Paul Smith is the driving force behind the Millworks Common, a $60 million project including the MasterCraft building and the newly gutted Ashton building now refurbished to house Omaha’s fastest growing tech company, Flywheel. Also in the permitting process for the Millwork Commons area are two apartment buildings for another $75 million of investment – plus other buildings to come.
In Omaha’s Capital Improvement Plan (CIP) in 2018 was $3.5 million of city bond money to build an extension of Seward Street westward and 14th Street northward to make an outside boundary to the north and west for Millwork Commons and to allow trucks a way to bypass driving through the middle of the Commons. The $3.5 million was in the 2018 CIP for construction in 2019.
Well, nothing was built in 2019 and now nothing has been started in 2020 and this current CIP pushes the project into 2021, if it gets built at all. At the Council meeting Paul Smith sounded like Charlie Brown when Lucy has just pulled the football away . . . again.
From the discussion at the City Council meeting, it appeared that there’s a lobby that makes pedestrian, bike and real estate developers get pushed out of the deciding room – the truckers.
The trucking lobby may have another way that best suits them and they stopped the Millwork Commons streets. “Sorry about that but we pay lots of gasoline taxes.”
As the City Attorney explained to the powerless City Council, “the CIP is just a plan, not a contract.” Public Works can go into the room and do whatever they want. The CIP isn’t worth the paper it’s printed on.
The effort to honor the area's history while building its future is apparent inside the Ashton building. The Ashton is the centerpiece of the greater development, and it's officially open after years of work.
Perhaps most illustrative of the future vision for this area is the building's anchor tenant: Omaha tech company Flywheel.
"To see the finished product is amazing. This has been a three-year journey for us, and it's really just an incredible reflection of the brand and culture of Flywheel," said Dusty Davidson, the company's co-founder and CEO.

Below Flywheel, the Ashton's first floor will welcome businesses like furniture store, Hutch, Archetype Coffee, a brewery and a new code school for Metro Community College.
There is a public space, including a large screen and some stadium seating meant for community events.

No they are still the "Hello Apartments" That's an old rendering PRCL 8 is Parcel 8, which was just an identifier before it was actually named.

As we've mentioned before, the park's landscape design focuses heavily on native plants and local ecosystems to increase the biodiversity of the neighborhood. As we speak, Mulhall's Farms has started growing plants for the park. I heard that too. I think it the Builders District was mentioned getting "condo-like buildings" soon on the west side of the Kiewit HQ. Here are some changes to what has been revealed previously.
Three new office building, supplementing office available at the Mastercraft, Ashton, and Disbrow Block:
- 13th and Millwork Ave - 5+ stories, ground floor retail, 175k sq. ft., next to district's parking garage
- 11th and Nicholas - 7stories, ground floor retail, 260k sq. ft., 180 parking stalls
- 11th and Izard - 5+ stories, 175k sq. ft.
Three new residential projects, aside from the Hello Apartments (171 units) already under construction:
- 13th and Nicholas - 194 units, studies to 2 bed units, 8,300 sq. ft. ground floor retail, 115 enclosed parking stalls
- Millwork Townhomes - single family attached, 2 parking spaces per unit, 36 units total
- Millwork One - 6 stories, 17 luxury condos, 9000 sq. ft. ground floor retail, 68 enclosed parking stalls
