Found this Charlotte project on the net, I think it is exactly the kind of development we need on the swanson site. Teaser pic.

The Charlotte site is 3 acres and the swanson I belive is 3.5. The mixed use with theater, entertainment, and resturants would be perfect for the site. Maybe mix use the tower too, make the bottom half hotel, with the top being condo. Then connect the complex to the SW entry of Qwest with a skywalk over 10th and we'll be set. :) Now somebody just go build it already. :lol:

I would like to see a twin tower development on the site, with a hotel (Hyatt Regency for example) under about 15-20 floors of condos along 10th street, and then the second tower could include a stacked theater, with 20-30 floors of apartments and/or condos above it. Both could have retail/entertainment on the bottom couple floors.

I hope santa reads this forum. I've been really good this year and thats what I want.

Can you imagine if people on this site had enought money to buy the swanson Site and develop it. I still see that site sitting empty for a while, its seem to fall off of the radar.

With the proximity to the interstate, I think a tower is probably unlikely. With the proximity to the Qwest Center, I think a restaurant and bar is almost guaranteed to be included.

Maybe someday we can all get together and write up a business plan for the site. Pitch the idea to First National and take out a loan. We would all be business partners and I'm sure we would all be well off in the end.

Not to get off topic here, but I am currently working on a business plan for a movie theatre with a hotel above it. I'm thinking some condos above the hotel too, but I need to study that option more. I'll be contacting AMC and Douglas Theatres to see if any of them are interested in leasing a space downtown. Ofcourse this would be downtown and make an impact in the skyline, atleast I hope it does. It's a long time away from anything and I have a lot of work to do so wish me luck.

Might want to at least investigate the River East complex in Chicago. It's got an AMC theater, Embassy Suites, and residential. Obviously a little bigger scale than is probably financially feasible in the current DTO environment, but I'm sure some parallels exist.

Thanks Asten! That is what actually inspired me to do this here. When I visited a year ago my buds and I frequented that theatre quite often. It was a really cool theatre, I especially liked looking out at the city through the huge windows on the escalator back to the lobby. It made me realize how much Omaha really needs something like this. I believe it would be an entertainment destination and add to the entertainment venue downtown.

How is a tower by the interstate unlikely. Pretty much every city I've ever been to has had a few tall buildings next to a freeway. If anything a tower would be better because it would be over the interstate. This particular location would offer some great views of DT that aren't available right now. I don't see why some of you think this location is unsuitable for a tall building.

Any location in DTO is suited for a tall building IMO. Especially by a freeway, when I drive in to a large metro and there is a huge building towering over me near a freeway it is quite amazing.

I'm also at a loss on how being located by a the interstate hinders the odds of a tall building. I actually think the opposite, with a big mixed use complex, the bars, resturants, theater, etc would all be the ground level stuff, putting any hotel rooms, condo, etc up above the interstate. For the Swanson site, go big or go home.

The proposed 28 story marriott that was replaced by the hilton would have been just as close to the interstate on the other side. I don't think the interstate hinders height at all. In fact, I think it makes it more important to have height.
