Those parking lots around Baxter are owned by UNO. I doubt they would sell them for development. Put their own buildings on them, maybe.

I’m glad that this sort of secondary downtown area is still on the east half of town, too.
From a mini skyline perspective, look at pic #1- Downtown.. Then midtown, then AK Village.. A major city core downtown skyline..then 2 mini skylines in one capture. It’s a great photo :thumb: ...

Wait until the second one is in there too - it's just a matter of time.

According to a reliable source the retail bays in the HDR building and garage are now 88% pre-leased. No word on the tenants.

Alright - I'm game for this, since I have to deal with it all the time.... Things I'd like:
- Bar/grill with craft beers (DJ's beer selection is terrible)
- Einstein Bagels
- Wing place (this is likely a no-go with Wing Stop on Pacific - but if you've ever sat in Wing Stop on Pacific to eat, you'd know why this should be done)
- Five Guys / Shake Shack
- Noodles and Co.
- Taco Bell and White Castle (because I'm tired of spending $10 on lunch all the time - and Voodoo is too expensive)

Now that i gave you my list (based primarily on where I want to eat lunch at), I would also say another sit-down, nicer place to eat would be good. I think a quality steak place would be clutch.

As a resident I would like a Mexican restaurant. I like Voodoos but would like one that has all the other Mexican foods like Enchiladas, Fajitas, etc. An Italian restaurant and a seafood restaurant would be terrific too.

New building east of HDR HQ's:

Looking at the pictures in the WH story I am curious. There is a picture of the Right at Home bldg which is, I believe, the new building at 67th & Mercy across from Stinson. There is also a picture for a Magnum bldg which has a Slate company sign on it. Where is the Magnum bldg or is the rendering just the E side of the building at 67th & Mercy?

Magnum owns that block, DJ's Dugout, Aksarben Cinema, Garden Inn, Pac Life... And the new building with Right at Home taking up floors 4 and 5.

Good infill - but I certainly have no interest in living there. 64th Ave is quite busy, everyone around here drives like a maniac and its only destined to get busier/worse as the rest of the areas around HDR fill in.

I heard from someone at NAI NP Dodge that there will be some "interesting" announcements for Aksarben Village this summer. Anyone heard anything about this?

What could they possibly be? All I can think of is business announcements or event announcements, which don't seem "interesting".

Obviously it might be something unlisted, but NP Dodge is trying to sell the northwest corner of 60th and Center (Deali'n Djs, a used car lot). They also own the Crosswinds Apartments on 69th street just above Pacific. Both of those are Aksarben-adjacent but not actually in the village.

I used to live at Crosswinds, its a well taken care of property but showing its age, its a low-to-mid budget apartment complex. It's also sitting on a ton of land and very low to the ground. I could see it being a target for redevelopment in the next few years.

Anybody know of other NP Dodge property in the area?

I may have missed it somewhere in this thread, but has there been any news on development of the "AV Nine" plot of land at the corner of 67th and Shirley across from HDR? Seemed like it was never going to be anything but a grassy field before I moved out of state.

It was going to be an office building, but I noticed a while back they have taken that sign down and I haven't heard anything about it lately.

I am fairly certain that was part of the Noddle/Bradford purchase of HDR's lot. Something will go up, Noddle/Bradford will own the building and lease it back to whoever occupies.

The four garages in Aksarben Village are getting installed with a parking guidance system. The signs that point to the parking structures will have LED signs that will tell you how many spaces are available. Zones 3 and 6 have the q-free system in, and they are working on zone 8 now, and zone 5 soon. I have no idea when the signs themselves will be going in.
