Just got a notice, KETV broadcast the Mayor's news conference announcing the project and Omaha's commitment of $12.5 million for infrastructure costs in and around Crossroads. I am watching it now; Frank looks in good health for a 95 year old.

I gotta get out of here... Property values jumped 20% last year for no good reason other than "you live here", and this doesn't look to help on that front.

Prices for cracker boxes in the immediate surrounding area are already upwards of 170K, 180K, and some surpassing well over 200K, when in reality, they are barely worth half that, physically.

Just finished watching the news conference. The guy explaining the development in detail from Lockwood said something like they have an area of one story retail/restaurant space to scale it down and encourage "pedestrian stroll", so it's safe and fun for families. I don't understand, are people not going to stroll if that area had apartments or offices above the retail? Are people going to be scared of feel unsafe? I really don't like the single story retail that fronts the development. Apparently, they have not spoken to UNO about this plan. I hope they want in and we can get multistory student housing or something off of Dodge. I was excited that Crossroads was a TOD-1 MX district on the planning departments TOD district map, but this development is backwards in terms of TOD development. Listening to that guy talk about scaling and massing of the project, I was think, what?

Not super impressed with the plan, but I have a feeling this will end up being more like aksarben and less like heartwood preserve in that the finished product may be bigger than originally advertised rather than less so.
They’re touting a “competitive advantage” being that the project will be finished all at once instead of in phases. I don’t really know if that’s an advantage as if plans change or there is more demand for something better a couple years down the road then it will be too late.

Actually, I’m very impressed with this overall plan.. The mayor and the developer’s sure seem quite assertive this will be a done deal.. If so, again, I’m impressed..

Still pretty amazing we can get half a billion or more invested in a semi-dense mixed use urban environment everywhere in Omaha except in actual downtown omaha.

Conagra redevelopment is $500 million. Builders is $300 million. Millwork is $300. I thought her big announcement was going to be a mask mandate, not this. Seems rather dubious for the mayor of the only top 100 city not to have a mask mandate to make an announcement like this in the same week as failing to implement a mask mandate. As far as the development goes, I'm kinda over it. As you have seen from my comments above, I'm not a fan of spending that kind of money and jacking up property values just to get rid of a dead mall. I'd rather raze the thing and lay it over with grass seed and make a park than keep trying again and again to force some big development to happen, that obviously doesn't make sense, privately.

I would think razing it and laying grass on top would cost a pretty penny as well and create zero tax revenue for the City. Good for sellers, yes. People coming and going. But good for people who live around there and plan on staying, no way. Anyway, I think the housing marked is super inflated and will crash before too much longer. Maybe this type of big money development will be good to live around in certain times, but now isnt one of them. There is hope for a mixed use component to the Riverfront project. But I see what E is driving at. There is so much more downtown left on the table.. The completely undeveloped Civic Auditorium site which Tetrad bailed on several years back..the current UP site which has laid undeveloped for going on 16 years (Lanoha has owned 8 of those years and counting).. There is so much potential for major mixed use development downtown..
It’d be nice to see a bullish press conference with the mayor and developer addressing UP and Civic.. It is frustrating for sure...

I'm glad they are keeping the name The Crossroads. Chip James is a smart guy and know that's what everyone was going to call it anyways. I really think he is the silver bullet that is going to get this project off the ground.
As far as the area west of 75th. Things are different these days. That area can be "Phase Two". Get this area started and add that in later.

That’s a fair point, although I never thought for a second thIs mayor would grow enough backbone to announce a mask mandate.. Is the increase in value a detriment because of higher tax valuations? Also, housing prices are getting high. However, I do not think they are inflated, at least not yet in Omaha, as supply cannot keep up with demand. Looks good could be a little better on the urbanism front, but this site has a lot of hurdles and just needs to get done. Been an anchor for too long.
Also that other stripmall is owned by Block Real Estate out of KC. Good sized firm that would have the capacity to do something there if this area takes off.

I have not seen it as of yet. I know for a fact my house physically is in no way worth what it is valued because I've physically made zero improvements that would justify the increase. Starting to wonder if I should kiss the floor for every step I take in it. It just doesn't feel right being this strapped for this house. I'm probably going to have to move around. As others have said, they've gone through so many permutations and promises on this redevelopment that I'm not believing this version will be built either.

Thanks for posting that compilation FirebirdEngineer. You saved us a lot of time searching way back in the life of this thread. On one hand I’m very excited this important project may be coming back to life, but on the other hand, I’m somewhat disappointed it doesn’t seem to have the WOW factor, density, and walkability of the most recent plans for the Heartwood development out west at the old Boys town property. I too am glad they’re keeping the old Crossroads name. That location will always be Crossroads to me. I guess we have to take what we can get for this site.

I totally agree with you there. This current plan is certainly serviceable, but the one that really wowed me was that hugely ambitious master plan from 2012 that extended the changes down to Pacific and west to the Keystone Trail. Yeah, I absolutely love this area, but I'm thinking somewhere deeper in North Omaha, South Omaha, CB, Blair etc might be a better fit for me. Unfortunately I'm not prepared to sell at the moment. Honestly wouldn't be hurt to see my valuation come back down either, as I was saying the increase I saw was not physical or real in the first place. That being said, new true mixed use anywhere might be a thing if the past based on code/insurance requirements and current and foreseeable economics, at least around here.
But I see what E is driving at. There is so much more downtown left on the table.. The completely undeveloped Civic Auditorium site which Tetrad bailed on several years back..the current UP site which has laid undeveloped for going on 16 years (Lanoha has owned 8 of those years and counting).. There is so much potential for major mixed use development downtown..
It’d be nice to see a bullish press conference with the mayor and developer addressing UP and Civic.. It is frustrating for sure...

Real estate markets are a tricky thing, based on my experience. However, the higher prices of even existing homes, is that housing stock is not really catching up with demand especially in certain price ranges. You can't buy a new house under $200k, even in Omaha. So, if there are so many people looking for a price in the around there, which there are, demand is dominating supply. Our home in Hanscom Park has gone up in value, real or not, but 60% since we purchased it in 2013. That's not huge, if you look at how other markets have appreciated, but I was not expecting that. Also, I really want there to be a cap on tax assessments. I am a broken record on this, but since property taxes are on the State Legislature's mind, instead on trying to reduce property taxes, just limit municipalities from reassessing properties every darn year. Maybe it was not an issue in the pass, but as you pointed out, even our humble City has seen home values rise substantially over the last 5 years or so. That means what home buyers budgeted for 5 years ago does not apply to there current housing costs because they have been reassessed 3-5 times over. For areas around projects like the Crossroads, it would help keep people situated where they are because they may not want to buy a new home knowing it will be assessed at a much higher rate even though they may buy a like valued property. Anyway, end rant. Back to the Crossroads.
Last thought, as I slept and thought about this project, I think a Frank Krejci deserves a kudos for making progress on Crossroads. The man is 95 and he is just chugging along trying to get this done. While I have misgivings about the design and concept, Lockwood seems like a good fit and partner to actually make this happen. So, here's to Frank! Hopefully, he can see this project completed.

Hear hear. Thank you so much for placing all of the old plans in one place. I agree serviceable is a good adjective for our current plan. The plan you are referencing was the only plan that attempted to be visionary and push the envelope in comparison to other area developments. It is a shame it was not taken advantage of more given the rarity of developing a large, centrally located part of our urban fabric like this project. Maybe in 10-20 years when NFM inevitably moves west we will have another chance. This current plan is a huge improvement on the present nothing and should present a good tax base for OPS and a good riderbase for ORBT. It's hard not to feel as if this plan is stuck in 2010 with the lack of green infrastructure, landscaping, public use component or active transportation, but at this point I will be happy to see any form of progress, and shouldn't complain about "what could have been".

I’d rather have a 15-25 story Building built downtown. Than all these 4 and 9 story buildings being planned at Crossroads and Heartwood developments. Pretty sure crossroads Project will fall through or be delayed or cancelled, it has a history of that happening.

This thread is in the "Suburban Development" category because this board draws the "Urban" line at 72nd Street. Considering the Omaha city limits now extend beyond 204th to the west, perhaps the "Urban" line should be farther west than 72nd which is more or less midtown now.
Oakview is becoming the new Crossroads. Maybe in 20 years someone will have a redevelopment plan for Oakview.

The article says the renderings are all conceptual but I feel pretty meh about it. Heartwood feels like a better development from a design standpoint.

My experience, about 50% of the time, is renderings don’t do the development justice..
If/when construction begins to rise for this project, I suspect a goodly number of us will be more impressed than the renderings reveal..and for this project, imo, these renderings look pretty darn impressive to my eye...
