For the “Dillard’s to Westroads” crowd, Sadler intimated it’s unlikely to happen as Dillard’s actually owns the building where their Oakview location stands (this was a huge revelation as I had no knowledge of that)..

This is the Oakview Discussion thread, but I will share with you a tidbit or 2 Sadler mentioned about Westroads- we know from the entire Cheesecake Factory lawsuit debacle back in 2006, the old Younkers building at Westroads is owned by a developer who lives in Lincoln. Sadler indicated Macy’s has NO interest in opening a store at Westroads.. He did say, for the closed Joe’s restaurant property, there is a strong possibility (they actually have a signed agreement) for a Maggiano’s Little Italy restaurant to locate there. If this ends up happening, that would be a HUGE get for Westroads..
Heck, I remember how happy I was when Buca Di Beppo opened in the Oakview Mousetrap. I ate there several times..and was sad when it closed.. Maggiano’s would be even better by a long stretch...

You’re welcome..
I’m glad the show spent a significant segment talking about the Oakview Mall and it’s surrounding Mousetrap..
Jim Sadler's Oakview opinion was quite informative and I’m glad to share some of that narrative here...

Not a loss at all honestly. Moving Dillard’s to Westroads is just kicking a rusty can down the road a bit. This is all speculative, but given that Oak View has lost 2 of its 4 anchor stores, its JCPenney's location *could* be on the chopping block

If we're just throwing out guesses, then JCPenney could use this as a bargaining chip to renegotiate a cheaper lease.Crockett1985 wrote: Mon Apr 01, 2019 9:36 pm This is all speculative, but given that Oak View has lost 2 of its 4 anchor stores, its JCPenney's location *could* be on the chopping block

Does anyone know if someone bought out the sears building? They had a for sale sign on the building on the outside part of the mall and it’s no longer there. I have been told by my friend who knows the sempecks that someone bought out the old bowling alley building.

Does anybody know what's happening in the Yonkers building? The past few weeks I when I drive down 144th I've seen Trucks and big dumpsters. So today I went inside the mall to see if i could see what was happening and there's a partition wall blocking the mall entrance. and the south outside entrance by Sears there's a sign that says "construction entrance" is there possibly a new Anchor moving in? let me know if anybody knows anything.

There is a faction on our forum that believes the Oakview Mall/Mousetrap is a “dying” retail area. I am not part of that camp. And I hope to see the potential for another Significant anchor type store fill the Younkers site. Oakview lost Younkers through no fault of their own.. Two words. Heartwood Preserve. That will probably be the death of Oakview. Big Box malls are no longer what they used to be. Oakview is in an aging area with poor access from the growing areas. The odds of finding another good anchor, let alone two, under current conditions is slim.Omaha Cowboy wrote: Mon Apr 22, 2019 4:01 amI’m not certain about the “local conditions” you’re referring too.. I don't know where I am on the Oakview mall issue. Whether it outright dies ala Crossroads, or just meanders as is, seems to be what we are arguing about. As a traditional indoor mall, Oakview has seen its best days already. As for redevelopment of portions of the mall, or all of it, I am optimistic that there are opportunities to reuse the space.Garrett wrote: Mon Apr 22, 2019 8:18 pmTwo words. Heartwood Preserve. As far as Heartwood Preserve is concerned, I am not sure how that will affect Oakview. Currently, the slated developments include two HQ's, a large auto dealership, a church/school expansion and a high end senior living facility, all taking large swaths of land. I don't think we will see any retail here for several years, let alone retail that would be competing with Oakview. I think Heartwood would end up competing with Village Pointe and West Roads more, depending on who their tenants end up being.

Well, again, everyone has an “opinion” that Oakview will experience death. The latest opinion now is Heartwood Reserve will cause the Oakview Mall demise. The development there, as ita pointed out, won’t have the kinds of options that compete with Oakview necessarily..
Experts within the Omaha retail community have commented that yes, The Oakview Mousetrap has hit a rough patch over the last decade or so..but I’ve not heard anyone within the last 3-6 months provide any intel of Oakview’s “imminent death”. So all we’re left with here is more speculation/opinion..
I don’t see the Oakview Mall dying anytime soon.. And it’ll be interesting to see what ends up going in the former Yonkers anchor parcel...

Re: Oak View Mall - Redevelopment Plan
I was doing some research and Macy’s is opening up a lot of smaller stores where they have a “backstage concept” where they have some regular MACYS attire mixed with half off items. They also have online purchases available for pick up in store.Kind of a cross between Marshall’s and a Nordstrom Rack. It is their way of staying afloat with the online shopping and shrink store size. If the top floor of Younkers is a business district and lower floor Macy’s with other small shoppes then I can only see this helping Oak View as it would be the only Macy’s in Nebraska. It would draw people. Again, it’s just what I was told from someone who knows management at Oakview. I personally wouldn’t mind seeing Omaha get a Nordstrom Rack at Heartwood Preserve or somewhere else. We have way too much retail, but it would be cool to see.

EDIT : In case that's unclear, MBK is a mall full of small shops. In this photo there are nearly 20 shops

Re: Oak View Mall - Redevelopment Plan
We will see. Something is definitely happening at the Former younkers building!!! I just don’t see Oakview turning into another crossroads or at least to the extreme. Jim Sadler said Oakview is going through a tough time, but will prevail I think we should believe someone like him who is an expert in the Omaha retail scene. On Oakview Facebook page back in January they posted new year, new management, new ideas for retail! They went on in the comments saying Oakview will NOT become a hospital. I see a potential for non traditional retail use kind of like the container store at Westroads.

Im so curious what is going on at Younkers, with these comments here. I hope the best for Oak View, and hope it survives. When I called it "Growing Old View Mall", I am meaning all of us talking about it for years now, all the problems, all the speculation, ect.
I dont get what part of "remodel" they dont understand. Just because the colors are mostly timeless & nuetral in there, doesnt mean the mall should look the same forever. A baby born when Oak View opened would be about 27-28 by now -- and it looks basically the exact same in there. It's not like the "rules of the Universe" change when you enter Oak View, and the color aqua is suddenly "in" forever.

But sometimes I wonder, if some (not ALL, some) of the “dying mall” faction on our forum want to be “right” about their opinion so bad, they’re almost rooting for Oakview’s demise just to say- “told you so”.. I’d hope that’s not the case.. But that’s sometimes the impression I get when reading responses and exchanging discourse in this thread..
Again, let’s also hope the anchor Younker’s parcel is filled with viable retail options that will help stem some of the “sting” of losing two anchor stores..which (also) again, was not fault of Oakview Mall...

I just hope it doesnt start to become some tacky, low-key"flea market" in there, ironically around rich marble & striking skylights -- but the mall has to do what it has to do to survive. Of course, I want to see Oak View healthy & whole, ultimately.Omaha Cowboy wrote: Wed Apr 24, 2019 2:16 amThat’s a very good and appropriate comment..and I’d like to think everyone on our forum feels the same way..RockHarbor wrote: Tue Apr 23, 2019 8:23 pm Im so curious what is going on at Younkers, with these comments here. I think Oak View struggles with not being a long-established & widely accepted local landmark mall on the Omaha scene, like Westroads is, but it also doesnt feel like some new "perfect fit" like Jordan Creek Mall in Des Moines does either. Plus, Westroads always has felt like an interesting mix of welcomed shoppers from all the sections of Omaha, yet I feel Oak View used to feel like "SW Omaha brats & snobs" shopping in some ways, imo. It was almost like you had a sense you had entered the "lair" of Millard/West Omaha in there, especially being a young person shopping, with a sense of territorial boundaries in town between school districts. Thats how I kinda felt, anyways. I didnt let it intimidate me, but that doesnt make everybody in town feel comfortable, and leaves a bad taste in some people's mouths. My point is: It had/has a different vibe than Westroads. Westroads didnt just feel like the lair of Burke & Northwest or District 66 people. It was/is the main, big mall of Omaha, and everybody headed there to shop and see movies, ect.
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.

Re: Oak View Mall - Redevelopment Plan
If it is a rush market that would be really close to the one on the 170th center. Yah I do hope it doesn’t become a flea market either. Doubtful it will though. Also someone bought out the old sempecks building again there is s bunch of wood and dumpsters outside the building.

Yeah, I hope it doesn't become like that Deerfield Place in Millard. At first, I thought you said a "fish market", and I instantly thought "Oh gross! You might as well rename it "Oak Peew! Mall.'" I just hate the idea of the former white, elegant, mirrored-entrance Younkers having a turned off sign and the letters ripped off the building. Within, the big former department store becoming a "shanty town" of booths -- used DVDs for $1 each, porcelian trinkets, big beach towels, velvet Elvis pictures, ect. (You know, things that are kinda fun to look at in the antique malls lining I-80, but depressing in a former glorious Younkers department store.)

Re: Oak View Mall - Redevelopment Plan
Oak View never remodeled or tried to improve itself. What you saw in the 90’s is the same today. Westroads seemed to take more pride in itself and is always trying to get better and improve. Oak View just lacked that “can do” spirit. Now it’s just a dying mall. Glad I don’t live close to it the whole place is sorta depressing, wouldn’t want to look at it everyday.

Rush Market seems to target struggling retail developments with plenty of available space. I don't know if you can actually call this a "win" for the struggling Oak View complex. These places do not draw a ton of day to day traffic, nor do they move the needle to stem the tide of a mall that's backsliding into irrelevance.

I was trying to be as nice about it as possible, but I put these Rush Markets about a step above getting excited about your retail development getting a Halloween Express.nebugeater wrote: Thu Apr 25, 2019 1:48 pmTHe other locations are not open every day either.
