I would be more excited about this if we didn’t already have Ak Village and Midtown Crossing. It’s like how many more lifestyle centers do we need ?. The best thing I can see coming out of this is hopefully some “new to the market” retail. But given the current state of brick and mortar retail even that is not a for sure thing.

Drove around some of the finished roads in this area last weekend and though I am a big fan of mixed use lifestyle centers, I share Cermak's lack of enthusiasm. I really want to like this project, and the team behind it is so strong, but right now there is nothing to write home about. Construction so far includes the car dealership (completed), a church, an office building, and a senior living center. I'm aware the landscaping/green space is a big element of the plan and won't be visible til later, but none of the mixed use or higher density elements have begun construction.

I'm starting to wonder if this area will end up being more of the same - suburban office buildings, parking lots, and suburban residential development. It's hard to believe they will be able to lure the new-to-market retail they had hoped and I doubt many companies want to invest in new office space right now. Notably, Noddle built Aksarben in the middle of an economic downturn, so I remain hopeful, but this project is moving slower than I expected, and little-to-no progress has been made on the parts I find interesting.

I am pretty hopeful for this project. I think it is a long-term thing. A comparable development (at least in my mind) is Daybreak, in South Jordan, UT which is a suburb of Salt Lake City and about 30 min from downtown SLC. It has been being developed for 20 years (though at 4,000 acres it is 8x the size of Heartwood) and has 22 miles of trails, over 20 parks (including an under construction 150 acre park), community centers, pools, a large man made lake, and other water features. Rio Tinto has their HQ there and they are the parent company of the original developers, the University of Utah has a medical center, there are shops and restaurants, a grocery store, businesses, and 2 light rail stations. Development is expected to continue for another 15 years and they have been saying for the last 5 years there will be a "downtown" which they have yet to begin developing.

There are a few apartments. Row homes and town homes range from $250,000 to over $400,000 and single family homes from $350,000 to over $800,000. The median household income is only marginally higher than in Omaha. And single family home size is between 2,100 sq feet to over 5,000.

I expect Heartwood to take some time to begin to be what we are hoping.

I agree with your take here..

On a certain level, I can understand some of the “gloom and doom” sentiment of previous posts..

But-

I think even before the pandemic broke out, most of us knew this development was going to be a work in progress over the course of a decade plus. It’s a massively huge development and extremely ambitious for a metro area of Omaha’s size (1 million). The pandemic may delay some of the mixed use infill, but the developer has a track record of success..and I remain confident that given time, this will become a significant, signature point of destination for suburban Omaha...

I am sure the development will happen in some form. Developments almost never match their initial plans, but it is a little concerning as to which projects here have begun and which haven't. In short, my question is "Will this become another Aksarben or another Lakeside?"

In short, my question is "Will this become another Aksarben or another Lakeside?"
That’s hard to say, because this development encompasses so much larger a land mass area than either of them.. I’d say neither. But I do think it will carve out a important niche which will provide alternative living/lifestyle as a suburban point of destination in the Omaha area. I believe the developer goal, would be for Heartwood Preserve to become “THE” suburban point of destination..

This will definitely take time for sure...

“A five-story office building featuring two outdoor terraces is coming to a corner of 144th Street and West Dodge Road — a visible sign that Lincoln-based Union Bank & Trust aims to expand its profile in the Omaha area.”..

“It will be a neighbor to Carson Group’s headquarters, which is under construction. Elsewhere on the sprawling Heartwood campus will be other corporate office hubs, retailers, housing, outdoor entertainment and trails.

UBT’s construction is to start in the fall, with an anticipated opening in 2022.

The bank will occupy the lobby and other space on the first and fifth floors. Lincoln-based Nelnet plans to rent two floors, Weinandt said.”..

The renderings look real sharp. This will be a nice addition to the development. The complete story link:

While I think this is a great grab for Heartwood and UBT is a nice company for Nebraska to claim as its own, I have to say that as a former employee UBT was the worst place I've ever worked. Several former coworkers have said the same.

While I think this is a great grab for Heartwood and UBT is a nice company for Nebraska to claim as its own, I have to say that as a former employee UBT was the worst place I've ever worked. Several former coworkers have said the same.
Definitely a nice addition to the Heartwood development. Disappointing to hear you had a negative work experience there...

Carson HQ (I thought the second tower was phase 2 but it looks like they are building it already)

They are making good progress on these. The UA HQ has not gone vertical yet, but they have completely changed the landscape on that side.

They are going from a regular ol' office park to be in the newest, hippest, multi-use-ness development in suburban Omaha. :;): If their reasoning is similar to Carson, which is moving about the same distance, I am sure they would argue moving to Heartwood and having a new HQ will help attract/retain the best talent among other things.

Valmonts current building is one of the nicest looking Office buildings in West Omaha. At least Carson looks to be going to a better looking building.

I don’t really get the move either, but if it means more available prime office space for a new company to move into to crate jobs in Omaha I won’t complain.

This would make sense. I assumed they owned the building given the building is “Valmont Plaza”

I’m hoping the Valmont building ends up looking better than the rendering. The UP Headquarters and new Kiewit HQ both have ended up looking better than their initial press release rendering. I remember the UP rendering looked downright bad that I saw in the World Herald, but in real life it’s an attractive building.

Does anyone know what architect firm or interior design group is handling the design for the Nelnet offices?

Heartwood Preserve to add "The Row" — a town center of assorted uses
A 40-acre, $500 million town center — dubbed “The Row” — is to start sprouting on the sprawling Heartwood Preserve site in west Omaha next year.

Designed to be the most bustling, pedestrian-magnet piece of the former farm and prairie land now known as Heartwood Preserve, the town center is to be constructed in four phases and densely filled with offices, apartments, stores, diners, hotel rooms and more.

Jason Lanoha, whose Lanoha Real Estate Co. is developing the town center southwest of 144th Street and West Dodge Road, said the aim is to create a mixed-use hub unlike any other in the Midwest.

Lanoha anticipates construction on the first 8-acre phase to begin next year, though tenants have yet to be secured. He said that his team is talking to interested parties, and that he’s not deterred or worried about COVID-19 clogging leasing activity.

Said Lanoha: “In real estate development, we’re playing the long game here.”

Wow is right! I’m surprised by how high-density this development is. They are really maximizing the use of this property. It almost looks like a mini-version of Jobber’s Canyon, with a bit wider canyon with more green space down the middle of the streets.
He said "They are some big, ugly red brick buildings"
...and then they were gone.

I thought the same thing when seeing those renderings. There is significantly more density than I remember seeing previously which helps make up for the milquetoast office buildings/car dealership/old folks home seen so far. I wonder what it means about them switching from Noddle to Lanoha though. Noddle's track record is much better than Lanoha, at least locally.

As I stated about 6 weeks ago here, I’m certain the goal of the Heartwood Preserve development, is to become THE suburban point of destination for metropolitan Omaha..

When did Noddle drop out of developing Heartwood Preserve? I missed that story, so I was a bit surprised to see Lanoha mentioned in this.

Haven’t heard a peep on that one in 18 months...

I, too, was curious about this. However, I think the plans look incredible. Wish downtown Omaha could be more like this.

I didn't really read the entirety of the article when I posted the pics, but there is a quote a bit to unpack. Here are some highlights that may or may not answer answer some me of your folks' questions and/or open up further discussion:

- Per the article, Noddle is no longer the master developer (they are not listed at all on the Heartwood website).
- Lanoha development is purchasing the 40 acre site for the Row from applied underwriters
- Total project cost for the whole development is estimated to be $1.5 billion
- Phase 1 of the row will consist of an 8 acre track, 350 apartment units, 150k class a office space, and 70k+ retailand will be ready for occupancy by 2023
- the row will have hidden parking garages and active ground floor retail
- One of the other phases will be a 180 room hotel
- Carson group has already secure another tenant for their building
- Heartwood park (18 acres) will have a 5k seating amphitheatre (if you are keeping count, this park plus the row is nearly for size of Aksarben Village, which is about 70 acres)
- 30 of the 50 estate lots have already been claimed with a down payment
- Lanoha wants to recruit 'brands' (I assume businesses) for relocating to his development from SF, Seattle, or Chicago, where high cost of living and traffic are issues
- Lanoha is working with Merriman Anderson Architects of Dallas for design of the Row

If you made it this far, here are some of my thoughts:
- With Noddle out, maybe they are going to shift their focus on their urban projects like the Builders District and Rivers Edge, or they have something else they will be working on they are not publicizing yet
- Lanoha is somewhat of a head scratcher for me. It seems more fitting as Lanoha has primarily focused on suburban development (barring the UP site), but this will be a departure from their residential heavy experience. Additionally, I don't know if they have proven their ability to handle a project as ambitious as this. At the same time, maybe they will have an easier time than they have had with the UP site says nice Heartwood seems to be so popular with business relocating there and garnering a lot of interest.
- I don't see Lanoha finding much success trying to recruit west coast 'brands' especially from those cities mentioned in the article. If that is their game plan for Lanoha tower I am not surprised they have not made progress. I think Omaha is more attractive to businesses in mid market or Midwest cities. There is too much culture, amenities, and things like public transit that Omaha lacks to be able to successfully pull people from places like SF and Seattle.
- Lanoha is working with a Dallas firm for design. Their seems to be a growing connection between Lanoha and Dallas businesses. Maybe it will be good for Omaha to have this connection to Dallas real estate companies
- Regardless of my reservations about Lanoha the developer of the Row, I was surprised and delighted by the upgrade in density versus prior plans. Heartwood has continued to gain momentum and I could see some of not all of the proposed designs come to fruition. I would like to see this part of the development be served by public transit though and I did not see any indication of that in there renderings.

This is really nice. It will kind of exist on an island, but really nice.

Just wish it wasn’t another one of those 10-years-to-complete developments. I’m hoping the more people Omaha adds the more these larger developments should fill in faster.

Doubt this gets built according to the renderings in the World Herald. It looks Unrealistically ambitious. If it does get built the way it’s shown in the paper I will be happy. But we’ve all seen how proposals in Omaha (and other cities) tend to get scaled back as time goes bye. Plus what about downtown ? Will it ever see another significant office highrise built with all this suburban building going on. DT remains Omaha’s image center to out of town visitors. If it doesn’t look good it reflects poorly on Omaha. Doesn’t matter how great things look at 144th and Dodge.

There are a lot of players involved (naturally) in something of this scope. To set the record straight: Applied Underwriters is the developer, CBRE is the brokerage firm selling the ground for Applied, and Lanoha did not replace anyone, they purchased a large piece of the property in order to build one of the blocks on Heartwood Row. Noddle was involved very early on in the project when it was first launched. He did great work in getting the ball rolling on a local level. It's great to see so much enthusiasm for this project on this forum!
