I don’t necessarily think a comparison to Central Park is an accurate one. Buildings around there are in the 700 ft range max, but the park is also almost half a mile in its width. The park is not even a 10th of a mile wide. I do think there definitely needs to be a consideration for the light from whatever building is right at the edge of the park

I agree the Central Park Comparison was a stretch, but I did say that park is on a much larger scale. 843 acres vs. 10 acres. I respectfully withdraw my comparison. :) Maybe the Lanoha site would be better for a 700 footer, with a stepped tower on the library site and the cleared area at the west end of the park. Some architects need to play around and explore all of the options and really tailor it to the site taking many different factors into consideration such as sun angles, reflections, materials, etc. I’d bet there are architects chomping at the bit right now working on their designs behind the scenes, before any renderings go public.

Time to remove the Doubletree then... one of the biggest design mistakes in the city. And I can't imagine anyone wanting to live with 480 hovering over them or as the view from their window.
Add residents by building that residential that was shown in the flyover plan... down near the riverfront adjacent to the mall... north side.
Yes! Honestly, the DoubleTree is near the end of it's useful life and I don't think that removing it is outside the realm of possibility. Regarding the rumors of new highrises, I would think a replacement for the DoubleTree could be a potential tenant. A hotel combined with a corporate user would provide the needed anchors to get plans for a large tower off the ground.

Something with an intense use would be best for the Civic site to diffuse the barrier created by 480 between downtown and north downtown. I don’t think a tall tower is it though as, and not to sound like Rock Harbor, the balance with the other tall buildings downtown wouldn’t be great. Maybe if it’s right in Capitol?

Residential uses as planned won’t be great either. There are a lot of negative health impacts to living next to a highway.

It’s a tricky site.

It’s a tricky site.
Seems to me the best use of the site would be a main library mixed used with retail and some office above. You could do that while at the same time restoring the original street grid.

The 1416 Dodge Lanoha parcel is darn near the best spot, imo, for a signature skyscraoer development..

We’ll see what shakes out on these multiple parcels downtown..but it’s pretty clear that things are cooking..and I believe within 3-7 years, we won’t recognize what our downtown looks like compared to today…

Until they start moving dirt I’m not gonna obsess over this. To many things can happen to derail it. Again, even a 300 footer would be fantastic. Omaha has not seen a 300 footer built since U.P. In 2004. I do think downtown has some nice momentum right now , and the general attitude towards downtown has improved over how it was years ago.

There really is nothing to obsess over..

Except we have good rumors from reliable sources indicating the possibility of a significant highrise to rise at this location..and, the rumor is for a far more significant development than a 300 ft building..but then again, even that would be better than the baseball infield we currently see there every day…

I just don’t like the way the rumored 700 footer phrase is being tossed around, we aren’t Austin, far from it. Skyscrapers are far and few between here. With our current highrise situation in town, even 300 and 400 footers would be more than acceptable and welcomed with great excitement. Kinda like Wallstreet tower it went from a 30 story condo to nothing getting built at all, when maybe it could of been scaled back and turned into condo/apartments at 15-20 floors. But nope it was just canceled altogether and we a stuck with a baseball field in our DT the past 15 years. I Kind of could see this rumored company saying they same thing . No longer do they need a 700 footer because of some “changes in the market place” and it’s cancelled altogether. When maybe a sharp looking 12-20 story building could be built on the baseball field. I just hope they have a backup plan if the 700 footer doesn’t happen. Even now when you look at Omaha’s skyline we have first National tower which looks great and is impressive for a metro this size and Woodmen which also adds some decent height. But after Woodmen the skyline falls off sharply . We need more 250-400 footers downtown in my opinion. And maybe those are more feasible than a 700 footer. We’ll have to see what happens.

First off, the rumored development is not for a 300-400 ft building. If it was, we’d report it.. Our very reputable sources are telling us of a rumored 700 plus foot tower. We only report what we’re told and allowed to tell..

And further, who cares if Omaha is not Austin TX? Or Paducah KY for that matter. Omaha is just as worthy to discuss the possibility. Let’s dispense with the minimization there..

In the end, you might be right, and these rumors end up as a series of 300-400 ft buildings. And that’s fine. But that’s also not what’s been rumored. Honestly, we should be excited for what the future holds for our downtown core within the next 3-7 years. It will be very exciting to see…

Possibly, but we really don’t know for sure if there are still competing development teams vying for the chance to develop the Dale Clark site and/or even the 1416 property. It all depends on what agreements and design schemes are being kicked-around, considered, and negotiated behind the scenes. There are people who know how far along things really are, but they’re keeping pretty tight-lipped for now until confidence has reached its peak.

There are multiple rumors from honest, reputable sources out there.. We can be excited that there are definite development plans in the works for both the Library site and Lanoha..most of this is spurred by the Riverfront Redevelopment plan..

And that’s what we do here (in part) is discuss “good” rumored plans, proposals..and monitor progress once dirt is moved and steel begins to rise. I'm thinking Mutual is looking at mid town, not downtown.

Employees received an email today from the top that said,

"Our current home office complex is in need of significant maintenance and upgrades. Our planning efforts will include a thorough review of our options in terms of renovating our current facilities or building a new headquarters. We own sufficient real estate in Midtown beyond that currently occupied by our office buildings and parking facilities which allows us to think creatively about our future needs."

Nothing about this would inspire any notion that they are looking at moving downtown. This is word for word.

This intel is much appreciated..

Although it’s not a very clear indication that their future HQ’s will remain midtown..it seems to be a more of an information sharing to employees indicating the dilapidated condition of their current HQ’s building..and they know they need to make a decision soon..

It’ll be interesting to find out if indeed, 1416 Dodge is in play..

Agreed..

The memo, which was distributed to employees seems more an information piece letting employees know that a move is imminent..and it’s telling- that no where in that memo, nor this W-H piece, is there a firm commitment mentioned to keep their HQ’s in midtown..

It sounds to me like this is an open playing field..and 1416 Dodge could very possibly be a great landing spot…

This is getting really difficult to predict what might finally happen. Part of me hopes it really is Mutual moving to a new high rise downtown to 1416 or the Dale Clark site, which would open up a lot of new possibilities in MTC for other mixed-use development. But the other part of me hopes it is a company that has not been on anybody’s radar coming to DTO. The talk of a rumored 700’ tower sounds a little more far fetched for Mutal, but I really don’t know. It would make more sense if it was a combination hotel/residential/office building with them as a major tenant. They still have some deep ties and long history with MTC to make such a bold move to downtown.

Getting an unexpected downtown tenant would be the real big win for sure, leaving Mutual to develop Turner Park East as their new campus along with the other rumors we have had for their redevelopment plans.

I'd be shocked if it isn't mutual. All of this "press" seems to be more of a smokescreen (IMO) than anything else. I'm assuming some of the higher-ups have been getting bombarded with questions from employees, etc about the rumored new tower downtown (it's pretty much spread like wildfire at this point online). This feels like an attempt to get people to back off until something official is released.

I'm guessing in reality Mutual has been working on plans SINCE 2019 and have been keeping it hush-hush. There is no way they are just now resuming plans - these things can take years to actually come together. I find it interesting that the latest plans for the Lanoha property were made public in early 2019 - which happens to also be when Mutual supposedly put a "pause" on their HQ plans. I don't buy it and feel like it's the main reason things have seemingly gone quiet about the 2019 Lanoha plans. They've been working on incorporating Mutual into the new tower.

Also, these recent news stories make the likelihood of an announcement for the new tower anytime soon pretty low. I'd be willing to bet it will be at least 6 months before we hear something official - otherwise it will make these people look pretty silly. Keep in mind, most of Mutual's workforce has been working from home (based on the KETV story). If they are looking at upgrading the current tower, the time to start doing that would have occurred way back at the beginning of the pandemic when the workforce was already working remotely and disruption would have been minimal. To me, this is a clear indication there is zero chance they remain in their current tower. They are in the planning stage for what to do at the end of the pandemic and when the workforce starts coming back (aka building a new tower - probably at the Lanoha site).

I think they'd be smarter to stay on their current property. Anything with much more height than their current building would easily be the most viewable tower from anywhere in Omaha being up on that hill.

Anything at 1416 Dodge would have to be 700ft + to make a valuable impact. I know there are plenty of unexpectedly far away locations you can see the first national building. I'd like whatever goes in at 1416 to be in that category.

I would think the City would still want to develop with high rises (like 12-15 stories rather than the skyline defining sort), but maybe they could split it up for a couple/few developers to take a jab at it.

So what yer saying is Mutual at some point bought 1416 from Lanoha, was going to build there, but when the city put the library lot on the block, they traded? That's crazy, musta happened relatively quickly, as I don't recall a sale between Lanoha and Mutual being discussed here, maybe only vaguely speculatively. It's almost as nutty as how Eli Manning got drafted by the Chargers, but refused to sign a contract, so they traded him to the Giants in return for Phillip Rivers. I mean if it it works it works, but it seems to be pretty back door business.

Something like this. It's a 25 story condo tower in Des Moines. Upscale with all the goodies. Also it sits at a roughly 45 degree angle to the street.

Lanoha Development will be the redeveloper of the Mutual headquarters project. Mutual said it will own, not lease, its new headquarters.”..
