Capitol District (NWC 10th & Capitol)

This project has always crept along at a snails pace. I’m actually getting tired of driving by it and seeing them still working on it . It seems like it’s been under construction for years. Looking forward to the day when this is finally finished.

I would agree, this has been an incredibly slow process. At least it has come to fruition. Hopefully they do pick up the pace some. I think all the construction around it is hampering the existing businesses there a bit. Hopefully they can hang in to when everything is finished.

Did anybody go down to Capital District for the women's soccer games? If so, how were the crowds?

We knew it was coming. We know it will never stop. The poor developer needs more money now so he is going to have his politician buddies green light having the tax rate doubled. Probably want that doubled again in a few years. Once they get this through they proceed to do this everywhere.

....and no Newspaper left to sniff out and expose the corruption. These are the golden days for the scammers.

Actually, Omaha could use an option for a good Brazilian Steakhouse. This would be a solid addition for the district and for Omaha in general...

I know some projects need a little help to get off the ground, but these TIF and other developer-helper taxes seem like they only go to the projects in the hottest parts of town. Not to mention how low the cost of developing in Nebraska is, most projects shouldn’t need that much to get off the ground if the developer really wants to get the job done

I think they should approve the increase. It’s important that this project is successful and is a vibrant part of downtown. This development does have some unique qualities that separate it from other downtown developments. The last thing you want is a bunch of empty restaurant and retail space here. If for some reason the developer doesn’t maintain a successful development then remove the special tax. He will be on the hook to keep the place in good standing. Most people won’t notice the tax increase. Even with the new tax Omaha is still a very affordable city and is less expensive than most metro areas. I was just in San Antonio it cost me $40 for one night of valet parking at a downtown hotel. Great city by the way.

I have no problem with the responsible use of TIF, but when we allow these independent taxing pseudo authorities/districts, it's a bit much.

We went ice skating there last week, and I gotta say, I like the feel of it all. It will be great once the construction is done and it is totally user friendly. Still, I'd like to check it out once it's warm again.

This project has moved along very slowly. It now appears to be finally nearing completion after years of construction. The hotel looks great and is the nicest large hotel in the state. The apartments and commercial space I’m less enthused about but they probably had to cut cost somewhere and these took the hit. Overall it’s a really good project for downtown and adds some nice mid-rise height and density to the northeast sector of Downtown.

I really like the exterior finish they chose for the office building. It provides a nice contrast with the existing towers. We drove by this weekend, and the project looks much better with the office building nearing completion.

I agree..

This entire development has been a work in progress and a late bloomer, but I really see it turning the corner and becoming a point of destination for downtown.. I always felt this could and would happen. Now at about 65% retail Capacity, there is some good variety mixing in for dining and entertainment.. And there is still room for more...

Don’t sweat it yet. Nothing happening. But they put a Fade King in fairly quick. But that’s easier installation than a restaurant. There are two big bays left. One of them is the corner SW corner.

The good news ... construction of the new building 99% finished. Most of fencing down. Sidewalk is poured, but paver brick still needed in courtyard. Some planting of landscaping and a bit of decorative work remain. Then street lights and parking meters.
Capital St should be back to four lanes next week (unless the City wants to tear it up).

Capital St is back to four lanes. Interior lobby of building is carpeted. Exterior just needs railings at wheelchair ramp and some punch list items.

Glad it’s finally done, probably the most dragged out project for Omaha ever. But it’s a HUGE improvement over the parking lot which once stood on the property. And over all I like it. Hopefully it will all be successful. I know the Marriott has gotten mostly excellent reviews on national travel websites.

Looks better than I thought it might. I wish there was a little more detail on the upper floors, but it blends in nicely with the rest of the development.

Wonder how much office space the building has 50 or 60k Square feet maybe ? The 8 story office building originally planned would of been awesome. But this still looks good, and helps finally complete the development.

Giving you a view with the two towers ... gives some perspective. Note, the parking lot in foreground will soon be gone. The OPA building is slated for the spaces. 250 less parking spaces. That’s progress!
