That old car dealership was one of the ones I thought could easily go soon. It used to be an Arby's long ago. Actually that whole strip including the Gamer's building could easily go, maybe even the McAllister's and The Annex apartments. The most available areas I think are what you said. Pretty much anything that's not new on both the northeast and southwest corners of 72nd & Dodge. Those are the ones I'd think would be first to go at least.

LOL. With all the talk we've been having of de-suburbanization around Crossroads, it's gonna be a car wash.

Hey, I'm personally okay with it. Better use of the lot than what it currently is.

But it does include the rental car place (Enterprise last I believe) that I was talking about. :lol: Just shows what an .... opportunity there is in that area.

Those lots aren't very deep, it is hard to put anything in there.

I don't know if this is news to this group, but it will be a Rocket Carwash, a company that is owned, at least in part, by City Ventures - the same group that has done a fair bit of development in the past few years.
Apartment developers are the worst.

Will this redevelopment include a makeover of the wood retaining wall? I can't see that being up to current building codes.

Who's responsible for the wall? It goes on for quite a bit. I lived in that neighborhood growing up. I remember that piece of land when it was Arby's. That wall has been there since at least the 70's.

The homes behind it have a great view west.

From those planning documents posted above, the wall is on the Development property, so they are responsible for it.

That said, there is a note on the wall on those documents but I can't make out what it says.

That intersection backs up with all the Starbucks and Scooters traffic every morning.

Exactly. And then you can't get in to the parking lot too, so you have people waiting to get in and out of the scooters / starbucks lots. Same at lunch.

I know that is true, but if they approve it, I agree with the others, it's going to make that area even worse.

The shape of the lot is a huge challenge. Hard to see how you would have an efficient carwash design if the access was from 72nd, and of course the business doesn't want to limit their potential to the one-way traffic. I wish it would have included the whole mini block down to Howard which would solve all the issues.

Considering how the traffic builds up on Saddle Creek in front of the Russell Speeders on nice days, I'm sure the city does't want to give them access on 72nd. I wondered too why they didn't include the whole mini block.

I, too, thought it would be better if they could have the lot on the south end as well, but maybe that owner didnt want to sell. Plus it is designed linearly and might not have worked to have a second entrance. To me it looks like its possible for most of the queuing can be done on the property itself... But I agree, the additional traffic will be a nightmare.

This reminds me of trying to run any errand in Lincoln. Let’s not follow their lead on creating the most problematic traffic setups possible😂

This is an Area of Significant Importance
so this property being rezoned could make this area nicer.

That was my thought as well, because of the dual exits.

Haven't been by there in a while... Anybody know when the current tenants are due to vacate, and when we can expect to see the buildings come down?

Also Id have to think there must be a pretty strict standard about what has to happen to the wall before anything else can be done. I assume they will have to build a wall the likes of the one UNO built for their parking garage on the SE corner of 67th & Pacific. Can't imagine they'd be allowed to keep the current wall.

There is a link in the first post with the site plan. It is at 72nd & Farnam. Probably just more recognizable to a broader audience to say 72nd & Dodge.

I saw that, to me it looks like the building at Farnum will be removed.

The carwash plan is idiotic and the plans all over that intersection (the genius Starbucks+game shops+restaurants with no parking = constant car accidents) will wreck that area. The home owners right smack dab there are infringed on immensely, and the construction and long-term results suck. No amount of pretty landscaping with more walls change that. It's a garbage game plan.
