Also, there was an interesting crane I saw when driving by the Applied site. I saw I think in the paper that they had a lot of trucks bring in some crane, but I've never seen anything like it before.

I think they took the cue from Aksarben Village by putting 4 large parking garages in the middle of the blocks while maintaining street level retail. When I go to Aksarben Village, I always park in the garages now. It is so convenient during harsh weather - including 95-degree humid when I don't have to return to a car that is scorching hot.
I think the major flaw of Village Pointe was to put massive surface parking outside the "village" while the few store front parking stalls are always in high demand. I always hated going to Village Pointe on a cold winter day.

There were several cranes there the other day and steel is going up now. On the news this morning, they said the largest crane ever used in Nebraska is now at Applied Underwriters. I’ll look for the story in a bit.

Bringing the Old Market to West Omaha: Developer selected to create 'downtown' at Heartwood Preserve
That's a lot of apartments to stuff into the Row! The website states that they planned for 1600 multifamily units for the whole development. I know there were several other multifamily sites across the development, so that overall number should go up big. If they are planning for that kind of density, I am hoping for good connection to public transit.Lanoha will develop a "downtown" of sorts at the center of Heartwood Preserve, called The Row. The mixed-use area will include up to 10-story office buildings, 1500 apartments, a hotel plus local and national retailers.
"You've got kind of your big main strip where your national folks will go," Lanoha said, "We're going to have cool little alleyways for some of more the local, intimate restaurant folks."
Emanuel called it "live, work, shop, play".
"It's like bringing the Old Market out here to West Omaha," Emanuel said.
As for demand, Lanoha said they already have tenants on board for The Row, despite the pandemic. He said crews should break ground next year.
"We don't ever make decisions based on, you know, the next few months, next six months. We're looking at the next 10 years," he said.

You get the sense from the video, what the developer (Lanoha) is driving at- is when you are within the Row development physically, fully enveloped in it, you have no sense you’re actually situated within a location point in the suburbs..Rather, the same “feel” you’d get in a built up, urban development..in some respects, similar to the Old Market vibe..Like you’re within the heartbeat of the city..but yet still in the suburbs..

Whenever the video shows the flat land beyond The Row, it reminds me of the wide shots of the massive Roman Forum set in The Fall of the Roman Empire that show the expanse of Spanish plain it was built on. I've been taking walks through the area recently and things are coming along. They have started to dig for a pond in front of Valmont at 150th and Dodge. They have also started putting in the windows. I'll have to grab some snaps when I go over there next.

The Valmont building is looking good, better than the renderings. It sure seems like west Omaha along Dodge is getting alot of new office space right now. I’m still concerned about this development hurting downtown office space leasings.

Largest crane ever used in Omaha utilized in Heartland Preserve Development

Looking down the center (west to east) of what will be "The Row"

It is my understanding they will preserve and repurpose the old barn from the Boys Town farm, which will anchor the park on the east side of "The Row".

Construction stalls on anchor project at Heartwood Preserve site

Also, I think this is an updated development map:Construction is about to stall on a roughly $200 million anchor office project at the Heartwood Preserve site, in light of the COVID-19 crisis.
California-based Applied Underwriters, a national workers’ compensation insurer, confirmed that it is suspending construction temporarily in part to “protect” workers and suppliers involved in building its new office complex on a 50-acre stretch southwest of 144th and Pacific Streets.
Bart Emanuel, Applied’s director of development and construction, said the pause, expected to last 90 to 180 days, also will allow a reassessment of the original design, which featured wide open spaces without interior columns.
He said the footprint, or size, of the complex — about 260,000 square feet in just the first phase — is not expected to decrease.
Jeffrey Silver, a company attorney, noted that Applied is about $80 million into the project and dismissed any notion of long-term derailment.
“We’re going to finish,” he said.

This project stall is certainly a bit of a surprise and not good news..
The W-H article also mentions that Applied is already $80 million into the project.. I can’t imagine it’d be dead in the water, so I don’t think it’s “gloom and doom” time as of yet..
But this news certainly gives some cause for pause for the entire Heartland Preserve project..
Another load of shade the year 2020 has thrown at us...

They've already put up a good amount of steel. I was planning on trying to get a shot here soon.
It seems like maybe they just need to re-examine their design after what we've witnessed with covid. My place of work still hasn't re-opened the building and I heard they've had to reprogram the elevators to only take two up at a time.
It would be smart to make tweaks now before getting too much further and it being much more expensive to address.

I had high hopes for this project to inject some much-needed density into this part of Omaha, and possibly set an example of what can be done to slow-down the continuing march of outward sprawl. I’m not ready to “gloom and doom”- perhaps it is what they’re intimating in the W-H piece, and reevaluating their building design (and everything else for that matter) due to the current pandemic situation.. Applied is certainly allowed to do that..but it is unusual, $80 million in, to bring the project to another halt.. These are crazy times though..
I still have good hope the Heartland plan will continue ahead. I stated in a post here awhile back, I think pre pandemic, this development would take 10, possibly 20 years to see a near capacity build out. I still hold to that...

Lots of open spaces without structural support? I bet that this is the alarm bell. They are likely looking at unsubleasability with lots of open atrium that no one is going to support if they don't have lots of workers locked in cubicles that need somewhere to stretch their legs. Move that design to a more closed space and have a lot more rentable spaces for office hotelling.

I forgot how much fun it is to track these developments in the Omaha area. The key thing to remember about the Heartwood project, is there are multiple areas of construction already in progress..
The Allied delay is not a cancellation.. It is a delay..
As I’ve stated previously here, Heartwood is a plan likely close to 20 years in the making before finally completed. We just need to be patient with the process...

Anyway, I was super impressed when I was home over the last week and saw all those cranes rising up on pacific. It's super encouraging to see this development progressing, even with some slowdowns.

The high-ups of this company are not the most concerned with making good business decisions on some fronts. Kind of like ConAgra CEO just wanted his big house in ChiTown and so they packed up the whole company and left. It’s more of what they want and not what they need.

Here's the initial plans for the residential district of single family homes and townhomes west of the high school. Some key facts, there are 235 lots, several interspersed green lots/parks, and alleyways for most of the residential units. One minor detail which will add to the walkability feel of the development as a whole is that the residences on Applied Parkway are currently oriented to front the street.

Just like the Riverfront Development plan downtown..This Heartwood Preserve development will be a game changer for west suburban Omaha.. We just need to be patient, as the overall development will like take more than 10-15 years to see overall completion...

On second look, a lot of those lots front the parks. This looks a lot like Sterling in Denver. I love to see alleys becoming a thing again.

I dont think you will see the Applied project at/near completion for years. They are apparently in a lot of trouble with insurance regulators. Thats why their corporate campus came to a screeching halt. Its not due to Covid----just look North a mile to the Carson development.
