You sure it isn't bigger than that? at 8 stories that would only be 125,000,000 sq ft per floor.

LOL my bad, meant 1 million haha. I accidently told someone out here in Salt Lake that NFM was "near 1 billion sq ft" and their jaw dropped haha.

I don't know if anyone noticed, but crews were drilling into the surface lot to the West of Mutual of Omaha several days last week. They were drilling straight down. it was my understanding they were taking soil samples.

I read this morningsky article about Baird holm and noticed that they mention the MoO HQ. Apparently something is happening and baird Holm is playing a part. I hope we see some plans and renderings this year or two. Crossing my fingers...

1. Out-source jobs.
2. Move employees and cafeteria out of the "Dome."
3. Prepare for portable chillers and boilers at home office building.

Rumors:
1. Build two new smaller office buildings to replace main headquarters.
2. Cut current number of employees in half at new building(s).

Haven't heard Turner Park East talked about in a long time! That would be great to see that take off.

My friend at JE Dunn said that they are probably getting the project. They also said that it is "most likely" that both existing buildings are being torn down and replaced with taller buildings. If that's the case, I wonder where they would move their employees during construction?

I would hate MoO losing its iconic presence on top of the hill.
But maybe a new presence in Park East could match that.
The problem remains with new technology, how much office space would now be needed?

I like the current HQ too. It is an Omaha icon. I wouldn't mind the other one being torn down.

I think the ideal situation would be the 2nd building being torn down and replaced, repurpose existing HQ, and building taller new HQ to kickstart Turner Park East.

Didn't MoO say they planned on the new HQ being 1 million sq ft? Where do you think they would put all their employees while building the new building(s)?

It's a cost factor. For those that have been in the building, the plumbing is shot. The restrooms are beyond outdated. Some of the areas are not up to current codes and cannot be renovated without totally gutting them. There have been plumbing leaks down the walls with walls bowing out. It's going to take a ton of cash to modernize the old building. Mutual has stated it will cost less to just build a new building than to keep dumping cash into the old building.

If Mutual isn't willing to take on modernizing the old building, I'd be shocked if there are any other companies who will.

I think the writing is on the wall for the old buildings.

I have heard that too about the condition of the old HQ, which is why I think there is merit to what my friend said about demolishing both existing buildings and building taller new buildings.

I really doubt that the new building will be as large as the existing buildings. Mutual’s goal, it would seem, is not to build a larger footprint, but rather one with a foundation in the 21st Century.

The general condition of the building has been an issue for a while, which is too bad. The design is great. I hope they or some developer can salvage it. Previous rumors pegged a new HQ at $200 million. The Blackstone Hotel is getting a total renovation and expansion that will cost around $75-80 million. Would $100 million renovation of the MoO HQ to some other use be unreasonable or insufficient to address the issues it has?

As for Turner Park East, per Grow Omaha, the rumor floating around was building 4-8 story buildings in that area. It was unclear how many buildings MoO would occupy, but a high rise was not mentioned. It would be a surprise to see another high rise for MoO's new HQ, though it would be a pleasant one. Hopefully JE Dunn has better info. Also, I was thinking if it is a high rise, maybe it would wouldn't be a block filling one like UP.

The future of the health insurance industry is not entirely in Mutual of Omahas hands right now. First Obama Care is in now not so much and then you got candidates out there talking about Medicare For All. I assume right about now Mutual is in a holding mode and not going to build a new headquarters anytime soon much less tear down their current building. I also would be very safe in saying it is preposterous to believe that the plumbing has not been maintained in the current building to the point that is is leaking and running down walls. Not happening folks Mutual can afford professional plumbers and engineers.

Really hate to see that MoO building knocked down unless it is an absolute mess and health hazard. New York City and Chicago don’t knock down their old headquarters buildings. Look at 1930’s Merchandise Mart in Chicago, ConAgra is in that building now and they love it!

That is a company website front page specifically designed to quickly catch a persons eye. In a well thought plan they do not want to clutter up the page with everything about themselves. Since about 40% of their health insurance business is Medicare Supplements they mention that front and center. Its called modern marketing strategy or something like that kids!

That story is a year and a half old news story. If you can find us some June or July of 2019 info on this then maybe you will have provided us with something of value. What I can tell you is that project is not going so well for Mutual. Medicare Advantage is a very competitive market that is dominated by less then a handful of companies and Mutual has shown no indication what so ever that they are ready to play serious ball in this market.

Flat out, anyone who knows even the first thing about the industry knows that medicare supplement and medicare advantage are not "health insurance". One is a supplemental coverage and the other is a medicare replacement plan.

because there is overlap in knowledge of industry terminology but they are not the same thing. Medicare insurance is contracted through medicare and have totally different regulations and requirements. Group or individual health insurance is something totally different. The regulations are different. If you specified medicare plans, we wouldn't be having this discussion, but you said "health insurance".

Plus you felt the need to attack on things you have no knowledge on like water running down the walls of the building due to plumbing issues. If you are so confident that this "isn't possible" then why has the stairwell in building 2 been closed off and on for the last month? why has paint been peeling down those walls and why are their water streaks down the wall? I've seen that with my own eyes. period.

It's a cost factor. For those that have been in the building, the plumbing is shot. The restrooms are beyond outdated. Some of the areas are not up to current codes and cannot be renovated without totally gutting them. There have been plumbing leaks down the walls with walls bowing out. It's going to take a ton of cash to modernize the old building. Mutual has stated it will cost less to just build a new building than to keep dumping cash into the old building.

If Mutual isn't willing to take on modernizing the old building, I'd be shocked if there are any other companies who will.

I think the writing is on the wall for the old buildings.
The general condition of the building has been an issue for a while, which is too bad. The design is great. I hope they or some developer can salvage it. Previous rumors pegged a new HQ at $200 million. The Blackstone Hotel is getting a total renovation and expansion that will cost around $75-80 million. Would $100 million renovation of the MoO HQ to some other use be unreasonable or insufficient to address the issues it has?

As for Turner Park East, per Grow Omaha, the rumor floating around was building 4-8 story buildings in that area. It was unclear how many buildings MoO would occupy, but a high rise was not mentioned. It would be a surprise to see another high rise for MoO's new HQ, though it would be a pleasant one. Hopefully JE Dunn has better info. Also, I was thinking if it is a high rise, maybe it would wouldn't be a block filling one like UP.
I suspect that name recognition is something Mutual of Omaha is still interested in doing, and I think building their new HQ on the higher elevation on the western side of downtown. Perhaps if they build in the right location at a certain height, they will augment the downtown skyline.

There was a time where by one of the banks of elevators, you'd see brown streaks running down one of the walls. I have no idea where this brown water was coming from. It would happen regularly, but has now been seemingly fixed.

Also, it's just the general status of the bulk of the restrooms. It was explained to me that the restrooms are grandfathered in and aren't necessarily totally ADA compliant. So, they don't have urinals. They have toilets with the seats removed.

And, the general smell that emanates from the restrooms on most floors could be considered "barnyard" at best. There is no ventilation and there are often toilet backups. That smell wafts into the common hallways next to the restrooms on a regular basis. It's not becoming of a fortune 500 company.

Not saying that some of this couldn't be fixed. It just comes down to a want to, and it appears they want to focus on a new building instead.

I was told a while back the current HQ building would likely be sold to someone wanting to convert it to apartments or a hotel. Would be a real surprise to me if they tore it down completely. Code issues aside there is more value the existing structure than a vacant piece of dirt...

Are the toilets in stalls with walls even? Is this a case of the upper management having nice digs on their floors while the worker bees are working in what ever gets them bye? Those toilets sound like they have been like that for decades. Who takes the toilet seats off of toilets and uses them for urinals?
