think it would be even better if something was built from scratch here.

Agreed, the amount of reno to flip this property would be staggering.daveoma wrote:I would love to see this hotel upgraded, but I think it would be even better if something was built from scratch here.

I don't think there's enough bleach, isopropyl and ozone in the world to clean that |expletive| hole up, just doze the thing.

$600K isn't a very big reno budget. Hope this comes out decent. Fresh owners and paint is certainly an upgrade tho.

Re: 402 Hotel
Comfort Inn near
zoo has been sold and will be rebranded as the 402
Co-owner Doug Gamble said the newer acquisition, the 79-room property at 2920 S. 13th St., will undergo its own $600,000 remodel. The Comfort Inn sign and identity are to remain a few years until the franchise agreement expires, he said. Then the new 402 Hotel-Zoo sign will go up on the 11-year-old property.
Extensive renovation updates will wait until after the summer season. However, guests checking in over the next few months at the limited-service hotel near the zoo should notice changes aimed at keeping family patrons coming. A shuttle service, for instance, is to be offered to the Henry Doorly Zoo & Aquarium and to the Old Market.
The indoor pool is to be enhanced with a courtyard featuring pingpong tables, shuffleboard and other games.
The new owners say they will eventually replace furniture and remodel the lobby, adding a bar featuring free wine and beer during evenings.

Wow, has it been closed for awhile? Is the one by the zoo still operating? I know they'd done these area code hotels in KC and Wichita too.mistergutierrez wrote: Mon Jan 31, 2022 7:52 pm This hotel has become a shelter for senior homeless.

The hotel by the zoo was up for auction yesterday. The owners must have gone bust.Greg S wrote: Tue Feb 01, 2022 9:34 amWow, has it been closed for awhile? Is the one by the zoo still operating? OK thanks. Kind of a bummer. Thought they had a cool concept going. I'm sure the pandemic was a factor.iamjacobm wrote: Tue Feb 01, 2022 9:49 amThe hotel by the zoo was up for auction yesterday. I don't know if there is enough space there, but I always thought that space would be great for a Great Wolf Lodge especially since its so close to the zoo.

Grow Omaha wrote:The selected developer, Lincoln-based Hoppe Development, plans to build a 73-unit, mixed-income, senior housing community with more than half of the units affordable to households earning at or below 60 percent of the area median income.
“This redevelopment will preserve affordability in a rapidly changing part of the city and contribute to broader urban core revitalization efforts,” said a newsletter released by Front Porch Investments.

This building got a permit to cut off the Utilities. Demolition may be in the near future...

When I drove by a few days ago there were a few trucks parked outside and people were going in and out of the building.

I notice this building is meeting the wrecking ball now. That will create an empty lot near the streetcar line.

Thanks for the pics Samuel. Here are some renderings that I believe are still the plan.

better than what was there. Not vibrant, per se, but good infill and I assume the tenants will keep the noise down.

It's a floor taller and closer to the street, no complaints from me either.thenewguy wrote: Tue Jan 13, 2026 5:04 am better than what was there. Not vibrant, per se, but good infill and I assume the tenants will keep the noise down.
