An IKEA would never fit at Oakview. They'd be much more likely to locate down by Giles and I-80 near the Cabela's and Costco if they landed anywhere.
IKEA is experimenting with a store format without showrooms and without the meatball restaurant. I assume they're launching this format to expand their footprint to new metro areas? Or maybe they're just trying to expand to more urban areas with a more compact footprint. Either way, the financials probably work better for us to get a warehouse-only format of the store.

Ikea will never go there for access as you mentioned. They would certainly fit if you are implying size. They are a multi-level format Oakview has a little over 859,000 sq ft of retail per their own documents. A google search says the larges IKEA is 640,000 sq ft and the typical store is 300,000 sq ft
Kansas City is 359,000 sq ft
Minneapolis is 336,000 sq ft
On a side note, just a warehouse without the meatballs... why bother.

I don’t see Omaha getting an IKEA for a long time, unless it would be some scaled back version, certainly not 300,000 sq feet.

They also would not take over unless you mean to tear down and start over.
The thing is, with IKEA, they basically cut off considering any metro to be “worthy” of one of their locations if it’s not close to 2 million in population. The Omaha MSA is 1 million..even throwing Lincoln in would still have Omaha falling short at 1.4 million.. So like nebugeater said, the chances of IKEA landing in Omaha are 0%. Unless at some point in the future, they decide to expand their national footprint into the next tier of markets.. Plus, I’ve heard from friends who’ve purchased products from IKEA and were not impressed with the quality..Hype is the word I’ve heard..
I don’t think Omaha is missing out much by not being “worthy enough” today for an IKEA location...

Oak View Mall puts Little Free Library in a vacant storefront
This is a nice alternative use in Oakview mall. We need more creativity in determining how to utilize this space.You’ve seen them in front yards across the Omaha metro area.
There’s one at Morning Star Lutheran Church near 84th Street and Broadmoor Drive.
And now there’s a Little Free Library in an unused bay at Oak View Mall.
It’s been there for a couple of months, and it’s being noticed, said Amber Bakken, the mall’s property manager.
...
Now the library has about 200 books that have been provided not only by businesses, but also by store associates, mall walkers, customers and community groups.

An associate at Dillard's the other day said that Dillard's plans to buy the Yonkers at Westroads...and remodel it to 3 stories...and move out of Oakview...
I honestly don't think Oakview will survive as a mall after Dillard's leaves.

Did Dillards own their spot in Crossroads too? Just curious. Well I heard it from a Dillard's employee that ...that is their long term plan to buy Yonkers parcel at Westroads and make it 3 stories...and get out of Oakview. Basically the plan is to convert Oakview to something else. I can't imagine that employee was well informed. Why on earth would Dillards make that store 3 stories? With 2 you are already sitting at about 200,000 square feet. If they do go to Westrods, I can't imagine they will do any major rebuilds to the artist formerly known as Younkers.

Dillard’s owns their Oakview parcel, so I just don’t see them closing it.. But, I can see Dillard’s opening a 2nd Omaha location as they may be under serving a 1 million metro population market..remember, for many years, there were 3 Dillard’s locations serving the Omaha metro including the old Mall of the Bluffs location...

If this rumor is true there is some positive to this. For instance, if the owners of oakview have some kind of redevelopment plan, they could buy the dillards building and end up consolidating ownership of a huge swath of the land. According to the county GIS, dillards owns a large portion of the land/parking lot on their side of the mall. All's left would be JC penny. One of the big hurdles for crossroads redevelopment was the fractured ownership of the mall and department stores.

Dillard’s at Westroads makes sense. Keep all the mall stores together at the only remaining decent mall in the metro. That would be good news if they moved from OakView to Westroads.

It would be nice to get the Younkers space filled by a true anchor like Dillard's. Would be awesome if it was a new to market one but it's hard to see any doing that in this economic market. It would be a cheaper way to do it vs having to build. If Dillard's does own their store at Oak View I think it complicates a move by them. And as I’ve intimidated in several posts here, it also could be that Dillard’s wants to add into the Omaha market by moving into Westroads. The marketing materials for Heartwood Preserve include an aerial view of Westroads with the major retailers named. Over the Younkers space it reads Dillard’s Coming 2022. The county assessor shows a sale record of that building for $13M in spring 2020 from the developer in Lincoln who owned it to an entity called Westroads Anchor Acquisition LLC. Certainly two signs which point to a tenant like Dillard’s.
I too strongly doubt the addition of a third floor. With retailers everywhere decreasing their square footage, there doesn’t seem to be an incentive to add to an already large anchor building. Go into most Macy’s and you’ll find one or more areas blocked off by screens in order to reduce the space. Plus that building already has a hidden closed off space on the third floor. The Jones Store used to have a furniture department. Younkers walled it off and used it for stock. All the display vignettes are just as they were when it was built. See the photos below.
Suppose we will have to see if this ends up being an addition or replacement for Dillard’s in our market. As much as I’d love to see two, it just doesn’t seem feasible. There might be two stores for a while, but with Dillard’s knack for clearance stores that could be the Oakview fate, or at least a step before closure. For example, Indianapolis at over twice our size is now down to two Macy’s after having five just a few years ago. Being able to hang onto even one department store these days is a miracle for any city, though I hope we prove to be the exception.

I don’t see the fact that Dillards owns the space as a huge impediment. They still pay taxes and various other fees to maintain the space. If it needs a renovation they may as well uproot to a significantly more active location and sell their store in Oak View. No way in heck will there be 2 in the metro. Omaha may be growing, but the department store market is definitely not.

Yeah it can depend on the viability of Oak View for shopping. I think if JCPennny were to consolidate to one store at Westroads. Dillard's would have to look at moving as well. Business model or not, I just couldn't see any reason in today's climate though that Dillard's would have add a 2nd store that close. I heard ikea is looking into building smaller stores in adjunct to Class B struggling shopping malls. Around 45 of them in the coming years. I’ve heard rumors of IKEA looking at locations in Omaha specifically Oakview but they are just rumors as of now

I don't think I've ever seen an IKEA that wasn't right next to an interstate offramp.

Agreed. If IKEA were to ever locate in the Omaha area, the most likely location would be Heartwood as it is located next to the West Dodge Expressway. Outside of Heartwood, Village Pointe, or Westroads, there really are not any large shopping centers located near freeways or the Interstate in Omaha (oddly enough given our dependency on auto transportation in this town).

I just read an article about Ikea's plan to open smaller stores, but it seemed like they would be in urban areas. The article stated 50 stores in urban cities around the world. In the US, LA, Chicago, and NY were identified as currently eyed cities. I would imagine Omaha is low on that list, and even if we were on a list for a smaller store, that format seems initially to be in urban settings.

I read the article regarding this. If it were to happen, Omaha landing a smaller IKEA concept store would be a major “get”.. In my opinion, Oak view is not a good location for an IKEA since Oakview is a pain to get to from anywhere but within the general Millard area. IKEA would be more likely to locate by Nebraska Crossing since it’s so easy to get to from just about anywhere and they could capture more customers who are just passing through and more people from Lincoln. If IKEA was coming and there was available land, I think Westroads area would be extremely attractive with access to 680, not to mention Dodge.

I’m just interested in knowing if Omaha is considered one of the 42-50 world wide cities IKEA would be looking to move into..
Regardless of where one would go, it would be a major, major “get” for the Omaha metropolitan area..currently sporting a modest (but growing) 1 million metro population...
