Interesting that they are taking over the grill at Billy Frogs and opening a coffee shop next door. Not a bad news for them.nebraska wrote: Fri Jun 29, 2018 6:04 pm https://m.facebook.com/DinerOmaha

Cool!
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.

Re: Moxy Hotel to replace OM Diner
How is this Moxy Hotel gonna fit on that corner? Is it gonna be 5-10 stories with no parking or something? Speaking of lots that seem too small, how is that motel/hotel coming along on that tight lot right on Saddle Creek and Dodge? I forget the name...

Moxy will be 6 stories, the hotel at Saddle Creek and Dodge is about 2 1/2 stories up so far. About level to Dodge St now.RockHarbor wrote: Fri Jul 06, 2018 5:18 am How is this Moxy Hotel gonna fit on that corner? Is it gonna be 5-10 stories with no parking or something? Thanks for the info guys.
(Im surprised the construction on that Dodge/Saddle Creek hotel is going so slow.) I like that name "Moxy Hotel." It sounds retro. I'm imagining a retro, vintage type sign.

Looks like Marriott might get this right. The design as shown fits the neighborhood, unlike that eyesore Hyatt Place a couple of blocks away.

Really? You dont like it? I think it was a sharp addition to Downtown Omaha. In fact, before I read this, I was looking at a picture I took a summer or two ago, and thinking about how well they matched the lines & colors with nearby buildings on the same block. You can really see it in this picture. Personally, Im so delighted with that addition to Omaha. Yet, our different opinions keep things interesting, imo.... (Omaha's color theme that presses in on me, between our old brick buildings & many of our modern white buildings, is a white, black/grey, brown/red theme. Basically, that color set was all used here.)ricko wrote: Tue Jul 10, 2018 12:51 am Looks like Marriott might get this right. Yeah, what's there not to like? I don't get it. It is sharp, it is clean. It is nice-looking. It has great views. It has a nice lobby area. It has the "Hyatt" name. Re: Moxy Hotel to replace OM Diner
I spoke today with one of the owners of The Diner restaurant, that was essentially kicked out of their restaurant building when the building was sold to a hotel developer last summer. I asked about the total lack of progress on any hotel. He advised me that the new property owner wanted the city to pay the $800,000 or so in estimated costs to remove old fuel tanks from beneath the parking lot. (Apparently at one time the building housed a gas station.). The city refused, and the developer decided that the project was no longer financially viable. So now he is sitting on unused property.

409 S 12 ST was purchased for $1.5 million. Douglas county assessed it at $377,200 and the annual property taxes are $8,110.44.
The owner is paying $675 a month for it to sit there. If I were the owner, I would wait for free money too.

Why did he buy it in the first place? He would have been privy to the gas tanks being there and if he had half a noodle in his skull he would have done some research into whether the city would move them.nativeomahan wrote: Sun Apr 07, 2019 9:37 pm I spoke today with one of the owners of The Diner restaurant, that was essentially kicked out of their restaurant building when the building was sold to a hotel developer last summer. From what I was told, he knew about the tanks, and the removal costs. He was told by people in the know that he would have to remove them before a hotel could be constructed on top. He insisted that he would talk the city into paying for the removal. The city had other ideas.Louie wrote: Mon Apr 08, 2019 5:51 pmWhy did he buy it in the first place? Re: Moxy Hotel to replace OM Diner
Soooo, what's next for this site? Earlier posts from 2007 had condos in mind and now the Moxy hotel fell through. Are we going to end up with an empty lot with underground tanks that no one wants to touch? I am not sure the cost of removal, but it would seem like a small investment for a prime spot in downtown. Though, it's too bad there is a height restriction.nativeomahan wrote: Mon Apr 08, 2019 8:17 pmFrom what I was told, he knew about the tanks, and the removal costs. He took a shot. Now he's sitting on potentially profitable land. Some would have worked with the city before buying it, or at least getting an idea if it was something the city had an interest in.Louie wrote: Mon Apr 08, 2019 11:37 pmWell I don’t know him, but I definitely think he’s an idiot and a jerk.nativeomahan wrote: Mon Apr 08, 2019 8:17 pmFrom what I was told, he knew about the tanks, and the removal costs. I removed two underground gas tanks from an old gas station that now houses my business. It cost me $ 15,000. I don't understand why that is so high.

Re: Moxy Hotel to replace OM Diner
Never really thought about this before but there is absolutely a market for a downtown-ish gas station that isn't super sketch and with prices triple what they are everywhere else. Somebody please lure a QuikTrip into the core of the city, they can do their usual "unofficial" policy of free drinks for cops, of which there are always a ton downtown, and actually be a decent downtown option for everybody else. Especially without a grocery store, a half-decent convenience store would make a killing.Joe_Sovereign wrote: Fri Apr 12, 2019 2:50 pm I don't like giving out million dollar advice for free but it sounds like he already has half a gas station built on the site.![]()
The current options are extremely overpriced and extremely shady, and they still stick around. Now that so many more people live downtown, you could make up the price in volume, even if you see a few more sticky fingers.
