Here’s the “scoop”.. Before the year ends, look for the potential announcement of a significant mid to high rise (the push is for high rise) office building on the block that currently houses the W Dale Clark library.. And as an added bonus- look for an announcement of a mid rise residential development along the GLM component as well..
I’m not at liberty to say anything more, but look for these happenings as quite nearly a certainly which may be announced over the next several months..and this is just the tip of the iceberg..
I can’t stress enough how significant this is friends..as the Cryptic Rumor Dept has a track record of providing nearly pristine intel..

That is an exciting rumor Omaha Cowboy! I hope it comes to fruition soon. Personally, I’m getting tired of the Old GLM postcard shot with the old red brick ConAgra twin towers at the center of the background. It served us well but it’s time to do a major upgrade already.
Maybe we need some asymmetry at that end. It’s 2021 for Pete’s sake. We need to think big and take full advantage of the new GLM digs as a catalyst for new bold, breathtaking architecture.
He said "They are some big, ugly red brick buildings" ...and then they were gone.

Cowboy, is the library site only going to have one building on it? I am excited to have something more than 10 stories built downtown, but at the same time some, non-block filling projects would be welcome as well, like what we are seeing with the Moxy hotel.

There’s not much more I can share here..and don’t know “details”..
But along with what I have stated, stay tuned over the next few months because I’m certain there will be multiple developmental downtown core announcements..which will be very, very exciting…

I was told this morning that JE Dunn is pursuing a high rise project downtown AND is still pursuing the Lanoha project on the old UP site. Sounds like the high rise project is this one on the library site.

What could be bigger than the proposal from 2019? Four towers instead to two? 700 foot skyscraper? 5000 space parking garage? *end sarcasm*

From a very reliable source, the new development will be announced soon, but here’s what I know. The new massive development will be called European Towers. Total cost of the project is 10.5 billion. The four towers will include 8,000 residential units, 1,200 hotel rooms, 3.5 million sqft of commercial/office space, a new library, Ikea, Whole Foods, Nordstrom’s, Macy’s, Bloomingdales, Cheesecake Factory, Chipotle, multiple Starbucks, Target, a 60 story observation tower, and a roof top roller coaster. The developer will be seeking 9 billon in TIF dollars and other incentives from the city. Expect an official announcement in the next 60 to 90 days.

Pahaha. While I know we love to kid, in all my years on this forum, I know for a fact one of the few to doubt is Cowboy.

Sounds like we could see multiple new high rises if all these rumors play out. That would awesome. Downtown is ripe for some skyline changing development.
We will have to wait and see what happens, maybe nothing will happen and this will all end up in the Projects never built category. A lot of midsized U.S. cities have not seen much skyscraper activity in the past 20 years. Besides Omaha, cities like Little Rock, Albuquerque, Wichita, Knoxville ,Tucson, Des Moines and I’m sure many more have not seen any 300 plus footers built in over 2 decades. Maybe Omaha can break the trend. I thought the last time I drove around downtown, Omaha could use another 300 footer in the core. Don’t know if we need a 400 or 500 hundred footer but a 300 might be all we need especially if it looks sharp. Still wish HDR would of built downtown that was a big opportunity lost.

Regarding the cities listed in a post recently submitted, I’ll say with the exception of Albuquerque and Tucson (which are true peer cities and metros based on population), I consider Omaha as a tier above the rest of them as Omaha is a larger city/metro.. I’ll also say, Omaha carries a more diversified economy than all of them (Des Moines Iowa is likely a fairly close 2nd in that regard).. This diversified economy gives Omaha many more avenues to grow..and combined with easily the most active and generous philanthropist community, Omaha will be seeing the fruits of this..the by products being the “Cryptic Rumor” intel I provided a couple days back..

Where would mid-rise residential "along the mall" actually go? Having a hard time picturing where it could be given the buildings surrounding the mall, aside from the library site.

There are some developable lots along GLM, including the State Building site, there are surface lots on either side of the building with Pinnacle Bank on the north side of the mall, and there's that block bounded by Farnam and Harney and 10th and 11th that has a lot of surface parking that could be developed. There the grassy field by the Holland, but OPA is already rumored to have an extension planned for that site.
