I think they tend to end up in Class B markets, not exactly markets like Omaha yet. CA transplants flock to Dallas, Austin, PHX and Denver(saw a tweet from a San Fran resident that said he is always jealous of the buyers market in Denver whenever he visits

matter of perspective I guess). Boise is going to be the next darling city I think, they already are pulling transplants from Seattle and Portland. It would be interesting to see where people are leaving NYC for. Florida obviously huge, but I would guess Atlanta, Charlotte, Raleigh and Nashville are big draws from the East Coast.

As for the second point I have seen some data that shows demand for new units is still strong b/c household size is trending down. More people living alone or with one other person than in decades previous. This is at an extreme in traditionally dense cities, brownstones used to more commonly house 3 generations at a time. With shrinking family sizes and low birth rates, especially in cities, 1 or 2 people are occupying housing units that used to house 4+ people. That will potentially shrink or at least stagnate total population while still driving demand for more units.

Austin’s growth has been crazy. Having first visited this city in 1999 then going back in 2018, the change was startling to say the least. I hope their infrastructure holds up as their explosive growth continues...

It really is crazy, I have read that in 2019 alone they need to open up (not just build) 20k apartment units just to keep up with growth.
My uncle lives there and said there are like 50 cranes in downtown Austim right now. Several of those are for high rise residential towers. Crazy growth.

Yup, my brother lives there now. Quite an exciting town to visit.

What is fueling Des Moines' rapid growth?

With Omaha hitting 1 million in 2024, it looks like Des Moines should follow suit 10 to 15 years later. So by 2040 we'll have two 1 million-person metros in very close proximity. The Omaha/Lincoln/Des Moines corridor could become a much more significant national economic region by the middle of this century.

What Louie said with state capitals is part of it I think. A need for good paying, high education state government jobs and associated jobs never goes away.

It also attracts a lot of rural Iowans, which there are a lot of. There's more opportunity in Des Moines than in most rural communities, but its not too big to be too overwhelming. Also, being in the middle of the state, it's only a couple hours drive to wherever their families are.

This is what has jumped out at me year after year. Council Bluff side has experience slower than snail's paced growth, according to estimates. I am kind of surprised by the rise in senior living housing in Omaha (for that growing baby boomer generation), while Council Bluffs doesn't have the same momentum. I think those types of developments could help Council Bluffs create jobs and investment. It should be a no brainer as Iowa is much more tax friendly than Nebraska when it comes to retirees; they can live more affordably across the river while being close to all the amenities Omaha has to offer.

I think that’s a good question. I believe 2 of the biggest factors for DSM’s growth are being the Iowa state Capital, combined with the rural Iowa growth into the states biggest city.. i also believe these growth cycles are cyclical. I can’t imagine DSM will continue a 15+% growth rate over the next 20-25 years. It will very likely level off..

Omaha, while not growing as robustly as DSM, is still sustaining a healthy 10 to 12% growth rate each decade since 1990. I think Omaha will sustain that rate and DSM will level off to it within the next 10-15 years..

What’s great is, as you stated, soon (and hopefully within our lifetimes) we’ll have two one million plus metros within 130 miles of each other. It’s great for our region

I’ve honestly really expected to see Pottawattamie County grow at a higher % rate this decade. Development seems to be going on all the time recently in Council Bluffs..so again, my hope is this will be reflected as higher growth once the official census numbers come out...

Let’s look at ground truth.

Much of west CB, Glenwood, Thurman, and Pacific Junction are in the flood plain of the MO. Would you buy there? There are not a lot of schools in CB with a glowing rep for academics. Name a school that you would move your kids into. There are a lot of negatives to CB. Rural Pott Co is pretty, but unless you get a farm or acreage, you aren’t moving there (like Washington Co in Nebraska).

I appreciate your opinion. But that’s what it is- your opinion..Not “ground truth” for everyone..

I don’t necessarily agree with you. First off, Washington County has no urban city even close to the population of Council Bluffs. Comparing Washington and Pottawattamie counties in that regard is apples to oranges..

As it relates to CB in general, I think you’re opinion also is a bit dismissive. It is a city of 60,000 people and has much more going for it than you describe. Is it “Shangra La”? Of course not.. But there is continual commercial and residential development going on today that belies your opinion and these US Census estimate numbers..

Like I stated earlier, it’ll be interesting to see what the official 2020 US Census numbers end up being for CB, and the Iowa side of the metro..

I remember hearing (possibly on Grow Omaha) that there are different laws in Iowa that make it advantageous to build on the Nebraska side of the river. Apparently in Nebraska a developer can issue bonds to build a subdivision, while in Iowa they cannot. As such, it behooves developers in the Omaha metro to build in Nebraska.

I was referring to RURAL Pott Co. It is heavily acreage laden. The reference to Washington Co is due to it’s law that limits the smallest portion of land for sale outside of the towns there to acreage size. This was to prevent suburbs from creeping north. It has the effect of forcing people to live in one of the towns or not live in Washington Co. Same deal in Pott Co. If all you can buy is either a farm or an acreage, you aren’t going to live there. Not my opinion, just plain truth for the 97% of the population that will never be able to afford such land.

Another way to look at it, is least none of those Iowa metro counties lost population from the 2017 to the 2018 estimate..

Hate to break it to you, but Glenwood is not in the floodplain. As far as schools go, there are plenty of good ones in CB. It is downright stupid to say such a thing.

Are you talking about public schools? Does Omaha have any nationally recognized schools?

I am a transplant to the area and find that some people's perceptions of Council Bluffs and/or the Iowa side of the Metro are not based on facts or actual data. People talk about unreasonable/unfounded biases, a division even between urbanites against West Omaha and vise versa, but there seems to be a majority of Nebraskans in the Metro with unreasonable biases against Council Bluffs. I have generally found Council Bluffs to be clean and safe and the schools don't seem to be any worse than Omaha's less reputed or mismanaged school districts (I am looking at you, OPS).

That probably was the most stouts Guy has ever tried.
But at least you got to try a Red Wine Barrel aged Imperial Stout! (at 12% ABV).
