Hmm, so a local startup? If so, possibly Flywheel. At the CRE Summit, Dusty Davidson, its founder, mentioned wanting space like they currently have downtown; a revamped old building renovated to their needs and style. I think the Ashton would fit the bill, especially if Flywheel is projected to add 100 jobs in the coming year. All speculation though.iamjacobm wrote: Wed Oct 17, 2018 10:01 am They announce around 4 I was told. It is a familiar name for people in town that pay attention to startups. Hey, I am right for once. That's awesome that they are taking that space! So are they leaving both of their offices downtown to fill their space at the Ashton? Also, I had a feeling the NEDO would be great place for some tech-focused companies to inhabit some of the industrial space as that seems to be a trendy aesthetic. Although, like you said, there will soon be cool space downtown that Flywheel left for another growing tech firm to occupy.iamjacobm wrote: Wed Oct 17, 2018 2:20 pmita wrote: Wed Oct 17, 2018 11:15 amHmm, so a local startup? Thanks for posting these pics. If this area pans out as the rendering shows, that would be fantastic.
On another note, is Future Forward behind Millwork Commons? I know the original intention was to be a creatives/makers-focused arts district, but I like the inclusion of Flywheel and intentions to pull in more tech businesses into this area. I can only imagine the type of overlap arts and tech industries can create if this is done well.

They are not a part of it, although their sentiments are certainly in line with a lot of it. Paul was very adamant about making sure that costs would not prevent small businesses and arts from getting involved.ita wrote: Thu Oct 18, 2018 10:09 amThanks for posting these pics. OK, thanks for the explanation. Hopefully, this area becomes an area where startups can grow in buildings like the Mastercraft into buildings like the Ashton. Also, any info on the Disbrow Block? I haven't seen anything about that site, but they have it in bold as if there is something already going on there.
On a side note, if this works out, there will be much greater incentive for a grocery store in Downtown. My coworker was thinking Trader Joe's or Whole Foods due to the potential demographic who live and will live in this area, but I still with others on this board thinking Hy-Vee will potentially set up shop downtown.

Ashton is a pretty big building. Each of the 6 levels has over an acre of floor space. Potentially over 275K SF of office space when built out. That is more SF than the new Kiewit building will have.
~275K Millwork Commons
~185K at Kiewit
~64K at the CB riverfront
~23K at Captiol District
Potentially more than 550K SF of new office space on the way for DT or the core if you don't like including North Downtown and the River in that submarket. Kinda flies against that idiotic narrative OWH published how no one wants to be DT.

I was not familiar with the Ashton. It is quite evident that there is interest in DT/NDT/River office space. And even if there is not interest in the sense that every square foot is currently called for in these projects, having space available for companies to just fill in will help increase interest in relocating to the core for companies who may not already have a presence here. Someone was quoted in an older article that Omaha could use additional Class A office space and I agree and hope that other projects like the Conagra campus and River revitalization brings that to the table.

Looks like a good plan so far. I'm hoping they don't pave over the brick though.
One of the aspects I like about its current state is the street parking is kind of haphazard with few markings for spaces. The disorganization kind of adds to the artsy aesthetic. Looks like it'll become more organized.

So a big part of the plan is making sure that the streets within the district are slow traffic streets and keeping brick tends to do that.TitosBuritoBarn wrote: Thu Oct 18, 2018 11:25 pm Looks like a good plan so far. I'm hoping they don't pave over the brick though.

What is the plan for re-routing industrial and heavy truck traffic? I hope they don't plan to cut off 11th street to North Omaha. I've always hoped they would get rid of that useless strip of railway and connect 11th street to 10th street and let the area grow organically.
edit: Nevermind, I see the plans and it looks like they are connecting 10th street to 11th street. I still don't understand how they are moving the industrial traffic.

The plan is to loop a road from roughly 11th and Seward to 14th and Nicholas. It would run between Drake Williams and The Mastercraft, run along the rail line and meet up back at Nicholas by the Fairfield Inn.

Should this get a new thread name or split up? Based on the paper this area seems to be divided into two districts, New North Makerhood (PKF) and Millwork District (Black Dog Development).

Not sure if the SF had been mentioned before.Colliers International|Omaha recently closed the office lease of more than 66,000 square feet at 1218 Nicholas in Millwork Commons in Omaha.
Barry Zoob and Chris Mensinger represented the tenant, Flywheel, in locating the space for its new headquarters.
Flywheel’s 10-year office lease kick-starts construction of Millwork Commons, a $300 million mixed-use development led by Black Dog Management. This will be a collaborative community providing next-generation office space, community common areas and diversified housing phased in during the next seven to 10 years.
Flywheel is the anchor tenant and will occupy one-and-a-half floors of the Ashton warehouse at 1218 Nichols by the summer of 2020. Flywheel is an Omaha-based tech company.

Another question on the co-developing of this area. The original map from the OWH article in the first post of this thread, outlines Future Forward owning the lots just west of Mastercraft. Yet, Millwork Commons appears to have plans to develop those lots. What happened there? There is a rumor circulating that another technology company is in talks on the Ashton Building. They are in the market currently and expanding. Did not disclose a name.
Would be really cool if this neighborhood developed into a technology district.

It really was just a matter of time before this area would be given a second or third life. I am glad that certain entities are willing to invest in North Downtown, particularly this area. It's funny though, if they ever build out the large vacant lot, the north end of that building will have amazing sea-of-junk-cars view courtesy of the U-pull it lot.iamjacobm wrote: Thu Nov 29, 2018 1:49 pm Development Agreement for the entire Millwork area.

Ive been somewhere in North Downtown that was a sort of artists warehouse, or something. I remember pottery and glassblowing, and stuff... I am assuming that is all part of this.
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.
