Given that north DT is level terrain with little to no change in elevation over several blocks, a trend toward skywalks may be more feasible here.
My old signature got too old. So old it was getting almost as old me as me. Yeah, it was up there in years.

Stayed at the Marriott last night, and got a great view of Kiewit and North DT. From this angle its really nice looking imo. Too bad the pic doesn’t do it justice.

Agree, always enjoy the view on that road. Unfortunately I don’t really get on it very much. DT Omaha always looks a little bigger from north 480.

Honestly thought it was connecting parking to the building. Had not been by yet to see.

Nope. Parking butts up to south side of main structure. The parking structure seems oversized ... 3-4 stories tall and over a block long. I suppose it’s to be shared with whatever structure is put on Cuming St and will be bookended on North and South.

The west side of the building has an optical illusion that makes it look like a 4 story building with the big windows.

The west and north sides of the building is the parts I’m having a hard time getting used to. The rest of the building I think looks good. This building looks the best from I-480 when driving through the northside of DT in my opinion. I was just DT today for the first time in about a month. I was DT around 5pm, it still seems a little quiet and less traffic than pre-pandemic. Also wondering when the plywood will come down off the windows, it looks bad. Like we are waiting for the next riot or something.

That picture is great. I love the lighting and reflection off the windows. I wonder how they approach the design of what is goes up west of the HQ and the office building south of the HQ. I assume if it's speculative building, they go with a more generic glass box office building?

I really like the warehouse look to this building. I appreciate that they played off the surrounding vibe of the existing buildings.

I don’t disagree. The building is not perfect..and I think what you’re bringing up is a legit short coming and not petty..

I was referring more to the “conceptual image” criticisms of the HQ’s building..Of which I was bantering back and forth with a certain poster here for most of 2020, lol...

I agree that it would be better for Omaha if it had ground level retail bays, but obviously I see that Kiewit wasn't interested in that venture. I don't think something like that should be required. If ground level retail works for the owner/operator/developer then that is all the better, but if it doesn't work for them, then I will accept it. This building is better here than there.

Thanks for all the kind words on the photo.

As far as ground level retail. If that area gets crazy in 10 years, I'm sure they can remodel the ground floor to accommodate some retail. That said, I don't see growth that way for a while. I see Lot B going before there is demand out this way.

That’s a great shot Brad..

What I like, is that it shows what North Downtown is evolving into in the foreground..as it relates to the traditional central business district downtown core..

And it’s impressive overall...

I honestly didn't know how well it was going to turn out, but I absolutely love the brown brick coupled with all the glass. It fits very well with the surrounding area. The parking garage component is what it is (in an ideal world maybe it would have been the bottom of the building or something), but overall I like it.

Yes. The building has certainly grown on me and I don't think it's just because of Brad's photography(thanks for the shot). It seems to have sizable presence in North Downtown and provide some infill. I wonder if it has any impact on the night skyline from the right angle? While it may still be a disappointment for the tower envy folk(h.o.c. club) it certainly fits well within the confines and visually helps bridge the CBD with North Downtown. As for ground level retail? Yeah in a perfect world but not in this current real world where Slowdown and the Nines buildings have both struggled with ground level retail well before co-vid. Post co-vid, can anyone on this board recall a worse year for retail(excluding online) than the last?

I believe you’re spot on with this.. And being a charter member of the height obsessed club, I never thought a significant Kiewit highrise would have been an appropriate fit for this area..but I’ve always believed (and now more than ever) this HQ building is a fantastic fit for blending in with the north downtown urban mosaic..

Sure, I’d like to see retail ground level..but I think, as Brad intimated, if demand arises for it as the area continues to grow and evolve, we may see it happen within the next several years..

But right now, at present, I give this HQ’s a huge thumbs up :thumb: ...

I can say for sure, from 480 and the top of the Wire apartments, it has an impact.

So although a little more height would have been great, it's also doing a fine job filling in that area.

Agreed; I like its impact from 480. I am looking forward to seeing a few more 5-6 story buildings in the district and how it improves the density in North Downtown. Now if we could only get Lot B developed...
