The Hinge Flats (77 & Park Drive Ralston)

Post by ita »

https://www.omaha.com/sarpy/ralston/ral ... 875ab.html

Ralston is trying to develop a city owned parking lot in old town Ralston, right on Park Drive, between 77th and 76th, into multi-family housing. Jerry Reimer's Urban Water's group will help develop it, if negotiations go through. It would be a nice project for Ralston.

This could be another testament to the development power of those commuter lines. First the one in Elkhorn and now this one. Both within walking distance of the stations. The lines are nothing more than an idea at this point and they are already spurring development! Imagine the kind of developments that would go up when the lines are running. The development power of these trains is amazing - and we're experiencing it first hand.

The 36 unit apartment community in Ralston, Zhev's Place is in progress. Dicon Construction, Urban Village & trb architecture are all on it.

Where did pull the image? The Hinge is one of my most anticipated developments in the metro.

I did the civil work on this project. While I have done lots of apartments over the years and several urban type projects, this one was definitely unique. Its going to be cool to see it all come together.

It was buried in a Ralston Budget thread in the government section. Most people probably didn't even see it. I took these posts and also another Ralston project and split them out in to their own proper threads in the Development section.

Re: Zhev's Place (77 & Park Drive Ralston): Correct Architect Credit

Post by Dan Parolek »

I just want to make a correction to this thread: My company, Opticos Design, is the Design Architect for the Zhev's Place project (https://opticosdesign.com/work/zehvs-place/) and TRB are the local Architect of Record. I am a native of Columbus, NE, so I am super excited to see this project getting built in Ralston! We also lead the master plan and architecture for Urban Waters' Bungalow on the Lake (Prairie Queen) project in Papillion. Any questions, feel free to email me [email protected].

Yes, this is a good residential development. It significantly departs from Omaha's (and the US's really) current mulitfamily big box developments. I am glad MMH type housing is happening right here in Omaha.

I was about to say the two projects look strikingly similar. Looks to be a definite asset to the area though in any event!

Is it "Zhev's" or "Zehv's" ? I find it both ways in several places.
Either way it will be listed near the end of any apartment search right below
Zadina Land Heights
Zag Apartments
but possibly before Zenith Arms

So these things are going up fast. Here is the apartment listing. Prices are not too bad considering the size and new-ness of the project.

Ohhhh I love those. Goes to show that you can build new dev buildings with nice traditional old school architectural elements.

I think the south side that faces the street looks great. I am not a fan of the view from the triangle with the gazebo. The gable roof and house siding look like a row of hearthstone homes from the late 1990's and early 2000's. I know it would have increased the cost, but I wish they would have gone with flat roof and different siding material. That said, overall a great infill project.

It looks great for sure, especially considering the relative suburban-ness of Ralston so far.

If I were looking for a place in the area, the only real con is the electric range.
