I contacted the real estate agent listed on the site. Surprisingly, she gave some details about the project. The construction costs are much more than expected, so the original price tag of $75 million per the spring 2018 articles about the project are now inaccurate. I am sure construction materials and workers are more expensive now. Anyway, all is not lost, at least according to the realtor. The developer is still planning two buildings, however, almost all the units will be apartments. One of the towers may have two stories of units for sale.

It had been marketed heavily on the Heartland Properties website. Now it has been taken off. They may be representing them, but not as condos. That is what I meant.

Project as proposed is dead . On the CB city council agenda is now a proposal for one building. Up to 210 apartments and 24 condos. 13 floors built on top of a parking structure. Construction is to start in July, 2020.

Maybe that's how we get some more high rises in the city, propose two, one gets built. I am glad they are not abandoning the tower concept completely. Obviously, condos in that price range are not popular enough.

If even one tower gets built that will be a huge deal for Council Bluffs. I thought the original plan seemed overly optimistic. Heck we all know the problems Omaha has adding any height why would Council Bluffs be able to support two new highrises.

The two towers was definitely ambitious, but like you said I am glad one is getting built. I've always wanted another tower or two on the Omaha side next to the Riverfront condos towers, but one on the Council Bluffs is great still. Maybe if the first tower garners enough interest, the other will eventually be built.

Here are some details taken from the last City Council agenda concerning the tower project.
Developer acquires Block 1 of River’s Edge Subdivision (75,118 sq. ft.) for $751,180, which is approximately $10.00 psf.
The building will include a single tower with parking on lower levels and approximately 13 floors of residential.
The mix of residential units will include up to 210 apartments in the range of 700-1,300 sq. ft. and 24 condominium units averaging approximately 1,000 sq. ft.
An outdoor amenity deck will be included for residents.
The company expects to initiate construction by July 1, 2020 and be completed by February 1, 2022.
So, I have a couple questions about this that some of you more knowledgeable members may help me answer. With approximately 224 units and let's just conjecture that average unit size is 800 sq. ft., to be conservative, that is just under 180,000 sq. ft. of residential space. Divided by 13 floors, that means each floor has approximately 13,780 sq. ft., if you don't include hallways and such. This will be a pretty bulky tower, right? If it's somewhat square, than it be have a footprint in the are of like 118 feet x 118 feet. If the new single tower remains true to the original rendering, meaning the tower will be more rectangular, than footprint would be like 200 feet x 70 feet, which is similar to the OWH building, again according to google maps.

Based on google earth measurements of the Riverfront condos, this Council Bluffs one will have double the footprint, easily. So, with that foot print and a couple additional floors of parking, this should be a substantial tower, right? Or am I missing something?

Honestly, until the developer actually breaks ground I don’t think that any of us will have much of a clue.

True, here's to hoping they hit the July 2020 construction date. With the new proposal, the developer is not needed to sell at least half of the for-sale condo units to start construction, and there are a lot less of them.

Belle’s Play Garden will sit on a 2,000 square-foot area at the park, with “interactive play elements in vibrant colors and patterns that represent the Missouri River and unique topography of the bluffs,” according to the Iowa West Foundation, a funder of the project.

This project is part of the Go Play initiative co-founded by the Knudtson-Tomasek and Davidson families, according to organizers. Dusty Davidson and Rick Knudtson are the co-founders of Flywheel, a Nebraska tech startups, and the families have teamed to commit $200,000 to the project. The Back to the River organization will contribute $100,000, with Iowa West matching those funds with $300,000.

Where is this going to located? Near the community building at River's Edge?

I have been trying to keep track of any progress, but have not seen any further updates. Construction hasn't started, at least when we were in the area during the last week of July. Anyway have info of Moselle, or whatever it's called now?

Based on the rendering, it looks like the playground will be just to the east of the community building. When I was down there a couple of days ago, there was still no progress on tower construction.

I thought I saw financing for the towers wasn’t there.

They are doing ground work on an empty parcel of land there. Looks like footings had been poured

On the City Council agenda this next Monday is The Tower. Purchase of the property by the developer in the spring and construction starting in July , finishing in December 2022. 210 rental units and 24 condos. If at least 12 condos are presold, the developer can market the others as rental units.

Agreed. Something of height on that side of the river will help the overall feel of the core, I'd think.

They are building to the east of the live, work apartments. More units. I believe 3 story.

I just reviewed the video of the January 25, 2021, meeting. They did not talk about it because there was still discussion needed with the community, or something like that. It had been continued from the January 11, 2021, meeting by request of the developer.

Sweet, this is a very nice surprise. I love the the observation tower has some nice design and it's not just utilitarian. Here is a more direct link to the conceptual renderings: River's Edge Phase 4. This will absolutely solidify the Riverfront a destination for the region. I am hoping we get an update on the condo/apartment tower soon.

This should really help push residential desire closer to the river on the Omaha side. If you could walk to such a cool, unique park in 5-10 minutes that would be awesome.

Per the presentation, they have raised $44 of the $47 million for the proposed project. They are very close to being fully funded, but in any case, they will have something as good or close to as good as the one shown in the renderings.

Assuming "Provides an intimate experience with nature" means cleaning up all the homeless camps in said forest?

:lol: Been an issue for like 20 years (that I know of, maybe time immemorial...). I don't know if there is an easy solution aside from a constant law enforcement presence?
