Would not be MoO then!

Insurance isn’t like the foodstuffs business. They tend to congregate for a reason. It’s usually regulatory reasons.

I should think MoO is watching the political winds and want to keep their powder dry while they watch the next couple of years.
Single Payor health is a big unknown for companies involved with health insurance. When 10 candidates say they want Private Health, no matter your political persuasion, a company has to pay heed.

Health Insurance for all adds opportunity. There could be expansion with more TPP needs. Maybe consolidation. Maybe expansion.

On the other hand, I’m a bit rusty on how long MUTUAL can hold cash before they have to make a distribution.

I have no idea what Mutual is going to do or why. However, these sustained low treasury rates and their outlook are a huge headwind to the insurance industry. With the Fed turning again to easing monetary policy, this cannot be a reason for optimism at MOO or the industry.

Rumors are 50 year Treasury Bonds. Maybe 100 year Bonds. That can make life insurance interesting.

Mutual officially announced today that they will get rid of their Indian Chief logo. I suspected this was coming. I liked the logo but I could see that it represented a big problem. I think Mutual made a great decision and more then likely they nipped a public relations nightmare in the bud. Times are a changing. I wonder how long it will be before my Kansas City Chiefs coats, jackets, hats and memorabilia are on the cusp of being banned. It would just give me an excuse to buy a whole bunch more new KC Chiefs stuff I am afraid!

Companies change their logos from time to time anyway. Did they ever really use the logo for the Bank?

The CEO has probably wanted to change it to something more modern but was likely getting pushback from others. The current times give cover to make the change without the friction.

New logo has to be something that will withstand growth into middle of 21st century.

I have read through this thread and find it interesting. What other businesses is Mutual of Omaha clustering around?

I don’t see them leaving Omaha but a buyout isn’t impossible.

I don't see them being too interested in selling the company but if they could get someone to buy their current building for a good price I bet they would jump all over that and then rebuild out on 180th & Something!

They very intelligently increased the price of their own property many times over between Midtown and Blackstone. Sitting on a goldmine, now.

Based on the renderings, I was thinking the original one is coming down. The tallest portion of that rendering is located right next to Dodge, versus the current, original HQ tower is a set back quite a bit. I was under the impression, based on this rendering, that they were planning to knock down everything and build new. I guess it doesn't really matter now since MoO has since said they are not considering a major move, but these are really interesting to look at. It seems like there are two different campus ideas going on if you follow the link.

Oh |expletive|, good eye. I just saw the staggered tower in the middle and assumed it was the current structure.

It took me a while to figure that out. If they do build new, it would be neat if they paid homage by maintaining the staggered tower look.

Those are noted from a 2018-2019 design workshop. I highly doubt that those are still current. MOO shelved their plans around that time. The pandemic will change anything they will consider going forward. I'd see this as an interesting design, but likely a design dead end.

No new structures, will be doing renovations to one of existing buildings according to someone I talked to just this week. They plan to keep many employees working from home permanently. They also expect to lose tenets in the near(ish) future who lease current office space.

Yep..

This plan was shelved even before the Pandemic started..Covid was the final nail in the coffin from what I’ve been told...

Far from a Luddite but I just don't believe in this long-term. There is a reason no large organizations worked this way pre-Pandemic. It is fine for taking your existing employees and putting them all home for a period of time, the technology is there, but it's really really tough to bring new people in, do career development, and get the synergies you expect from a large organization if everyone is remote.

Lots of people are saying this today because their employees like it and they see dollar signs, but I think you will see people bleed back into the office pretty quickly over the next 1-2 years.

You are probably correct that offices will come back, but more as “hotels” where people will come in for conferences or work actions and then head home. The cost of corporate day care for kids from 0 to 10 years which would have to factor into compensation packages would be a big barrier. After all, your staff is getting paid the same as they used to pre pandemic when they ate daycare. They have been out for a year and given work from home vs eating $1000 a month to sit in a cubicle, there is going to be resistance for full time office work.

I agree with this and it sounds like some companies are already walking back their permanent work-from-home policies.

I’m sure there will be more permissive policies for working from home going forward and maybe some companies adopt a system where employees work from home some days, but I think how adamant some are about how much better working from home is for them and the company are not considering all angles. Sure maybe they’ve one-boarded a few people who work remotely and they’re doing “great!” But what happens when everyone who works at a company came on remotely and works from home? Collaboration, camaraderie, potential, and innovation would take a nose dive. It’s no different than seeing friends and family in person vs on a zoom call.

Companies are eating parents splitting time between caring for children and their work because they had to. Corporations are not permanently going to acquiesce to a situation where they pay you to work full time but half the time (or more) you're not actually working but are caring for your children. That's basically the crux of the problem, it's almost impossible to get a good indication for who is working and who is not unless you have more of a task-based job, and many of those already had some work from home options, in call center and other customer service type of jobs.

Guarantee all of that is scrapped now. Last we'd heard is that any new building is on temporary, if not permanent, hiatus. No way they start building something now when they haven't even committed to having most employees back in the building. They've told the workforce they anticipate roughly 80-85% of the workforce going forward will either be permanent work from home or some type of hybrid model with only 15% going back in a full time 5 day week office capacity. That's going to significantly change any plans on a new building.

Currently, if you enter the facility, you have to sign off on health questionnaires, wear masks, limit to 2 people per elevator, and know that most services like cafeteria etc. will be limited or unavailable. Most people aren't going to go back under such conditions. Plus with the vaccine/testing mandates coming up, more will want to continue working from home vs. subject themselves to such cumbersome conditions.

Yes, it was scrapped in 2019. But I was told that JE Dunn does still have the contract for the Lanoha site.

Wait? so, the implication here is that Mutual was going to move to 1416 Dodge? That is really unclear here.

Not for 2019 but in the current day. It aligns with the rumors on the 1416 Dodge thread and with what someone from NAI NP Dodge told me.

I was in a certain office yesterday. I don’t want to say where (don’t want to get someone or myself in trouble), but there was some kind of display board on a stand. Since I was alone at the time, I took a quick look before anyone returned. It looked to me like it was a plan for MofO’s current location. I could be wrong. It had two, square buildings at the back labeled “20 story condo”, two square buildings in the front labeled “10 story condo/retail”. In between the back two buildings, there was a building that was rectangular shaped labeled “6 story civic use”. It appeared to have a round circle drawn on this building (an atrium or dome maybe). In front of that building and in between the two 10 story buildings was an area that was labeled “grand lawn”. There was a dotted square line labeled “parking” that went around all five buildings and the grand lawn. I thought maybe the building labeled “civic use” could be the new library, but since Heritage is talking about a downtown or west of 72nd location, that wouldn’t make sense. Not sure what other kind of civic use would go there. Just like everyone who claimed to have seen Bigfoot, I didn’t have my phone with me to snap a quick picture. I’m just reporting what I saw. This may not even be a plan for MofO’s location. It may be a plan for somewhere else, maybe not even in Omaha. It’s just that the office that I seen this in leads me to believe that it was for the MofO current location.

Interesting. If that is indeed the mutual site, I find it odd they'd build another "Grand Lawn" area with Midtown Crossing/Turner Park right there. What context was there that made you think it was there?

I guess we know for sure that the civic building isn’t going to be a library. With the plan to move the library to Jones Street, it definitely isn’t going to an “attraction” that will bring people downtown. Pretty underwhelming. As for why I thought it was MofO’s location, it had to do with the office I was in, and particularly whose office it was in. I could no other reason why that display board would be there. I don’t know how to explain without the possibility of getting someone or myself into trouble. I was thinking the civic component was a library and the grand lawn was maybe intended as a gathering place for residents of the condos, maybe a place to sit outside and enjoy a book, or picnic. One thing I found interesting is how it appears the buildings would be tiered down, back to front, like the current buildings and that round circle on the civic building could mean that maybe it will have some sort of dome element like they currently have.

This is intriguing and one of the better rumors lately. Two 20 story towers, two 10 story towers with a 6 story civic building. No pictures. Comment from a unregistered user. Could be for Omaha, could be for somewhere else. I love it! It really sounds like the current configuration of the MoO HQ, but in reverse and a few/several floors short, if I am understanding your comments correctly. Any chance you can draw it out?

Sorry, friend. Not buying this. Your original post starts off with "I don't want to say what office this was in" and then goes on to describe something that is likely a one-off copy that would be in one place that would be obvious which office it's in.

And there's no sense for a civic building to go on a private site like this, when the Civic Site is available.

NPDodger, it’s not as obvious as you think? I can tell you this office was not at MofO, but I have very good reason to believe this is a plan for the current location. Like I said before, I could be completely wrong. I don’t know either why there would be a civic building but that’s what it was labeled. Maybe it’s supposed to attract people to the development. Maybe there is a land swap deal behind it. Who knows. I’m just reporting what I saw, and already wonder if it was a mistake revealing what I discovered.

Civic space could also be offered in exchange for some big incentives from the city? Maybe? I’m just guessing. Although, all MofO would have to do is say they are thinking about moving out of Omaha and the city would give them anything they wanted to keep them here.

What is demand looking like for schools in the area? With all the residential going up I could imagine a desire for a new school somewhere down there.

Brand new elementary just constructed in Gifford Park along with the new high school on S 60th. Lewis and Clark and Norris were both just renovated so I feel like the school area is taken care of though I have no concrete numbers
