Jeff and Trenton mentioned on today's Grow Omaha that Mega Saver will be tearing down that former Furniture Row building on the NE Corner of 72nd and Dodge, and will build a new gas station there.

That whole area was kinda a "gas station desert" for so long. Now, Bucky's. Now this. Great. (How do I tune into "Grow Omaha?")
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.

I'm super okay with this. I use Capitol court semi-regularly and it has never been well maintained. Hopefully this will get that road turned to concrete. Also, even though I have almost never used Mega Saver, it's always good to see another gas station in my area. It was always lacking, but especially lately after some of the mom and pop service stations closed.

Doesn't Mega Saver have a station on the northwest corner of 72nd and Blondo? Would they keep two that close together?

They do, but I think they have 2 even closer on Saddle Creek. Blondo and Dodge seems like they are far enough apart.

Thanks, Brad! Ill have to tune into podcasts... (I still eventually want to get one of your aerials, btw. I remember you had an autumn set of aerials of Omaha I just loved. Seems like the minute I want one, they announce some new project for Downtown Omaha...making me want to wait.) Thanks again.

The Podcasts featuring David Brown are my favorites. In my opinion he is probably Omaha's biggest asset in my life time. One heck of a nice guy too!

A desert, so long as you're going west. There's Buchanan's in the triangle parcel where Dodge Street meets West Dodge Road (0.3 mi west of new Bucky's). The new Bucky's is owned by Steve Buchanan as well.

A desert, so long as you're going west. There's Buchanan's in the triangle parcel where Dodge Street meets West Dodge Road (0.3 mi west of new Bucky's). The new Bucky's is owned by Steve Buchanan as well.
The crazy thing is, Steve Buchanan got his start at 72nd and Dodge. He worked pumping gas and as a mechanic at the old Standard/Amoco station on the NE Corner of the old Hinky Dinky parking lot back in the 70's. I think Ray Anderson owned it....

I will say that I have been in a couple of these and they just felt odd. They just seem to be a major step down from a Kum and Go or Casey's. I won't go to them at all.

they used to make all their money on phone sales and the "additional" stuff - not gas. This is true of many convenient stores, but whereas Casey's and Kum and Go have focused on food and quality products, these are an afterthought for Mega Savers (I believe the owner is Russian?)

Owner treats his employees like $hit puts them in dangerous positions, and profits almost solely off of poverty and vices. Not a welcome new member of the neighborhood. At least the stores aren't called "Tobacco and phones 4 less anymore.

And yes, he is Russian.

This on the planning board agenda suggests multifamily here. There is another agenda item concerning a TIF application here too.

Wow! This is a nice surprise for this lot since previous rumors were not as exciting. Design is recycled, but it will look much better than the old Furniture Row building.

While Crossroads gets a lot of attention as an underdeveloped/underutilized space, I am glad smaller lots off of Dodge are being rejuvenated with multi-family housing. With an ORBT stop so close and it's proximity to UNO, DoSpace, a bevy of restaurants and services, and Target, this should be a very popular place to live.

I agree, there cannot be this much demand for tiny studios in Omaha. Is demand and pricing really that elevated along dodge in East O?

I know a ton of international tech workers in the apartments around 72nd and Dodge that get roommates for larger apartments. These studio and small 1-bedroom places might really appeal to them. I think there's a fairly large and growing population that would be the target market.

This will be an improvement over what’s there now. The whole 72nd and Dodge intersection needs a face lift and new direction. Maybe this is the start.

Capital Court next door is $400 per month for 200 sq/ft. Shared kitchen.

This project will be much nicer, so I'd imagine these will go for $650+

Precisely. Hopefully there will be even more good infill around the intersection that will entice a developer to realize how amazing it would be to have the redevelopment of crossroads down the street from aksarben in one direction, UNO in the other, and the huge employment center (hospitals, offices, and banks) in the other! Build off each other!

I might be wrong, but I'm not sure "international tech workers" will go for 420 sq ft (40 sq m) studios for $800-$1100 when they could just get a place a mile or three down the road that's bigger for the same price. I think they are straight up targeting millennials looking for a cool new place to stay.

Anyways, I will continue to complain about all these new projects where the rooms are less than a 600 sq ft, and the rent is double my house mortgage.

A mile down the road, the Annex is about 600 sq ft and $680 to $780. Crosswinds has 1000 sq ft for under $900.

I don't know about international tech workers, but 72nd and Dodge is a stone's throw away from UNO. Both this and the 46th and Dodge project have efficiency and standard studios, likely due to there proximity to the City's biggest universities. Students don't need much space. Once you throw in proximity to school, existing bus routes, new ORBT stop, Target, DoSpace and other amenities in the intersection, all of a sudden students, or whoever else, living there do not need a car. In fact, unless they want use UBER to get to places they couldn't using public transportation, a student at UNO would have very little monthly transportation costs because UNO offer bus passes. I could see that expanding to the ORBT service as well. That changes their budget to accommodate for the relatively high price per sq. ft., in a brand new development.

If you look at student housing in Lincoln, you will find that the newer developments are quite pricey, and your often paying for a room with shared bathrooms and kitchen. And you will not have the same convenience that this location provides.

Objectively, the price point is high, if you only look at square footage. If I were a student at UNO or worked along the Dodge corridor near an ORBT stop, a one bedroom would be attractive to me, if I were single and didn't have three kids.

While going to UNO I lived at Capital Court and had other student friends that lived at the Annex and Crosswinds.

Edit: I did not have a car and walked to school. Uber didn't exist, and smartphones were brand new to the world. The bus got me to Westroads.

I lived at Crosswinds, it was a nice, well-maintained, quiet place to live. But it's very dated. There's a lot more to an apartment than square footage.

College students don't value space like people in other situations, their lives revolve around the campus and parties, and if you want to have a party you need a house, not an apartment. It never bothered me to live in an apartment with shared common areas when I was in college; we're just starting to see private development aping the arrangements that colleges have made for their students forever.

Comparing a 45 year old property with a new build isn't a comp.

More units are also good, who cares if they are all studios. If the demand is there it will fill up, if not there will be rent concessions and will create more affordable housing in the market. It gets pretty annoying to see people complain about expensive 1000 square foot units then complain about smaller studio options. Unless there is a new tax credit program to build large units that don't have income limits these will be the prices for new builds.

It also pulls people that are under renting out of the lower product. A decade ago there were very few new decent options to live on the east side of town. That leads people that earn enough to live in better product to take Class B and C units b/c they value the location with no other options. Now the higher earners that want the good location and can afford better product will leave the less desirable units. That is a natural increase in more affordable units for people that actually need them without having to focus new build affordable housing in the area.

We are thinking about this too narrowly. With the region's push to attract out of state talent, if we have an influx of single yuppies moving to the City places like this might be attractive to them; cheaper rent than what they were paying (depending on where their moving on), in a new building, near the right amenities, right on a new mass transit route. My company recruits heavily from out of state, and is successful in doing so. Many of my coworkers, who all fall in the millennial population the region wants to attract, come from much more expensive markets. They are living in, what I think, expensive units, but they have no problem paying it because where their from, even the newer, more expensive and/or trendy apartments are "cheap".
