Mancuso Dental just moved in to the last building on the corner. They own it too, so it’s not like they would be forced out at the end of a lease.
That's good, I wasn't aware of that.
So you have the dental building on the west and the Jimmy John's on the east, but the former Geo's building seems unused or underused, the old 20's is gone, then the two buildings that are butted up to the dental building seem underused.
Either way, the old Geo's building and the former 20's lot would make up a substantial redevelopment opportunity (whatever that means )
I continue to think in general most of the area won't be redeveloped to residential, much to many forumers' dismay. But who knows, it continues to be seen.

Owner of that lot, the 20's lot, Jimmy John's lot, and the car repair lot, is the same.
LOL, I just looked at the assessors and discovered that same thing only to come here to report it and see that you already have.
It appears all those buildings have been owned by a single entity since at least 2015. So nothing really new, but it is pretty interesting that they own that whole corner. So if something were to happen it could include all of that land/buildings stated above.
This is another example of some development that could follow Crossroads. Lots of parcels in the area that could see an upgrade. Think it's going ot be interesting few years.

They were tearing down the strip mall today.
Is that the one directly west of Jimmy John's?
I went and saw this myself and yes. So, same owner of all those properties SE of the old 20's. one of them just torn down. I can only assume the same thing will be done with the Jimmy Johns and the car repair shop over time, making for one big lot. Whether it would be a cool residential building or ultimately something on the disappointing side would remain to be seen. But I'd say there's definitely some sort of plan getting ready to be executed here within a year or two or three that includes all those five lots.

At one point I read where that Jimmy John’s was the #1 sales volume leader for the entire JJ chain. I doubt it will be closing anytime soon.
That doesn't necessarily mean the owner of the property cares (unless they are able to charge JJ's mega rent since the store means so much to them)... Unless the owner is somehow affiliated with Jimmy John's. And in that case, I could see them building a new location somewhere on that corner. I mean the building is pretty old itself.
I think we'd be able to have a better idea what could happen here if we could find out who "MILLARD PROPERTY HOLDINGS LLC is, or who they are affiliated with.

Yes, but is owned by "MILLARD PROPERTY HOLDINGS LLC" as well as all the other lots mentioned earlier.
Title is held by a Delaware LLC with a local NE office at 13030 Pierce, with a State office in Lincoln at Nebraska Title Properties filed in April 2014.

Yeah I saw that but it doesn't really say anything.
Only thing we really know so far is that it has been the owner of those 5 properties for at least the last 5 years and that they recently tore down the Geo building. And the old 20's lot.
There's definitely smoke on this corner. I don't know about anything good, but the signs are there for something to happen.

A Rocket Car Wash is going into that really old Arby's parcel on the east side of 72nd in that same area. It was used car dealerships for many years.
Busguy2010 wrote: Sun Dec 06, 2020 12:02 am
It's been gone for ~ a year. I was surprised to see Geo's had moved. Essentially that bank of building is vacated from the Geo building to 74th. Maybe we'll see something brewing here soon. Hopefully not a car wash

Heard Mancuso has now also purchased the building to the east (7333 FARNAM ST), no changes are planned and the current tenants of that building are staying.
We were going to go to the Jimmy John’s at 72nd and Farnam, and there was a sign on the door saying it was closed. So if they are going to redevelop this block, the next piece has fallen into place.

Lol, I did the same. Though, the sign said 'closed today' so I wonder how true that is.

Reasonable point, I suppose it could have been staffing issues. We’ll have to wait and see.

They are prepping Firestone for demolition.
Lots of razing going on by this property owner. Like I mentioned earlier, that whole SW corner is owned by the same entity, so it looks like the plan is to free up all that land. Would be a lot of land to develop. I would assume the Jimmy John's is a dead man walking as well.
Question is, what could it become? Will it be some huge super cool apartment complex, or something lame like a car wash or a department store? Time will tell.

Looks like they are using the proceeds from the Millard Refrigeration sale a few years back to invest. No clear idea of their plans from their site.
Good intel. These guys have experience in temp controlled storage. I know there is a already a storage place right there, but with a lot of apartments being built in the area, maybe they build a large storage facility, like Dinos.
That would be funny. Just a warehouse kinda like the storage place next door or pretty much all the surrounding buildings. I wouldnt be surprised. I know many of us here would like some super awesome development project, but the way things have been going with the carwash and the Floor & Decor, I'll keep my expectations low.
I know the city had some master plan for the area that pretty well turned the whole area into Aksarben Village by tearing out all the existing retail, but in practice, it seems like that won't happen.
Just had a small thought. With all the talk of the library potentially moving, this corner could be a fantastic fit for that, if moving it actually is the plan, if the owner eventually plans to turn it over to somebody else.

I briefly had that thought, but since it is an investment firm, I think they would develop it into something for profit. Just my 2 cents though.

I mean if the city gives you good money for the land, you can just take that extra profit elsewhere.

Right, what I'm saying is they could just be clearing and holding the land until a potential buyer comes along. They might not develop it themselves. So the city could come along and buy the lots from them (or anybody could) for profit to the current owner, plus they wouldn't have to develop it.
I like how we've all tried to find out what's going on here, but to not much avail. But there is definitely a plan here, exciting or not.

I saw an oddity there today. The driveways to the empty lot have barricades. No big deal except the barricades are marked NFM.
Didn’t NFM have it full of trailers when they were working on the floor and decor store?
nativeomahan wrote: Tue Apr 11, 2023 7:32 pm
Does NFM own The Floor/ Decor store? I didn’t know that.
One of the NFM LLC's owns the ground, so I would assume Floor & Décor leases.
Yes, its a ground lease... Another fun fact here is that this parcel is one of those "development zones" where Floor and Decor collects an extra 1% sales tax (or something like that), and then the city pays it back to the developer - NFM. 2 fun side effects for NFM - if they sell the same product for the same price, Floor and Decor is automatically 1% more expensive for the customer, Secondly, NFM, by virtue of the rebate payouts, gets to know exactly what F&D's revenues are on a quarterly basis... Pretty sweet setup for NFM.

Maybe time to rename this thread? Every time someone posts here I keep thinking 20's Showgirl is being resurrected.
