Former Duds 'n Suds (4002 Dodge)
This is the location on the backside of the Subway at 40th and Dodge. Looks like there is some construction or work going on there today. Could just be routine maintenance, but I'm hoping it might be something real - anybody have the inside scoop?

Oh man....here's hoping it's something new. That thing has been an eyesore on Dodge for YEARS.... . Even if it's a fast food place, that'd be better than the rotting building that sits there now.

I hate to say it, but this is pretty much a perfect site for a 5,6,7,8 story apartment project.

Yeah I know. I'm all for the look and feel of progress and stuff, but the reality is its all over-priced and totally flips the dynamic of whatever neighborhood it happens in.ita wrote: Tue Aug 10, 2021 6:50 pmYou hate to say it, but Dodge west of 36th and east of 52nd is littered with sites like this.Busguy2010 wrote: Tue Aug 10, 2021 6:25 pm I hate to say it, but this is pretty much a perfect site for a 5,6,7,8 story apartment project.

This corner at 40th and Dodge has quite a bit of merchant turnover history..ita wrote: Tue Aug 10, 2021 6:50 pmYou hate to say it, but Dodge west of 36th and east of 52nd is littered with sites like this.Busguy2010 wrote: Tue Aug 10, 2021 6:25 pm I hate to say it, but this is pretty much a perfect site for a 5,6,7,8 story apartment project.
Those of us old enough to remember, even until the early 80’s (at least through 1983) there used to be a Church’s Chicken at that spot..then, after Church’s pulled out of the Omaha market, by about 1990, there was a Popeye’s Chicken there for a number of years- that Suds shop right next to it’s used to sell sub sandwiches too if my memory is correct..
In any case, I’d like to see Church’s Chicken re-enter the Omaha market..and I think that original spot would be a perfect, even better location today, than it was 35-40 years ago.. nice to dream right?

Off-topic, but this thread regarding the 40th and Dodge area totally reminded me of when my brother and me would feed aluminum cans into a Golden Goat machine and get a little bit of money for them waaaay back in the 1980s haha. There was one on the south side of Dodge in the parking lot of what is now the bagel place.

Agreed. However, my personal opinion with that stretch of dodge is that there are so many under utilized lots that the general feel has been kind of drab and sad for several years now. I hope there is a lot of infill activity in that area, particularly as UNMC/Nebraska Med is built out.Busguy2010 wrote: Tue Aug 10, 2021 8:50 pmYeah I know. - Empty lot that has been for sale on the south side of Dodge east of 38th street
- Payday Express lot on the SE corner of 39th
- Vacant lot on NW corner of 39th
- Subway and Brueggers Bagels don't need free standing buildings on Dodge
- Village Inn at Saddle Creek
- Last but not least, Young Kim's gas station

- Subway and Brueggers Bagels don't need free standing buildings on Dodge
- Village Inn at Saddle Creek
Am I missing any?
- Last but not least, Young Kim's gas station
- That empty lot is primo for a rowhome or small apt building
- Is that the current 50 shades of green? With marijuana legalization on the 5 year horizon (hopefully) I don't see that going anywhere soon.
- Holy cow drop a 5-8 story building here, please.
- Agreed, but I'd definitely rather lose the Subway than Bruegger's
- That's a funky lot with the SaddleCreek on-ramp butting up next to it. Also, Abelardo's seem to succeed even in strange locations and they've recently moved in here.
- In reality, the entire stretch on the south side of Dodge from 48th St to 46th is ripe for redevelopment. Too bad the 8 story apt building plan fell through.

Re: Former Duds 'n Suds (4002 Dodge)
Yeah, the only one I had business commenting on is the Village Inn. It will be an Abelardo's, and if it is anywhere near as successful as all of their other locations, they may never leave. And actually, due to the location and the fact they kinda broke the mold by taking such a large building, I'd suspect they see that location as their future "crown jewel".
Also, where is Young Kim's? Young Kim's Auto Repair in Benson is my mechanic. Are they related at all?
Anyway, I'm more of the opinion that things should run their course before we talk about redeveloping lots. Such as I understand why the subject lot could be redeveloped because it had run its course. The Subway, Brueggers, and Mega Saver all seem to be doing fine. The lot that really is ripe is the NW corner of 39th & Dodge. It has been an empty lot for how long?
Finally, I didn't know the old Payday advance became a 50 Shades of Green. It would make for a very cute little weed shop if it were to become legal any time soon (BTW, I don't do that anymore, but I think I'd have to go to one of those places once if it ever becomes legal here).

The Young Kim's was on 46th and Dodge, I'd have to assume it is/was affiliated with the Benson location. And yeah, 50 shades of Green would certainly be getting some of my green for their green when legalization finally happens.Busguy2010 wrote: Wed Aug 11, 2021 5:23 pm Yeah, the only one I had business commenting on is the Village Inn. Ohhhh, that was the former Sinclair on the SE corner of 48th & Dodge. I drive by it pretty often, but never really pay attention to it. I just ran the report on that lot and it was bought by Young Kim in 2006, but I have to say I never really remember it being active since then. Did it ever gain any traction post-Sinclair-ness? Anyway, it seems like its been dilapidated for quite some time, so maybe he is just sitting on it waiting for a redevelopment sale.Louie wrote: Wed Aug 11, 2021 5:49 pm \The Young Kim's was on 46th and Dodge, I'd have to assume it is/was affiliated with the Benson location.

He said "They are some big, ugly red brick buildings"
...and then they were gone.

I read today that apartments are being built on the long vacant lot on 39th and Dodge. Not sure of the design but can't be much worse than the current eye sore.

Re: Former Duds 'n Suds (4002 Dodge)
I can top that memory, in terms of history at least. Back in the 1960s my kid brother and I used to get our hair cut at a barber shop located in the now long gone business strip on the NE corner of 40th and Dodge. Afterwards we would walk across Dodge Street to buy a pastry at Kauffman’s Bakery, located where MULA is now. I was about 10 -12 years old.jag42 wrote: Tue Aug 10, 2021 11:23 pm Off-topic, but this thread regarding the 40th and Dodge area totally reminded me of when my brother and me would feed aluminum cans into a Golden Goat machine and get a little bit of money for them waaaay back in the 1980s haha. Really!? Having grown up in central Texas, where Church's was pretty big: I can't not want to go once. It was always decent (never good), cheap fried chicken.
