This is a great infill project. The thing that stood out most to me is that they reduced the number of required parking spaces by 19 due to proximity to a bus stop. Additionally, they took bicycle parking into account. This is the type of effects I hope greater efforts to make urban Omaha multi-modal by incorporating ORBT/streetcar with a more robust bus system and bike share program will have on future infill. This is also a good indication that investors are not only looking at parking lots/vacant lots for redevelopement. With the Duke, this area is gaining quite a bit of density!

Wow, that will fill in nicely. Between the apts northeast of here and the ones 4 blocks west on Dodge, that area is really filling in.

Rereading the application, they do mention that the development is within 1/4 mile of ORBT stops. The report says that additional discussions concerning parking and bicycle spaces are forthcoming. I am glad this developer is exercising some foresight.

Great looking project, I like that it’s 8 floors. Was getting tired of all the 4-5 floor apartments getting built all over the place.

There are quite a few. Hopefully it's geared towards UNMC/UNO students, price-wise. Hopefully, that is the case, as studios at the Duke are something close to $1,000/month.

Based on some quick research, studios tend to be bigger, though can be under 500 sq. ft. The Duke's studios are all at least 500 sq. ft.. The big difference seems to be the kitchen; efficiency units tend to have kitchenettes rather than a full kitchen. Knowing that, this apartment complex has to be looking into the student housing market.

I was keeping any eye on it b/c there was some action on rezoning and a PUD here. I was expecting something closer in scale to the project up the street on 49th. This was a surprise when I saw the details.

I am not a huge fan of this project. It notes in the application that the city wants them to work on the architecture of the building to fit better with surrounding structures. That does not mean it will be shorter. Human scale is about a building’s design interaction with the street, not its height. There are 2 story buildings that aren’t human scale, and there are skyscrapers that are. I’d expect to see a change in materials and design of the first couple of floors before this gets built.

That is a lot more windows! I think it changes up the design enough and differentiates it from the myriad apartment complexes coming up in midtown.

A plan for an eight-story apartment complex at 46th and Dodge Streets won unanimous support and praise from the Omaha Planning Board Wednesday, despite neighborhood concerns about gentrification and the demolition of old buildings.
A Kansas City developer proposes to build 278 apartments southwest of 46th and Dodge in midtown Omaha. The Planning Board voted 6-0 to recommend that the Omaha City Council approve the preliminary plans for the project, dubbed 46 Dodge Apartments.
The apartments would rent for market rate, from $900 for studio units to as much as $1,475 for two-bedroom units, said the developer, Gary Hassenflu. Half of the apartments would be studios.

Why are we requiring more parking spaces than actual apts on this development?
If Omaha ever wants to shun its car-centric culture it needs to not require every building have its own parking. Downtown has a ridiculous amount of parking garages and surface lots.

I am actually surprised the developer got it down to a 1.06 ratio. Based on code without the discounts for bike parking, ORBT etc they would have had to get over 350 stalls in here. Borderline 1-1 with an under 1-1 ratio for bedrooms in the building isn't too bad.

We are never going to have good public transportation with parking minimums.
What would the harm be in letting private developers determine how much parking they need or want to invest in?
If street parking becomes a problem the city can add meters.
We are requiring parking garages next to the new BRT line because the development is too dense? Sounds like a recipe for the BRTs failure. Would Portland or Minneapolis require a 1+ parking spot per apt next to their transit lines?
The BRT isnt even running yet so I can excuse it. But would it be so bad to remove the minimums along it and see what happens?
