I read in the OWH transaction listings Reimer Properties sold two apt complexes on Marcy St (3208 & 3115 Marcy St) to Duncan Land & Cattle LLC.
Hopefully nothing will change with those two buildings.

Full agreement. I noted, a business was declined a package liquor license. That’s probably a good idea as the area tries to redevelop. The apartment building getting renovated on the NE corner of Park and Pacific looks like they are doing a low-quality, cheap job. They are replacing large windows with the cheapest smaller windows they can find and it doesn't look good. Disappointing because the building was dated, but had potential.

It looks like someone put the plywood over the original window openings long ago. I'm fine with that too, getting tired of every project having to be the best, most exclusive, and most expensive anyway. Drive by sometime and take a look, I think it ruins any historical integrity. I don't think the current owners are the ones who put the plywood in the old window openings and cased in the smaller windows, or the previous owners, or the previous owners before that. It looks like something that was done long ago. Can't really complain about new windows that are put into the previously existing smaller openings. This past week's Midland's Business Journal had an article about InCommon's Bristol and Georgia Rows properties. The Bristol will be rebranded as the Hanscom Apartments and consist of 65 1 bed/efficiency units. Georgia Rows will have 11 to 12 units of 2-3 bedrooms. Based on the article, the renovation will cost $14 million. Construction timeline is 18 months from October, when they anticipate awarding of the tax credits.

Yes, I love the use of the odd parcel on the west end of the property for a community garden. I will be interested to see if there are some 2 bed units at this property and what the townhouses will be priced at. Uptown Properties is behind the Park Avenue/Midtown townhouses that sprouted over the last 5-7 years. The planning department suggested denial on this which is crazy to me. This would be a fantastic development and if we keep requiring parking spaces and big setbacks we'll always be a car dependent suburban hellscape.

Son of a gun, you're right. That's bogus. I’m not the biggest fan of this. I think it looks pretty bland and they don’t mask the parking that well. I also don't like it on long buildings such as this when they stick one door on one end of the building and leave a long, blank wall at ground level elsewhere. No windows. No doors. Just wall.

You're right; it's the Landmark's data center in Midtown. I don't know how you mask the parking any more, particularly since it would end up taking spaces and planning board already doesn't like it because there's not enough parking. It baffles me why developers insist on large apartment buildings instead is say a series of four-flats. Not to derail the thread but I was curious the other day how cities in other countries build large, horizontal apartments into the modern urban fabric and the common factor seems to be that they break each building into sections containing maybe a third or fourth of the apartments and a front door that provides access only for the apartments in that particular section. So it funtions like three or four smaller apartment buildings rather than one long, unwieldy one. And I think why we don’t do this so much in Omaha and many parts of the US is that apartment developers seem to have a delusion that their buildings need a central lobby full of amenities to sell units. That or it’s cheaper and easier to design one behemoth of a building than what I described above and the city doesn’t have any ordinances saying they need to put forth specific consolations for urban design.ita wrote: Mon Aug 02, 2021 9:05 amYou're right; it's the Landmark's data center in Midtown. But I digress, I agree with the planning commission that this thing is out of context. Without knowing the numbers, I would think a series of row homes and four-flats should achieve the same return the developer wants while achieving a better level of urban design.

They updated their plans to incorporate underground parking. It's still 82 units, but the northern parking lot is gone. It will be interested what they do with the norther half of the project.

I guess if you have to make more parking here, the garage is better than a large lot.
