The Mayor may be good with budgets and such. But the Mayor is absolutely unqualified to lead on decisions of urban design and development. Visionary ideas and thoughtful, responsible design is really missing. 3 take-aways from a sad underwhelming press conference.
1. A Mayor who wants to see something big and tall… a juvenile statement at best.
2. 10 + years of consultant’s research and study have delivered what exactly? a cash cow for the consulting group.
3. The City (the taxpayers) will pay out large sums of taxpayer money to lease a private real estate developer’s properties that have been sitting empty, delivering no income to the developer, and difficult to lease in today’s environment. Then, on top of that, the City (the taxpayers) will put up 1/2 of the renovation costs in order to occupy said properties.
So, who’s benefitting? and where’s real investment in the public library system?
It’s like renting an apartment vs. buying a home. I can give a $1000 a month to a landlord for 20 years and have nothing to show for it or I can give a $1000 a month to myself and eventually own a piece of real estate to show for my investment and patience.
The only entities benefitting, actually profiting, from this library development are real estate developers.
You can bet if this library system was a revenue producing venture, we'd be hearing a whole different story.

The possible silver lining I hope for here is that there's still a chance a new downtown library could be built somewhere say like the Civic site with White Lotus. You may ask why not build a new library on a free piece of land with the very same developer rather than lease from them at another location they own? It suggests to me that White Lotus(as suspected) doesn't have their ducks in a row to develop the Civic site. I'm not saying the library is holding up the Civic development but it could be a future component and rather White Lotus doesn't currently have the commitment they want to develop a more grand vision that what was initially released. Remember the statement from the press conference regarding 14th and Jones, "it's the right location until it isn't."

As far as the Civic sight, I believe that should be the sight of a new tower or towers before any other locations. I think a new "tallest" tower at the W. Dale location is just a stupid idea and a poor transition to the new park.

Didn't mean you specifically but I certainly posed that question in my head. I get your point but it's still so early in an unconfirmed game. Wherever a potential new tower ends up regardless of location I think it should still be in context to it's surrounding. I mentioned a couple weeks ago that I was told that there was a smaller building planned for the block to the west of the library that will give it a stepped-up look to the taller tower on the library site. They said on Grow Omaha that they have heard about a 6 story building for this block, with ground floor retail, multi-family space, and probably some office.

It confuses me since "west of" or "east of" both work depending upon your reference point. Hopefully, a named project will alleviate the distinction soon.

We are still in full blown speculation mode, but if they are going shorter for this site, I would like to see this with multiple buildings, or have courtyards or public alleys/walkways through the block. Why is the park apparently being shrunk so that it ends at 13th Street, rather than 14th Street? I seem to have never read in all this publicity hoopla that the citizens are getting an existing park ripped off like this. Or am I missing something?

It's hard to tell what the City envisions there. We actually have a couple reference points for what I am thinking. Millwork Commons has the Disbrow Block/Dizzy Mule concept with a walkway through the block that will have retail (check out the brochure: https://www.crexi.com/lease/properties/ ... Here's my rough pitch to the City if I was a developer and they wanted a 6 or so story development for the "future development" site. I would have 2-3 buildings with a small courtyard on the east side of the property, with one or two walkways going east to west to help connect the new park and the library site. It would have retail, but only within the courtyard or walkways and maybe the southeast corner. Walkways can be covered with some translucent material to make it more Omaha weather friendly. Maybe have underground and 1st floor parking garages, cause you know we can't get around that. Each of the buildings will have either rooftop or large elevated balconies to enjoy the view of the new park.

If there is an announcement likely within 6 weeks, the W-H piece certainly doesn’t hint there’s a committed plan in the works..Fiserv has now been eliminated. Mutual of Omaha was all but eliminated..
The question is who, and the size and scope. The original “cryptic rumor” was for a 15-20 story building to rise on that site..it sounds like the timeline to find out is beginning of March…

The mystery redevelopment that will rise in the place of Omaha’s downtown library will soon be announced by city officials.
Mayor Jean Stothert told The World-Herald on Friday that an announcement is likely coming in the next six weeks.
More than half a dozen developers are interested in the site where the 45-year-old W. Dale Clark Library sits, Stothert said.
In November, the mayor announced the relocation of the library’s public and administrative services ahead of a demolition that is expected to wrap up by the end of the year…
Another party interested in the library site is Spruce Capital Group, based on records obtained by the newspaper.
The Omaha-based real estate development and management firm sent a letter to officials in the Mayor’s Office in June.
The firm’s vice president, David Slosburg, wrote, “I believe (Spruce Capital Group is) uniquely qualified to deliver a mixed-use development on the library site. We have the development expertise and the financial strength to do this deal.”

I couldn't find anything under spruce capital, but you can find things if you search slosburg properties. Searching For "David Slosburg" gets you somewhere, but nothing exciting. I thought the same regarding Mutual..There seems to still be a slim chance it’s them- I’d give it no more than 5%. Firsev appears to be definitely out. It would be a long shot but theres always the possibility of a new company moving its HQ to Omaha. Outside of the Spruce Group, I wonder who they are? We all will be surprised, but not really, when the big plan is from Lanoha. It’s easy to be skeptical about this potential development. But, the city owns the land and if we believe our mayor, a significant high rise, a skyline enhancing development is the desire. That basically came out of Stothert's mouth during her November 15th press conference. I’m just going to try and remain optimistic and try and sniff around to find out any additional “rumor” intel..we should hear (hopefully) what’s proposed by the first week in March if we follow the timeline for an announcement per what was told to the W-H…
