Speaking as a condo owner, yes, we pay property taxes, plus utilities and our HOA fees. For our fees we get gated security, a swimming pool, lawn and pool maintenance, maintenance of all common areas, secure parking and trash services.

Yes, they are hard to sell. Took me months. And on top of that it almost fell through at the last moment because many banks don't do loans for a condo.
In addition to utilities, and HOA fees, do you also have to pay property taxes on a condo? Same tax rate as a house?

Yes. Not sure about the tax rate though. It was part of the escrow.

Midland Business Journal just reported that Wohlner's has new owners, a husband and wife duo, Bob and Dianne Kimball. Bob was the general manager the last few years and purchased the business from Mike Schwartz, third generation owner. The Kimball's are locals and have made a lot of changes to the business including online ordering, starting an employee 401(k), and changing up some of their products. Bob apparently has been in the grocery business for 40 years, so I think this Omaha institution will be in good hands.

Restaurant with Latino flair coming to Midtown Crossing

Omaha native Joshua Martinez plans to bring a taste of his heritage and family recipes to Midtown Crossing, as he opens a new restaurant called Pa Más.

Martinez, formerly a manager at Cantina Laredo and other restaurants, hopes to start serving food and drinks in March in the 7,000-square-foot space previously occupied by Black Oak Grill, which closed in March.

I think it will be a good pivot for the long struggling inner retail circle at MC. Filling these empty bays will provide paying tenants and additional day time population. It will be an interesting time for Midtown with both MC and the Kiewit HQ opening up a lot of 'speculative', Class-A office space.

Another interesting point from the article is that MC condos are allegedly 88% sold.

A national bank opening a branch in Midtown is a good sign. Hopefully this continues on the momentum the development had that got sideswiped by the pandemic.

Is the only "real" Chase Bank in Omaha located at Aksarben Village? I had to Google branches since I've never personally seen one (living out SW near Gretna). Everything else came up as ATM Location/No Branch.

Yes. From what I understand, Chase plans to open multiple branch bank locations in the Omaha market (8 total I believe) plus a couple in Lincoln and I think one in Lincoln has been open for almost a year now...

Just a thought as I came across this and SNB closing. Is there a separate thread for just bank related news/rumors? I think that could be a hit.

About Chase....excited to see something more national arrive. Being in banking, I heard for a couple of years that Chase would come to Omaha....but was hearing that for about 10ish years.

I still like this development, I know the retail bays have struggled with occupancy, I’m not sure about the condos. But it’s a unique development for Omaha. And adds substantially to the midtown area.

I like it too. I think it’s struggled in part due to the price of the residential units, which don’t seem inline with the market, and lack of surrounding density. Hopefully with the interest in Blackstone these days both of those issues will ease. Blackstone and Midtown Crossing are poised to play off each other well.

On this last Grow Omaha show, a couple people from Midtown Crossing were interview by Jeff and Trenton. A couple new restaurants are nearing grand openings, Smokin' Oaks, a pizza place, and Pa Mas, a Mexican/Hispanic/Latin restaurant. 90% of the condos have been sold. There was an interesting tidbit that some condos are being bought by people that already own a condo there. One guy bought a unit across the hall just to use as home office space, others have bought for family, either for parents or adult children.

I noticed that both of the midtown crossing reps kept emphasizing how “safe” I was to live at midtown crossings. I’m assuming this has had to become a part of their pitch to potential buyers who are used to the suburbs and may have opinions about urban living.

Oh absolutely. I would be interested to know how many condo buyers transitioned from the suburbs, and other demographics of MC condo buyers.

I'll be honest - I'm surprised it's that high (which, hey, that's great!). If there are only a handful still available, I'm curious if an announcement of Project NeXt would initiate Midtown Crossing Phase Two? If this is supposed to bring 8-9,000 jobs, it probably wouldn't be tough to find a small percentage who'd be interested in purchasing a condo down the street?

I always thought the streetcar would be the catalyst for Turner Park East, but Project NEXT should push that area into redevelopment. I would not be surprised if any future development in Turner Park East has similar massing to MTC or the recently announced Blackstone project.

Unfortunate news as I was there probably once a week, with my office being right around the corner -- drive thru line was always busy around the noon hour. But I imagine a good chunk of their business came at lunch, and the past year hasn't been kind to any restaurant that relies on a lunch crowd of office workers.

I like that Mutual was trying to clear the land for easy development, but I hate seeing all the inactivity and large swaths of vacant land here. Hopefully with how well the economy has been something (prob apts) can be developed here soon.

You're right, it's under indefinite hiatus. However, it is still a prime area for redevelopment and MoO owns a lot of the land that could be redeveloped including the parcels adjacent to this Runza. I wouldn't be surprised is MoO purchases this property. I also don't think it is a stretch that Turner Park East will be developed along side UNMC's ProjectNext. It is already a fairly dense residential/mixed use district that could support additional growth and is easily accessible to the UNMC campus (5 minute by car, 10 minute bus or bike ride, about 30 minute walk). Getting that Runza property would help any future development from a design and planning standpoint.

There are plans for expansion of the midtown crossing but there are other developers that have interest in the site, Including me...
