Is there some hold up on the townhouses on 64th Ave.? It’s been a month since the fencing went up.

Any idea what the plan is for the land next to HDR? They've been moving around dirt quite a bit. Also, is there any talk about what is going in foodwise in the food hall in the Inner Rail?

NW - there is no plan currently (HDR has first rights to expand there). Hmmm. It seemed like they were busier every time I went there. Probably one of the favorite places in AV for PacLife employees. Maybe it was a temporary thing like an appliance malfunction or something.

Darn. There are not a lot of clean food options in Omaha. Maybe we could get a Luna Grill or a Piada: Italian Street Food. Or maybe another local effort along these same lines.

I was at Dudley's Monday evening, meshing with our new 'blue' (aka First Data) Fiserv counterparts... couldn't help but think (again), just how awesome Aksarben Village has turned out. Monday evening, so many people walking around (is there a Monday discounted movie night for students? I was thinking it was Tuesday)... scooters all over, hah. Noddle just totally killed it. I hope they can some how replicate the same out west.
Shoot for the Moon... if you miss, you'll land among the stars.

Had a chance to go down here and explore last weekend and I agree that they've done well with this development. That said there are a couple things I would have done differently. The residential component still just feels too discombobulated with little interaction with the streets they front.
I also am a little confused by the random surface lots placed throughout. For example, the lot just to the north of the former Gordman's building. I assume Gordman's just didn't need the full footprint, but it looks weird to me especially with a giant three-story garage right next to it. I hope this will get filled in someday.

I agree about the housing....that is probably the biggest miss. In other cities where I have seen mixed use development, the housing is on top of retail or office space. The majority of the housing in AV is on the east side of the development and is solely housing. It would be great to see some office or retail space on the ground floor of the new apt buildings going in on the HDR block. This is one area in Omaha that can truly pull off the mixed use adaptation and it isn't fully carried out.

I am in total agreement with that assessment. While walking through Village Point the other week, I was thinking that it could have easily incorporated some upper story residential units into the design. Is this the Pinhook Flats/Cue that will be built on the SE corner of the HDR block? I know many of you want more retail, restaurants, etc. on the ground floors of apartment buildings but has anyone noticed that existing retail spaces don't seem to be hot items in AK? I believe the retail and office space on the ground floor of the Pinhook Flats bldg at 64th Ave & Shirley are vacant a lot of the time. Plywood walls are coming down and windows/doors are going in today. In that space just N of HDR there are now forms running from the sidewalk to maybe a half block E for what look likes 2 very teeny tiny sidewalks about 30 feet apart. The Zone 6 project just north of HDR is going to be a Pop-up Garden being built by Kinghorn Gardens which does most of the Landscaping for Noddle and whose office is in the Village. Trees in planters with its own irrigation system. Should be interesting given the other landscaping Kinghorn is known for. This will be here until HDR expands to this lot, in maybe 5 years, and gives a northern border to the Inner Rails Entertainment District.
