Capitol District (NWC 10th & Capitol)

We used our coupon at J. Gilbert’s and we were pretty impressed, particularly since it has been open less than one month. The place was packed, and it was quite lively inside, but you were still able to carry on a conversation. The background music seemed mostly mellower tunes from the 1960s, which worked for me. The food was very good on average. Service was also about what you would hope for, though it took a while to get water glasses refilled. I really liked that they have free valet parking, as there was a CU basketball game across the street and traffic was a bit crazy on the Friday night of our visit. All in all it has a lot of “heft”. I think it will do well.

I wonder when they will start building the office space and retail ? This development has always moved along at a snails pace.

It sure will be nice when that 3 story building goes up. This project has really tested my patience as it’s moved along so slowly. But I think it looks good and helps downtown so I’m happy with it overall.

The whole thing just looks so sterile and bland compared to Railyard or Power and Light. They need some accent design/lights or something to make it look more like an events area.

They are either trying to invest as little money as possible into it because it's a new and untested idea in Omaha, or the investors are trying to gain as much profit potential as possible by not spending any money at all.

Just my guess. So much drywall, concrete and beige/grey paint.

I see a lot of Midtown Crossing in this; new development, attempting to create a mixed-use district in one fowl swoop, projection of high-end, but execution is not all there. Unfortunately, I see it having the same trajectory in terms of taking time to get the right mix of tenants and increased traffic. I think Capitol District's success will depend on surrounding development. It's in a prime spot, caught between the convention center, North Downtown, the Holland, several large employers and offices in the CBD, and, soon to be revitalized Gene Leahy Mall and its accompanying developments.

I am very curious of the visibility factor. The Jewell, Annies, The Exchange, Beer Can, Burgerm, epocha(?), are all BEHIND this building with no visibility from the street. I totally support this development, I just hope they sign it correctly.

I can't believe I didn't think of that. But at the same token, the Power and Light District doesn't have much signage of the bars within on the outside.

This is the final piece of the puzzle , overall I have been happy with this development. The hotel looks great. The apartments look okay but not as good as the hotel. I hope this last building looks as good as the hotel. And can finish up on a strong note.

Would be really cool if they could finish off with signage like this on top of the office building to tie everything together and actually give it a district feel.

They do have signage on the north side of the apt building facing 480, but just flat lit-up letters, nothing fancy.

A common, throwaway signage. Matches the td ameritrade park facilities very nicely

Once this is complete they are going to have to start throwing special events to draw people out. Anyone who has been out in the Old Market after the dinner crowd is done on a random weeknight and experienced every bar having only 5 to 10 people in it, can guess what the Capital District is going to look like on the average Tuesday night.

I think a lot of folks on this board seriously overestimate how quickly P&L caught on and how often Kansas Citians go there.

If there's no event going on the place is dead fairly often. When it first opened it seriously struggled to get people in the doors. There was more or less open racism going on from the developer (something Kansas City constantly struggles with), which turned a lot of people off, and it's hard to lure Midwesterners out for $8 Bud Lights very often. The place was similarly described as bland, with no personality, nothing for locals, basically a tourist trap for people at conventions or there for a concert. It's funny to read the same arguments again.

There was a bunch of turnover and a lot of pessimism, then No Other Pub (the Sporting KC bar), along with more and better events at the Sprint Center and throughout downtown, basically dragged the whole district kicking and screaming to success. Capitol needs a similar bar/tenant that simply doesn't see failure as an option and takes the lead for the whole district. I don't see that right now.

Honestly I have heard nothing but incredible things about the Jewell. I could see that being the tenant that makes it happen.

We went to the Capitol District before the Royals MLB game last night. Tried Burgerim. The food was good. They were a little busy but not packed. The staff seemed completely overwhelmed. Our order came out in pieces and we had to keep reminding them that we had not received everything we ordered. My buddy that ordered wings was give a cheeseburger. We told them right away. They didn't take it bake and after several reminders he gave up on the wings and just ate the burger.

The district itself had some lady on the stage performing. Seemed solemn. Not exactly fitting for a sporrts crowd. We just went to the 'blatt.

Not a great experience.

We spent an hour or two for Happy Hour at J. Gilbert’s last Friday evening. We were amazed by dozens of people whizzing down Capitol Avenue and 10th Street on the electric scooters.
We also ventured over to the outdoor courtyard/entertainment commons area. It was busy but not packed at 7 pm. The big screen TV was showing the Tigers and Twins baseball game, which no one was paying much attention to. Nice crisp picture, however. We ate at Época. Not that impressed. We wanted to eat out on the restaurant’s outdoor patio, but we were told they don’t serve food outdoors. I thought that was beyond strange, as it was a gorgeous evening. They said we could drink on their patio but if we wanted to eat outdoors we had to order take out. Just odd.

That’s nice, I suppose. Wouldn’t it be a little more descriptive if it read “Capitol District” however? Out of town and new to town people presumably know what city they are in, but many don’t know where the Capitol District is without some guidance.

I LOVE Omaha Pride! I wish we could see more City of Omaha flags flying around town, as I absolutely love seeing it fly at CWS.
In regards to the Capitol District there is a lot of signage at ground level and already on the buildings that are pretty clear. I do think they can continue with additions like these to spice up the extreme blandness of all of the buildings in the development.

I am in the Capitol District often. First the good: The Jewell is a jewel. That place is awesome. IF you like blues and jazz. If you want to sit and talk loudly about random stuff, please go elsewhere. J. Gilberts is exactly as advertised. A high end steak house. The execute that very well. Super happy hour (onion rings are to die for). The three other restaurants are totally event orientated. Nobody would ever go specifically there to eat. So for event food or late night food they do pretty well. The three bars are exactly the same. Event or late night. No in between. No reason to specifically go there.
So if you look at the Capitol District for what it is, an event space, I think it's doing ok. You have many other places around, like the Mattress Factory, that seem to do very well as event places.

I am so excited by that "Omaha" sign w/ the stars that changes colors depending on what events are going on. Such a GREAT move! Love Omaha, my beloved hometown. It is such a spirited town.

Old Mat is definitely an event space but that place is surprisingly busy every night, they have some very loyal folks, especially with Creighton ties.

It's tough to have a business that's only event focused. You got to pay bills whether Taylor Swift comes to Omaha this round or not.

This has got to be another one of the slowest construction projects in the city. It seems like they have had that blocked off for SO long and they were doing absolutely no work on this structure. Why would they want that unnecessary eyesore there when they are already a brand new district trying to build a name for themselves.

So, when did they actually start this construction? December 2018, or March 2019? If it really is moving too slow, any number of things could be slowing it down, from weather delays, material supply delays, labor shortages, unexpected cost increases due to tariffs, building official reviews, or owner-induced changes.

I know that the developer was running low on funding toward the final phases of construction on the apartments, perhaps they were just waiting for some return on the other parts of the development, but they just came back slower than expected? Who knows
