It's a step in the right direction. I am not sure how they were handling marketing the property before, whether in-house or with a third party firm. If a large office user ends up taking the space, what kid of firm do you think will take the spot, one with local connections or a company outside of the region?

There's an old saying in the real estate business. "When there's a buyer you become a seller". In this context, yes, they are proposing a building. However, if someone came along and offered them a good return I have a sense that they'd run with it. If no buyer materializes and they have enough commitment for the proposed building, ok, they do it.

I think you're referring the old "corporate headquarters site" sign that have been on the site for quite a while. Lanoha bought the lot quite a few years ago as Cowboy mentioned. I was referring to an "office for lease" listing with a local brokerage firm. To me that means they're getting serious about actively chasing a tennat.

Agreed. And actively chasing a tenant shows the needle is moving on this high rise proposal. No need to turn cartwheels, but the proposal has a pulse..
Marketing material posted below. Drawings show 430' as the height. It is only measured to the top leasable floor so the mechanical above it would add a little to that.
Great find on this potential project. Prospective build date is 2021, which would mean they would start building sometime this year, yeah? Anyway, my only critique is they emphasize above market parking spaces and don't mention it is only a few blocks from a couple proposed ORBT stations. With that said, I would love to see flexible garage space that is convertible to residential or office space, though it that doesn't seem to be the case here based on the information provided.

This info was from a PM at JE Dunn. He also said the project will be theirs unless they can't agree on a budget with Lanoha.
Based on their website, it looks like they have a experience with projects of this size. There is even a Denver, CO highrise with a similar setup; multi-story office on top of a multi-story garage, sans the dual tower they have planned for this site.
Former colleague there. Just a rumor, like any other around here... could be nothing, but the hiring situation here is a well known. My team has had difficulty finding qualified people as well.. losing positions to our offshore presence.

Oh, this again? It is neat to see the new renderings and angles of it... I do like it, and think it is pretty cool (especially the night lighting scheme), but I just feel it needs tweaked just a little bit to fit Omaha better and more perfectly. Then, it will be a wonderful addition to the city, imo.

Oh, please. Why don't companies just hire people from KC or Minneapolis or Chicago or Denver -- and pay for a moving truck then? Wouldn't that be a lot less money than moving the "ENTIRE operation" to another city?? If a good enough job offered, plenty would move to Omaha -- feeling needed, wanted, desired. IF UP moved it would be like before where maybe 100-200 top staff moved, or like before it was 25 or less because the chairman had a hard on for Pennsylvania. Yes, Enron moved pretty much the whole company to Houston but Ken Lay's ego was even bigger than the checkbook they gave him.
As for the labor pool it's not just Omaha. Jobs around the country are going unfilled and wages & bennies are going up.
Yeah, Omaha has an inferiority complex but it always did. UP moves or it doesn't. One thing Omaha has going for it is an amazingly diverse business base. Here in Detroit, though to a somewhat lesser extent, the metro lives or dies by the auto industry. Boom and bust. Omaha doesn't have that elephant in its room.

I wanted to say this is spot on. I moved here for a job 4 years ago. The job I filled is in high demand everywhere, and a lot of the market is that way. Often the jobs are vacant for 1 year+.
I actually short-listed Omaha as a relocation spot. I'm a terrible barometer probably for how badly people want to move here, but filling jobs here vs / elsewhere won't be the primary factor.
I was thinking about this today. Sometimes, I just wish Omaha would get a clean-lined, crisp, simple, modern, serene-blue-glass building like this structure in Chicago. I always love this building when I go to Chicago. It's just so...clean & simple, and a pretty blue.
I'm talking half that height, to be realistic for Omaha -- of course. You can't go wrong with that clean & modern architectural look -- especially in the Midwest. Plus, Omaha would look nice with more blue glass, of course. Who doesn't love that type of tone of blue glass?
I think because we don't get the chance for a new high rise all that often, people may "over think" the design, and try to fit in something too spectacular, or unique -- when all Omaha needs is a sharp, simple, blue glass building like that (or something along those lines).

These high rise proposal threads are the biggest and most frustrating “tease” on any city booster discussion site. The proposals are fun to hear and talk about.. But like I’ve stated countless times in the past- until steel is in the ground and tower cranes in the air, there is really nothing to get too excited about..
I’d love to see this one get done. Let’s see what the coming months bring, if anything...

Maybe a better way to look at it is, for local companies, who is it not? We can cross Kiewit, Mutual of Omaha, and TD Ameritrade off the list. Same with UP, Gallop and ConAgra and LinkedIn..
What are we left with then? First Data (a slight possibility), Toast (maybe but needs to grow more of a presence here), Flywheeel (likely no. They’re just moving into new digs in North Downtown.) PayPal (again a likely no).. Then you could look into local financial institutions- First National (likely no). All others I’d say are a likely no too. Insurance companies? Maybe. But it won’t be MofO.. Could it be a hospitality driven candidate (Hyatt, Marriott?) Who knows..
It’d be hard to pinpoint who, locally, is in the mix. You’d have to look at companies that are growing in the Omaha metro and have limited amounts of space where they’re located presently...
Locally, I’d say First Data (who will be officially changing their name to Fiserv later this summer/early fall) might be the most viable candidate. But even they’re a long shot...
Oh my gosh, would somebody PLEASE -- and I'm begging -- tweak the design a bit? It looks like they almost copied the basic boxy, divided prolific shape of the nearby UP Headquarters, and did some minor tweaks here and there, to make it look a bit different. It still reminds me of some Thai city, like Bangkok. I can just picture Asian/Thai ads flashing on the side for Asian noodles.

I do like it. I do think it is pretty cool. And, I think it needs tweaked a bit to fit into Omaha better -- which I said both today and back on May 15th. Today, I never said anything about not liking it. So = Nothing what I said today contradicts what I said back on May 15th.
Just because I like a building, and think it is cool, doesn't mean it fits into Omaha. I love Hong Kong's LIPPO CENTER ("Koala Bear Buildings"), but I would hate that in Omaha. It looks perfect in Hong Kong.
That's my whole point: This building is snazzy, but it does not perfectly fit Omaha, and that bothers me. With the opportunity to get a new high rise, I want to see a "perfect fit" for Omaha. I wish people would call HDR or Leo A. Daly firm and run it by them.

While I do agree with you concerning the somewhat out-of-place-ness of the design in our downtown, and even think along the same lines that this looks like something out of an Asian skyline, I think it's fine because of the UP HQ. Our high rises and skyscrapers are built so far apart temporally, that there are only a smattering of several design languages that are a perfect match, unlike many other larger, more urban skylines where several buildings go up at a time. Despite this, I feel like the UP HQ and this proposed building will be a good match for each other, particularly since they will literally be right next to each other. Please note: I am not an architect, historian of architecture, or expert in design; I am merely speaking from my limited view of architectural design.
