Omaha's Millwork Commons trying innovative approach to landscaping with native plants

While not as exciting as other development news, I like this detail about the project, utilizing sustainable landscaping methods to help promote greater growth of trees in the development. Plus there are some new pics.

Nothing too earth shattering here. They are just using more native plants and bigger tree planters that allow the tree roots to grow without compromising the concrete near them.

I’m with you. The plantings are a bit more complementary to the building than the usual. The trees won’t grow and block the building. Good aesthetics.

As I drove by today it looked like something was moving into the building. But I didn’t feel like a closer look.

Dropped by here on my walk yesterday. Peeked in the windows, I couldn’t get in, doors locked. First floor is huge.

I spoke to an interior designer who was walking out. She said they are trying for a furniture store, bakery, and coffee shop.

The front lobby looks incredible. Wood flooring wit( inlaid led light strips. I’ll try to get inside again in a few weeks.

Well Hutch fills the furniture store part. And Archetype for coffee...

I finally went around to the north side a few weeks ago. The new enterance is very cool and I really like what they did with the water tower.

I'm excited to see this street being revitalized. I've admired the buildings for years and it's good to see them getting attention.

ModeShift has an interesting update on their website about one aspect of this project: roads.
Paul Smith is the driving force behind the Millworks Common, a $60 million project including the MasterCraft building and the newly gutted Ashton building now refurbished to house Omaha’s fastest growing tech company, Flywheel. Also in the permitting process for the Millwork Commons area are two apartment buildings for another $75 million of investment – plus other buildings to come.

In Omaha’s Capital Improvement Plan (CIP) in 2018 was $3.5 million of city bond money to build an extension of Seward Street westward and 14th Street northward to make an outside boundary to the north and west for Millwork Commons and to allow trucks a way to bypass driving through the middle of the Commons. The $3.5 million was in the 2018 CIP for construction in 2019.

Well, nothing was built in 2019 and now nothing has been started in 2020 and this current CIP pushes the project into 2021, if it gets built at all. At the Council meeting Paul Smith sounded like Charlie Brown when Lucy has just pulled the football away . . . again.

From the discussion at the City Council meeting, it appeared that there’s a lobby that makes pedestrian, bike and real estate developers get pushed out of the deciding room – the truckers.
The trucking lobby may have another way that best suits them and they stopped the Millwork Commons streets. “Sorry about that but we pay lots of gasoline taxes.”

As the City Attorney explained to the powerless City Council, “the CIP is just a plan, not a contract.” Public Works can go into the room and do whatever they want. The CIP isn’t worth the paper it’s printed on.

Exclusive: Centerpiece of Millwork Commons project, new Flywheel Headquarters now open
The effort to honor the area's history while building its future is apparent inside the Ashton building. The Ashton is the centerpiece of the greater development, and it's officially open after years of work.

Perhaps most illustrative of the future vision for this area is the building's anchor tenant: Omaha tech company Flywheel.

"To see the finished product is amazing. This has been a three-year journey for us, and it's really just an incredible reflection of the brand and culture of Flywheel," said Dusty Davidson, the company's co-founder and CEO.

Below Flywheel, the Ashton's first floor will welcome businesses like furniture store, Hutch, Archetype Coffee, a brewery and a new code school for Metro Community College.

There is a public space, including a large screen and some stadium seating meant for community events.

I just revisited the OWH article about the Hello apartments by Bluestone at Millwork Commons. I didn't realize they offered some information about a second residential building that will also be built/managed by Bluestone. That structure is planned to have 220 units and have a different design. The article reported that the second apartment building would start construction in a year and a half, so end of next year/ early 2022. That's an early boost of almost 400 residential units for this development.

220 units would cover a big footprint ... or, be 8 to 10 stories. A pretty big presence in the area.

Based on the map, it is probably the residential building identified as 'developing' west of the Ashton. So big footprint, bigger than the Ashton.

$2.1 million TIF request for some work on the Mastercraft and a cool looking park for the area.

I am not seeing a food truck alley. Are you referring to the colored overhead rendering?

They are providing a lot of amenities in small space (1.2 acres). It's a creative and unique park for Omaha, as it probably should be serving Millwork Commons.

Also, did they change the Hello Apartments' name? PRCT8?

No they are still the "Hello Apartments" That's an old rendering PRCL 8 is Parcel 8, which was just an identifier before it was actually named.

No they are still the "Hello Apartments" That's an old rendering PRCL 8 is Parcel 8, which was just an identifier before it was actually named.

There was a submission for final platting, I think related to Disbrow Block. Anyway, there is an attachment for an Alley Poyner draft of the district plan for even more information on what the original plans intended.

I got an email from Millworks with an update for the park:
Crews have started work on the park in Millwork Commons and we want to update you on our plans for this important community green space.

Based on input and ideas from Millwork Commons tenants, partners, stakeholders, and the public, we prioritized the amenities you wanted to see while keeping our green infrastructure goals for sustainability, walkability, safety, and cohesiveness in mind. Our landscape architecture partner The Olsson Studio, in partnership with Alley Poyner Macchietto Architecture and Mulhall's, took all of that information as well as inspiration from places like Lurie Garden in Chicago's Millennium Park to create a beautiful park that will accommodate a variety of uses.

The park will occupy 1.2 acres between the Mastercraft and Ashton buildings. It will include:
an open lawn
programmable performance and art areas
a children's nature play area
a basketball half-court
food truck infrastructure
seating for individuals and groups
and a skate ribbon!
As we've mentioned before, the park's landscape design focuses heavily on native plants and local ecosystems to increase the biodiversity of the neighborhood. As we speak, Mulhall's Farms has started growing plants for the park. For an in-depth look at how Mulhall's worked with Olsson to select some of those plants and why this project is special to them, read their blog post about the park.

Construction on the park is expected to be completed in October and we'll be sure and update you as it comes to life!

Based on an update to the website, it looks like the Disbrow Block will include another 5 story residential building with retail space, presumably on the ground floor.

Yes..

I believe, if I was listening correctly, Jeff Beals alluded to this and several other developments like this for North Downtown on Grow Omaha this past Saturday…

I heard that too. I think it the Builders District was mentioned getting "condo-like buildings" soon on the west side of the Kiewit HQ. I thought for the Disbrow Block, they were planning to build new office building on the west end of the lot next to the existing buildings, but residential/retail to add to housing stock works fine for the district.

Three new office building, supplementing office available at the Mastercraft, Ashton, and Disbrow Block:
- 13th and Millwork Ave - 5+ stories, ground floor retail, 175k sq. ft., next to district's parking garage

- 11th and Nicholas - 7stories, ground floor retail, 260k sq. ft., 180 parking stalls

- 11th and Izard - 5+ stories, 175k sq. ft.

Three new residential projects, aside from the Hello Apartments (171 units) already under construction:
- 13th and Nicholas - 194 units, studies to 2 bed units, 8,300 sq. ft. ground floor retail, 115 enclosed parking stalls

- Millwork Townhomes - single family attached, 2 parking spaces per unit, 36 units total

- Millwork One - 6 stories, 17 luxury condos, 9000 sq. ft. ground floor retail, 68 enclosed parking stalls

There are not a lot of renderings, but I pull this page out for reference of what they are envisioning for locations of office and residential.
