Re: Official: Capitol District
I spent time at Annies Friday night, nice bar, good service. Saturday afternoon everything was packed. I was St Patricks day, the Auto Show was at the Clink and Kid Rock was in concert that night sooo pretty much a perfect storm as far as crowd size. The outside area is the winner for sure. I am just not so sure how its gonna work once the office building goes in. All of these bars are going to be pretty hidden.iamjacobm wrote:It was so packed I didn't bother to try and get in there. The courtyard was nice though and will be even better with a little sunshine. Already picturing the CWS games playing on the big screen this summer. Popped my head in Beer Can Alley. Normal open bar, had a stage for small country shows I imagine. The Exchange wasn't open, but looks pretty much built out. It looks fine. None of the bars are anything groundbreaking, the big selling point will be the courtyard.Louie wrote:So we went to Annie's during the festivities yesterday. That place was wild. Had a vibe much like some Lincoln bars, younger crowd being the main reason, but wow was it alive. The bars here have a lot of potential and it seems like people were very excited for it to be there. Going to continue nursing my hangover now.

That's really awesome they're celebrating St Paddy's day! Why is there a Miller Lite bottle? Did they not serve Irish beer?Coyote wrote:Press to play:

Oh they served Guinness and all that stuff. It's just that Bud, Miller and Coors will throw promotional money at anything that gives them visibilty, no matter how ill fitting.daveoma wrote:That's really awesome they're celebrating St Paddy's day! Boy talk about close yet so far away. Unless they have some sort of access to the east into the common area.

Saw something on facebook about not being able to take drinks from bar to bar and if you want to drink outside you want to drink in the common area you must purchase at an outdoor kiosk. Anyone else see this? I have only been to the area twice and was parked in one of the bars for the entirety of the night.

I don’t think I really have a definitive answer but . . .
My wife and I were at Annie’s a few Sundays back and we purchased beers inside and then proceeded to go outside and walk around with our drinks. Several other people were doing the same. On this Sunday there were no other bars open though. So perhaps the rules would be different if more than one bar was open?

My old signature got too old. So old it was getting almost as old me as me. Yeah, it was up there in years.

Went by quick, but it appeared that a place called Moe and Curly's is going into the storefront next to DJ's. I had never heard of it, but there is a bar by that name off of 108th and Maple.

Exactly.
Hopefully, the capitol investors and liquor board members remember the "lifecycles of a omaha bar/scene" roadmap. Its a lot like candyland. Everyone rolls tbe dice, nice at first, crowds then thin, drink specials during midweek, then weekends. A shooting happens in the parking lot, liquor license gets reviewed. Get more urban. Gets more security. Winds up on meanstreets. Only way out is to become a irish bar, sports bar or biker bar. At least they got the themes right from the start.
RIP club108, fedora, club patricks, naughty lounge, nico, nomad, players club, citrus lounge, the colosseum, the varsity/safari bar/denimdiamonds/whateveritscallednow

"getting more urban" is not necessarily a bad thing when you're talking about the higher-density physical form of cities. Implying urban is a negativeOverlookedFarm wrote: Fri May 18, 2018 4:22 pm ... Get more urban. Gets more security. Winds up on meanstreets....
form of behavior is an inaccurate broad characterization. Some of the safer areas in Omaha and other cities are "Urban." Obviously not all.
The management practices of a bar or club and whether they allow clientele to take over is the biggest determinate of unlawful behavior.

This is weird, but you countered your own rebuttal.
Of course its management/liqour board. They determine the theme, promoter (this determines the audience, be it
The flatlands panflute enthusiasts or ambient edm troupes ), who gets booze and how much one needs to pay.
See my list if establishments and comb the owh archives chronicling thier rise and fall. I challenge anybody to cite a local establishment that steered out of the peppermint forest.

Because it costs a |expletive| ton of initial capital to even come close to rivaling it. Plus, it's Omaha. Can we really support two dance clubs?

Gay bars are an entirely different subject. That’s a clientele that’s consistent and doesn’t really change with regards to small cities like Omaha.Bomaha wrote: Mon May 21, 2018 11:14 amThe Max. Duh. Well in large cities with multiple gay bars like Chicago, New York, etc. they tend to rise and fall like any other bar. Cities like Omaha that only have one they are far more stable.thenewguy wrote: Tue May 22, 2018 6:32 pmCondescend much? ;)Garrett wrote: Mon May 21, 2018 4:49 pmGay bars are an entirely different subject. Insecure locals who feel the need to carry weapons to protect themselves from other people that might carry weapons. Folks going out without the pure intentions of having a good joyous time amongst friends family and collegues, and would rather engage in visible fisticuffs to resolve thier differences. Generally rude publicans who cause a display of scenes in exchange for social status among thier peers and rarely buy drinks at said tavern and show up half cocked in the small hours before close, putting the bar back, dj and mixologist in a understandibly difficult predicament to which, their business becomes target of the law, and the local beat writers. Invariably, these considerations are looked at closely when a license is reviewed.GetUrban wrote: Mon May 21, 2018 10:25 amPlease define what you mean by saying "getting more urban".OverlookedFarm wrote: Mon May 21, 2018 9:17 am This is weird, but you countered your own rebuttal.

And to the person who brought up The Max. Excellent example! They have catered to clientele and not had to chase drink specials, change promoters or be shut down.

Thought this quote from the KETV story on Toast taking up the last space in Central Park Plaza was good to hear:
Those transactions leave few options downtown for another large employer looking for ready-to-use space.
"I think a new Class A office building, appropriately sized, would be successful right now," said Tim Kerrigan, a broker with Investors Realty.
He thinks developers will win if they take risks building new office space downtown -- even without tenants signed up.
It's part of what Moylan is doing with the last building at the Capitol District. He told KETV NewsWatch 7 construction will start in days.

I just moved to the Salt Lake metro for a couple years and that is something they are doing in the suburbs and have done downtown. Office vacancy is up to 14% here but they are still building in the suburbs. Downtown is mainly building residential towers now.skinzfan23 wrote: Fri May 25, 2018 8:59 am Thought this quote from the KETV story on Toast taking up the last space in Central Park Plaza was good to hear:

Among just-announced newcomers is the Jewell jazz club, a live music, cocktail and dining spot that plans to feature national acts and local artists.
"Omaha has a rich music history and we want to celebrate that," said owner Brian McKenna, noting that Dizzy Gillespie, Count Basie and Duke Ellington played in Omaha. "We want to pay homage to them with a one-of-a-kind venue worthy of that tradition."
The Jewell is to bring other music genres to the venue as well, its owner said. The club will be accessible from the Marriott as well as the district’s outdoor plaza.
More on the latest wave to come to the Capitol District:
» Epoca Cantina, a bar that will offer Latino-themed food, is the third location for Omaha restaurateur Juan Magana who also owns and operates the Corner Kick in Millard and the Hoppy Taco in Dundee. It is expected to be open this fall, Moylan said.
» Burgerim fast-casual restaurant specializes in made-to-order slider-size burgers intended to encourage customers to try different flavor combinations. It is expected to open this summer.
» Moe & Curly’s, which also has a west Omaha site, will offer the opportunity to sing karaoke seven nights a week with help of a professional, in-house DJ. Inside the karaoke bar will be Howard & Fine, a speakeasy featuring craft cocktails and hors d’oeuvres.

There's about 1.2 million in the metro, 2.5 in the SLC-Provo-Ogden CSA (over 100 suburbs and no cities over 200,000).Louie wrote: Fri May 25, 2018 9:56 amAre they building any office space dt? I think Omaha would benefit from some speculative construction downtown.
DT Salt Lake has 22 proposed or under construction residential buildings ranging for 5 stories up to 24. There are about 5 structures planned that are mid-rise mixed use buildings (tallest is a proposed 11 story building) that would have small office components.
I'm not sure how many workers there are DT. The largest employers would be the LDS Church, Zions Bancorp, and Goldman Sachs and then there are a ton of small business.
The catalyst for the boom in downtown SLC was City Creek, an upscale mall built by the LDS Church during the recession. There were 2 residential towers built along with the mall. That attracted a lot of retail (Nordstrom, Apple, Microsoft, Anthropology, etc) and college students from the University of Utah and young professionals began to live there, making it more of a 24/7 destination for entertainment and shopping. Since then most of the construction has along the streetcar routes.

I think we just need to be patient. There are multiple prime spaces to develop downtown.. I think we all know where they are. In a metro of 1 million, these developments don’t spring up overnight.. but within the next 3-7 years, I predict we’ll see significant development downtown which will change the city skyline...
