The lot jomaha9 is talking about is the lot at the end of the park between 13th and 14th street. Per the Riverfront website this lot is earmarked for future development.

That is correct. I was referring to the westernmost lot of the mall. So maybe somethin' like this?? I admit, I struggled to pick the right angle, but thought this one was pretty good. Gives you a decent idea anyway. But I’ll say this, when I meet with my Cryptic Rumor Department last week, I was told that much of the land area marked for “future development” along our Riverfront Redevelopment plan, will be earmarked for multiple mid rise type building developments.. If somehow, we snag a 700 plus foot skyscraper, a 20 story highrise, and multiple 10-14 story midrise developments..My goodness what a game changing look for our downtown core area within the next 5 or so years

Realistically, it needs to be away from the park since the transient population tends to hang out in those locales.
I’m sure MECA won’t want that to happen.

Also, as I’ve intimated on the forum several times, a nice spot would be along the Riverfront where the Luminarium Science Museum is currently under construction.. I’d even take the Civic site.. What I don’t believe is a good idea, at all, is moving an information resource/amenity like our main library away from the downtown core.. Such a move flies in the face of the reasoning for spending so much money redeveloping our core from the GLM to the Riverfront- which is to attract developments..and at a minimum, retaining what you already have located there..
But I digress from our 1416 Dodge talk…

Yep, we have digressed a lot, but the library stuff is important IMO. No reason not to mention it a little in case a forum visitor reads only this thread and happens to discover the library issue by chance. One view I think that we have neglected and one that would be impacted pretty dramatically is the view from 90th and Dodge looking East. A new 50 + story building DT would make a significantly different view from this vantage replacing FNBO as the tallest. However, any talk on this stuff is clearly wrapped up extremely tight in the board rooms considering we have been talking about this for weeks and haven't heard a single word about it in the local news. Really hoping some efforts are being made to get information from the powers that be and that they spill the beans soon.

And I agree. All me have right now are rumors..and speaking for myself, the Cryptic Rumor Department sources I receive Intel from are rock solid..
1416 Dodge has been ripe for development for 15 years now. Keeping our fingers crossed we get some sort of proposal feedback before the end of the year…

This also made me think of what the view with a 700 footer would look like from north 1-29 between Omaha and Missouri Valley. You can actually see the FNBO from Missouri Valley which is 20+ miles away (flat river valley between the two allows this).

In the mayor's press conference today, during the Q&A someone asked her about the rumor on Reddit about a downtown tower. That Reddit topic was shared on here earlier in this thread. The Stothert just shook her head and said, "I don't know about that rumor." LOL

I'm old and cranky and in the end I will believe any of them turn out to be impressive or even built when I see the grand opening. 700 ft tower? I just have a hard time believing that there is a demand for it.

You have to admit the library lot will have the advantage of an iconic location with the completion of GLM. It's not unfathomable that multiple developers would be interested(as per Stohert).

And what if the developer of a high rise wants to have an anchor before construction starts, but no potential anchors want to be on the Civic site and instead want to be at the library site? Would you then just not build the high rise because you want a new library at the current library site? The Civic site is on the outskirts and doesn’t lend itself for a “tallest” tower site. Having this go on the library site is good design. You can have your “step up, smooth transition” on the lot directly east. This also gives us the perfect skyline picture. Coming in on Abbott or on the Bob you will have 3 towers in a line giving a great shot. Having this go on the library site is good design. You can have your “step up, smooth transition” on the lot directly east. This also gives us the perfect skyline picture. Coming in on Abbott or on the Bob you will have 3 towers in a line giving a great shot. Or perhaps the rumors are accurate here, yet if the library lot was free of the library Lanoha would be as interested in developing there as well. You have to admit the library lot will have the advantage of an iconic location with the completion of GLM. It's not unfathomable that multiple developers would be interested(as per Stohert).

The Civic site does lend itself to the "tallest" tower. It's a larger parcel and 480 hovers on the North. A tower there rising up above 480 would lessen 480's dominance because of the tower's verticality. The North side of a tower there, below the level of 480, would likely be the side with service entrances or loading docks, etc. I find it easy to visualize and imagine as one would drive on 480. I think we’d Get a better “Urban” feel in downtown by having our high-rise towers grouped closer together, by locating the new towers on the current library site and the old U.P. Site (Lanoha site). It’s true that it will be quite an abrupt transition having it right at the west end of GLM where it will also cast a long shadow onto the park in the afternoon. But abrupt transitions between buildings and open space can be good too, take Central Park in NYC as the best example, although it’s on a much larger scale obviously. The Civic site is at a higher base elevation, so that would amplify the overall appearance of height. I think a high rise on the Civic site would look odd so close to Central High and Joslyn not far to the west. I cannot see a high rise bring built in the Civic site as long as 16th Street is cut off at the Doubletree. If the street is reopened, we might see larger development at the Civic. For now, I think adding residents to downtown is the top priority and the current Civic site plan accomplishes this.
I agree that grouping highrises near the mall would look better and is also a more likely result.

Time to remove the Doubletree then... one of the biggest design mistakes in the city. Add residents by building that residential that was shown in the flyover plan... down near the riverfront adjacent to the mall... north side.

True, The Civic site slopes from 1080’ elevation at the west side down to 1040’ on the east side. The Library is at 1035’ all the way around. But having the main entry on the east side at 17th street at 1040’ would make the most sense rather than somewhere along the sloped Capitol Ave, or in the shadows of I-480 on the North side. So with that in mind, the entry into the building would only be 5’ higher at the civic site along 17th. Yes, this. I think it would make a more balanced skyline. Still the Civic site is huge, enough for multiple developments. A mid-rise or 20-25 story structure could add some nice density. A 700 footer however, definitely would look out of place.

Yes! Honestly, the DoubleTree is near the end of it's useful life and I don't think that removing it is outside the realm of possibility. Regarding the rumors of new highrises, I would think a replacement for the DoubleTree could be a potential tenant.
