165K-185K. That appears to be the Wareham building in the background, not sure why it is colored. Maybe as a nod to a design influence?

It just seems weird that the building was the only other thing colored in besides the Kiewit Training Center and parking garage.

Also, follow up question for anyone, how does the size of this building compare to their old one?

I bet ya they leave the correct amount of space for a similar sized building on the north side, with the garage taking up the space between. Anything less would be a let down, anything more would be a surprise.

Pretty disappointing though, it appears 15th street will basically become an access road for the parking garage.

Yeah it’s certainly taking up a lot of good real estate and not being conducive to good urban design. This is the negative aspect of being in a cheap real estate market.

We knew the building wasn’t going to be anything earth shattering..

Like I said when they announced the move months ago, I’m glad Kiewit decided to build within the core in North Downtown.. I’m also looking forward to seeing what additional development will follow; along with increased foot traffic...

Happy to see Kiewit moving downtown. Greatly appreciate their commitment to improving downtown Omaha! Wish other companies would follow their example.

Wish they would of gone at least 10 stories but still a great project. Should increase foot traffic in that area. Plus nice views of DT skyline from the local. Congrats Kiewit !

Lame. And the city will let them have it because they let the big companies do whatever they want. You can already see the backtracking by the planning department in the article.

Should make them incorporate the garage into the building for a height increase á la Hyatt Place.

Why dont they put the parking garage in the middle of the block and leave the street frontage open for future development of a small office/retail building?

The whole point of City codes is to require owners to do things that benefit the whole city regardless of their preference.

So it's only their choice if the city waives the requirements everyone would be held to.

I think we will need to let them do what they want, don’t want to risk them leaving DT to AK village or west Dodge. Even if they don’t do retail now they could add it later if the area demands it.

That's pretty difficult to add retail to an existing parking garage. What with the entire structure being concrete....

I do love that sharp & clean design.
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.

They aren't going to just add retail later. It is up to the city to enforce their code now, this is a small price for Kiewit to ultimately make the area more viable. I am honestly confused they are even opposing this.

Although not a quote, the article states that Mr. Noodle said all other buildings in the development will have retail. We basically have to take his word for it as we have not seen any other planned buildings for this district.

With the mild weather hopefully will see some steel rising this spring. I’m curious to see if this project improves foot traffic in the area. I was over there this past Saturday afternoon and it was dead.

There are quite a few empty/not utilized spots there. In time those will fill and I'm sure it will make a huge difference.
