I do love the MoO building. If it's them, and not Physicians I hope they sell or develop the shell as something else. Beggars can't be choosers, but the "shell" at least seems to have so much potential.
Imagine that dome becoming more dining, where you could sit above or below and soak in the seasons over a nice scotch or mule, before returning to your condo in MTC or the MoO.

Sorry folks, but me likey the Photoshoppy.
Here's another view, at night, using Cincinnati's Great American tower as a placeholder for Omaha's inevitable new tallest, which if I'm reading this thread right, should break ground any day now. (Copyright: Steve Minard)

Re: 1416 Dodge - Lanoha property
Of course, the dominant philosophy in Omaha is to always tear it down. The original 1940 building and additions is a landmark and a resource, both economic and historic. Any building of that era or any era is going to need upgrades. That's no excuse to throw it into the dumpster. Other cities creatively adapt and redevelopment buildings of this era with success. There is no legitimate argument for demolition. To do so would be irresponsible.GetUrban wrote: Tue Nov 16, 2021 3:01 am Sustainable design is a big thing now for most architects and and even some developers, so I’d be very surprised if the existing Mutual buildings aren’t repurposed in some manner. They surely are in need of a major HVAC upgrade. But more realistically, the shells could even be gutted down to the steel columns beams and completely converted into other uses such as residential apartments/condos on the upper levels, and/or some flexible office space with commercial space at street level.
If the rumors are true and Mutual does indeed end up building on the 1416 Dodge site, it will be fun to see if the new building picks up any design cues from the original Mutual buildings or if they create something totally new, or subtly do both.
On the other hand, Demolition of the building across Farnam on the South would be a welcome event in my opinion. Perhaps that would satisfy the appetite for demolition. A beautiful new residential or mixed-use tower on that site would be a welcome addition and add interest to the skyline.

Thanks, have been a reader of the forum for years and years. Finally decided to get the account. As previously stated, their building is rundown. They could tear down their current building and redevelop that land as well as a lot of those parking lots into mid-rise apartments/condos (amazing location to live: right off dodge, near blackstone, MTC, and a quick drive or bike to downtown), office for UNMC. They could pay off a 30 year lease in an iconic high rise downtown off the sale and even the development of that land. Win-win scenario
The groundwork for this rumor has been soundly laid. Now we just need an announcement of a proposal..

One thing I did notice though, throwing a render up of a 700 foot building on the lot in Google Earth:
It would hide the FNBO building from The Bob. So any skyline shots from there we would have just shifted from our two sky scrapers to one a little closer and ~60 foot taller, lol.

Love seeing the photoshopped pictures. My only hope, wether it is this site or the library site that gets a significant tower, is that it is architecturally interesting. Something that says this is a city moving towards the future. I know that won’t happen but it would be great.

I agree. I do hope that whoever designs this tower gives it a modern flavor yet still has it blend architecturally with the rest of the skyline. I thought when the Lanoha tower rendering came out that it blended okay but still had that blocky-style that was somewhat bland in my opinion. I won’t say the Lanoha proposal wasn’t appealing but it didn’t look like a “signature tower” either (even though technically there were two towers). Omaha likes it’s blocksOutoftheCanyon wrote: Tue Nov 16, 2021 11:49 pm Love seeing the photoshopped pictures. On the opposite side of that I also hope they don’t design anything too futuristic or out of whack with the skyline either. I’m all for progress and want something that will stand with time; however whatever design comes forth I feel it definitely needs to be complimentary to the current tallest towers without being somewhat similar/same or, on the contrary, something like a mini-Burj Khalifa (I think the BK is a beautiful tower, I just don’t think something like that on even a small scale would work for Omaha’s skyline).
Whatever happens I’m just happy that things are possibly in the works and I can’t wait to see what happens

While tall is tall and I will enjoy any good design, I wonder if they could keep the height interval between buildings. The Woodmen at 478, FNBO at 634, New building with the same 156 difference? 790 feet?
Just have to wait and see.

Previous tallest towers: I'd much prefer the Taipei 101 or Petronas Towers, or the Chrysler Building...
I think these new super skinnies are weird. NYC's zoning laws have made them a weird loophole to prevent ugly highrises everywhere, so we get these ugly high rises instead, lol. I'd still live in one, probably. Not sure how I'd feel about the crazy sway. I've been in a highrise during an earthquake (6.7) and that was fun... But imagine dealing with it daily.Vitruvius wrote: Wed Nov 17, 2021 12:32 am I would love to see Omaha build something as innovative as the Steinway Tower in NYC.

If we could get there, I'd love to see it top 845ft. I know it wouldn't be a practical extension but I'd love for us to take the crown of having a taller building than the Devon Energy Center. If this 700 ft rumor comes to fruition, I think it would be a nice addition to the skyline if it were some sort of angled structure like 609 Main in Houston. I know it is an all glass structure, but I don't think it is overstated. Plus, it is 757 ft tall so a good comparable to envision the height.

As long as it looks better than Wichita's "Epic Center". I mean that's a slop roof building that could give some interesting ideas but it isn't very well done IMO. Something to keep in mind with the library site is the classic “postcard image” of downtown Omaha and it’s photo friendly view from 10th st. Add the new park in with the image and I wouldn’t be surprised to see some competition for that site. Big tower with company logo? That would be a winner for that company.OutoftheCanyon wrote: Wed Nov 17, 2021 6:35 pm Had a chat this morning about this and it sounds like the original rumor about this going on the library site may be what happens and not Lanoha. BUT have the 700 footer on the Lanoha site instead and you might have a whole new postcard image and possibly a better one at that. Can’t wait when everything is announced.

The “rumors” my reliable Cryptic Rumor Department have uncovered, is the plan for the library site is much different- a 14-20 story highrise with Fiserv being the major business tenant..whereas for 1416 Dodge, it’s the 700 plus foot skyscraper with the major insurance HQ’s component..
Another issue is timeline- *if* the Insurance company is Mutual of Omaha for the rumored 700 plus ft skyscraper, then this is important- they need to move sooner rather than later- the 1416 Dodge Lanoha property is “build ready”.. the Library site idea will take several more steps before it’s ready for a build- First- a decision must be made as to where the Library location would move to- this could take several months..then second- once this has been decided, groundwork for and then the actual demolition of the W Dale Clark would need to be completed- which would take more months to complete after that- possibly well over one year.. Whereas (again) steel can pretty much go into the ground at 1416 Dodge- now..
We’ll see how this all shakes out. We know things are brewing, We just need some proposals to put things into better focus…

Re: 1416 Dodge - Lanoha property
Thanks for the update! It just occurred to me that there is one other shovel ready site other than 1416 Dodge Street. The other lot is just East of the library. Could the 700 footer locate on this third site?Omaha Cowboy wrote: Wed Nov 17, 2021 6:57 pmThere are 2 things I’ll mention..OutoftheCanyon wrote: Wed Nov 17, 2021 6:35 pm Had a chat this morning about this and it sounds like the original rumor about this going on the library site may be what happens and not Lanoha. Re: 1416 Dodge - Lanoha property
A Library is often a focal point in a downtown. I'd like to see the new library built in the same location as the W.Dale Clark... (but I also like the riverfront possibility). A perfect cylindrical design in glass to replace the W. Dale would be an interesting contrast and foil to the surroundings. It would make a nice transition to the new green space in front of it. Imagine sitting and reading within the curve of a glass curtain wall. That curve would be a great device to look out over the surrounding landscape from all directions.jomaha9 wrote: Wed Nov 17, 2021 7:02 pmThanks for the update! You mean the final stretch of the GLM? Because that lot is part of the mall / park. Not an undeveloped lot.jomaha9 wrote: Wed Nov 17, 2021 7:02 pmThanks for the update! Slightly further east is the OPA lot next to the Sprecht building... Which is where the Steelhouse is under construction.
