Capitol Place Apartments - 10th and Capitol

Most may remember it as the grassy patch that northbound cars passed before reaching the CenturyLink Center. One winter it was an ice skating rink. Way back, it was Abbott Drive.

Now rising southeast of 10th Street and Capitol Avenue is a six-story mostly residential structure with ground-floor commercial bays.

Capitol Place, as the $27 million project is called, is the dream of two former city officials who are shedding a suburban lifestyle to help build Omaha’s downtown central business district.

“Our past professional and personal interests have always made the urban core attractive to us,” said Mary Lopez, who, with husband Rodrigo, is developing the 72-unit, mixed-use building that spans nearly 150,000 square feet.

He’s a former city Planning Board member who worked 30 years in mortgage banking. She’s a former Omaha Housing Authority commissioner and university administrator who served on the city’s master plan committee.

Top floor is going up this week. Structure has a great presence, nice dense pocket with the Capitol District.

Pretty cool that such a large scale project to the northwest helped motivate a smaller investing team to work on this.

I am so excited for this to get completed. I always hated going to a world-class arena and having a dirt lot directly across the street that cop cars made tracks in the mud. This along with the Marriott really make this intersection look like it belongs next to the arena.

It's really coming together! I have a feeling they aren't going to have any trouble filling those apartments once this is completed.

This project is awesome. Any idea what might be going in the lower bays? Downtown REALLY needs a good Italian restaurant!!

Looking back 3 post on Brads picture #1. There is quite a large area facing south that does not go up 6 floors. Any idea what that is? Is it rooftop deck space?

According to the project description it's an "outdoor gathering space on a 2nd level rooftop for all residences."

My stomach agrees. But any good full service restaurant would be fine.

Downtown has a really good Italian restaurant - Nicola’s on the NE corner of 13th & Jackson.

The greatest thing is that it is like that on the back side as well. A lot of buildings might look like this from the street, but this one is throughout.

Local is now closing. They've had a challenging year but Capital Place had as predicted lost all of their visibility essentially to Capitol Place.

I just checked their website. It looks like availability starts 2/15 with additional units opening up 3/15. Are they finishing this project up? I haven't been by in a while.

Last time I went by after a Creighton game a week ago, it looked like they finishing most of it up. I think 3/15 sounds realistic.

Building - Aesthetically pleasing
Financing - Private, with faith in the downtown market to fill the capacity
Location - Flat surface begging for development

It's just awesome and something we should hope to see more of.

Just echoing the sentiments. One of the best looking buildings added to DTO in a long time. The black brick looks great in person and will likely age really well.

10th & Capital is coming along, but farther south on 10th I heard the White House Apartments have sold next to the Sons of Italy. Any truth to that rumor? I also heard that Joe Banana's building sold to none other than Nancy Mammal. Does she intend to tear it down for parking for the Blue Barn?

The White House Apartments did trade recently to an investor that plans to hold them for a couple of years before rehabbing them.

The have been leasing the apartments a few months. Filling up. All work is finished. But no movement on the commercial space. Maybe convert to racquetball courts!

I understand why this has been a good project, but I'm seriously, objectively wondering why/how this building is considered to be one of the best built in the new century.

Personally I like this project because it's not trying to "fit in" with the area around it. I feel like all new projects in Omaha kind of have a similar look but this one looks so different and sleek to me. It just makes me excited for the possibility of new builds in Omaha looking more sophisticated and less (for lack of a better term) cheap.

In what ways? I guess I can see a distinction in it's top to bottom charcoal brick, but nothing much else about the building really strikes me as distinct, striking, or different. To me, it is still essentially a box with very little texture. I think most new residence buildings have looked mostly like that lately. I'm trying to find out how this one is different.

It looks to me as essentially a box with windows, just like all the other new ones. Can anybody can tell me what makes this one different?

It's not. It's built out of wood.

I think another thing about the project is how it came about. Private investors building their penthouse apartment on the top, in a prime location, and finished rather quickly are what have me really impressed.
