Thanks for keeping us updated on potential projects. It looks like there are a couple investment groups that own multiple lots in that corner. I am xcited for another project in this area.

Looks like the request was by the developer of the hotel that just finished up across the street so I would assume another hotel. The city should get the documents posted Thursday or Friday that will give specific details.

7 story, 95 room hotel with 7300 sf of commercial space. Renderings at the bottom of the doc, looks nice and will help fill out the budding density of this street.

You have to think that all of this density getting built up on Douglas that developers believe the street car isn’t too far off.

If that were only the case. I think the BRT and potentially massive growth of UNMC is pushing and going to continue push density up in urban Omaha within a few blocks of Dodge more than a maybe-sometime-in-the-future streetcar project. Streetcar Advocates were pretty consistent with news and updates, up until the end of March. I would imagine efforts for pushing a streetcar project are on hold currently in light of everything going on and the focus of finishing the BRT project.

“A new seven-story, $17.5 million hotel mixed-use project is proposed for midtown Omaha southwest of 44th and Douglas Streets.

The developer is Dan Marak of the Kansas City area, who recently opened another hotel, a 102-room Home2 Suites by Hilton, across the street from the one being proposed. Marak’s MH Hospitality has multiple other hotel properties in the Omaha area as well.

The half-acre site where he hopes to build his newest project is occupied by vacant houses and a small office building.”..

Eh I don't really feel great about it. I practically grew up at that corner cause of the Midtown Transit Center. All I really see is pushing people out, destroying viable existing homes, raising property values and property taxes, and bringing a bunch of pussycats into the city. I don't think this is a result of ORBT, as the other two similarly scaled projects on this block were in the books well before ORBT construction started.

If we want to have a strong transit system, we need density, and especially close to our transit nodes. This is why the current TOD plans are so important. This 95 room hotel will replace 5 living spaces (2 empty duplexes, 1 empty house). This hotel is in no way out of scale/character with the surrounding neighborhood. An investment of this size will increase property values (a good thing for homeowners and schools), but shouldn't affect property tax rates in any way.

Agreed. And as Louie stated, this development is not pushing any people out of current residences..

This is an important and Sharp looking development for the area..

Ok I didn't know that. But it does remove that opportunity for someone to live there on the cheap. Same deal with the ones across the street that were torn down for the other project. Kinda just speaking generally of the whole city, too. A bunch of old houses torn down and or vacant lots developed and jacked up in value for 75 North, Blackstone, and in the Park Ave area. I know they weren't great houses, yes. The lots could have been bought for less than $5,000, and at least in the park ave area, are now the locations of some $300,000 homes. Just wayy too valuable for the part of town they're in, jacking up surrounding values and taxes. Maybe not directly pushing anyone out today, but soon enough the phenomenon will take effect.

When stuff like this happens, I worry for other houses too. Like who knows what's gonna happen to the houses to the northeast corner of 42nd and Dodge. 33rd street, too. Lots of single family homes up there and I'm sure developers are already licking their chops and formulating plans. Don't get me wrong, I wanted ORBT, but my dreams were to see lots like those around the Park Ave stop developed, not to see 100 year old buildings torn down. I understand how it works, but I also find it kind of funny that the last lot standing on that block is the one that's just been a grass lawn for who knows how long. I was happy to see the old bank torn down and developed, and I'll be happy to see the Village Inn lot swept clean and developed, but it always rubs me wrong when houses are torn down.

Apparently, the buildings were not vacant:

Several tenants in a pocket near 44th and Douglas Streets were upset upon receiving a 30-day notice to move out of properties they rent. Their landlord plans to demolish four structures they live or work in to make way for a $17.5 million, seven-story hotel with street-level commercial bays.

Marcia Gustafson is among the 44th and Douglas tenants who said they’ve long figured their rented homes would be targeted for redevelopment. Close by is the University of Nebraska Medical Center, a fast-growing job magnet.

But she and others bristled at a deadline the landlord initially had given them to vacate by the end of November.

“We know we’re not going to stop it (development) from happening,” Gustafson, who uses an oxygen tank, told a reporter after she got the original letter. She said she needed more than a month to relocate.

After hearing complaints, the landlord last week sent a second letter — this time extending the move-out date to mid-January and offering free rent until then.

Though the proposed hotel east of Don & Millie’s restaurant was the subject of public government meetings as far back as July, the tenants said they were not told about the hearings. Language in city documents also was confusing, saying in one planning report that the properties involved were vacant and, in another, that residents were in the process of moving out (neither was so).

If only there was a way to keep track ...... with few exceptions most of the removed housing stock has been for removal of outdated and substandard housing that is cost prohibitive to bring up to date. Good housing in it's day but unable to stand the test of time.

I don't buy it. There's no way every house that was torn down wasn't livable. I don't mean "nice", but livable. A house doesn't have to be up to date to be livable. And it also doesnt have to cost $200,000 plus, or be replaced by a building full of $1,200 studio apartments. Also those comments are water under the bridge, not really worth revisiting.

Looks like a good project, glad that it’s at least 7 floors. Omaha has alot of Hamptons, they are a good consistent hotel brand.

The developer of this hotel was on Grow Omaha this past weekend. He hinted that this may end up 6 stories. Still fine tuning. Will start in the fall.

As fast as construction costs are going up, I wouldn’t be surprised if this ends up being four or five stories.

IMO that would be a very short sighted move. That location is going to be hot for decades. Dropping nearly half the rooms over 20 years wouldn't make any sense.

Actually cutting a project like this in 1/2 probably wouldn't be feasible. With the number of rooms that small there wouldn't be enough revenue....so I doubt that happens.
