As much as I wish there was a community outreach here to optimize the results, I think this is all a done deal. I, for one, will be ecstatic that we are shoot up our skyline again. Something with an intense use would be best for the Civic site to diffuse the barrier created by 480 between downtown and north downtown. I don’t think a tall tower is it though as, and not to sound like Rock Harbor, the balance with the other tall buildings downtown wouldn’t be great. Maybe if it’s right in Capitol?
Residential uses as planned won’t be great either. There are a lot of negative health impacts to living next to a highway.

Seems to me the best use of the site would be a main library mixed used with retail and some office above. Until they start moving dirt I’m not gonna obsess over this. To many things can happen to derail it. Again, even a 300 footer would be fantastic. Omaha has not seen a 300 footer built since U.P. In 2004. I do think downtown has some nice momentum right now , and the general attitude towards downtown has improved over how it was years ago.

I just don’t like the way the rumored 700 footer phrase is being tossed around, we aren’t Austin, far from it. Skyscrapers are far and few between here. With our current highrise situation in town, even 300 and 400 footers would be more than acceptable and welcomed with great excitement. Kinda like Wallstreet tower it went from a 30 story condo to nothing getting built at all, when maybe it could of been scaled back and turned into condo/apartments at 15-20 floors. But nope it was just canceled altogether and we a stuck with a baseball field in our DT the past 15 years. I Kind of could see this rumored company saying they same thing . No longer do they need a 700 footer because of some “changes in the market place” and it’s cancelled altogether. When maybe a sharp looking 12-20 story building could be built on the baseball field. I just hope they have a backup plan if the 700 footer doesn’t happen. Even now when you look at Omaha’s skyline we have first National tower which looks great and is impressive for a metro this size and Woodmen which also adds some decent height. But after Woodmen the skyline falls off sharply . We need more 250-400 footers downtown in my opinion. And maybe those are more feasible than a 700 footer. We’ll have to see what happens.

Possibly, but we really don’t know for sure if there are still competing development teams vying for the chance to develop the Dale Clark site and/or even the 1416 property. It all depends on what agreements and design schemes are being kicked-around, considered, and negotiated behind the scenes. There are multiple rumors from honest, reputable sources out there.. And that’s what we do here (in part) is discuss “good” rumored plans, proposals..and monitor progress once dirt is moved and steel begins to rise. It’s fun to speculate..and to see how close to reality, if ever, the rumor or proposal gets off the ground. I always say stay tuned..Because I truly believe announcements are around the corner in 30-60 days (maybe 60-90 days

The memo, which was distributed to employees seems more an information piece letting employees know that a move is imminent..and it’s telling- that no where in that memo, nor this W-H piece, is there a firm commitment mentioned to keep their HQ’s in midtown..
It sounds to me like this is an open playing field..and 1416 Dodge could very possibly be a great landing spot…

This is getting really difficult to predict what might finally happen. Part of me hopes it really is Mutual moving to a new high rise downtown to 1416 or the Dale Clark site, which would open up a lot of new possibilities in MTC for other mixed-use development. But the other part of me hopes it is a company that has not been on anybody’s radar coming to DTO. The talk of a rumored 700’ tower sounds a little more far fetched for Mutal, but I really don’t know. It would make more sense if it was a combination hotel/residential/office building with them as a major tenant. They still have some deep ties and long history with MTC to make such a bold move to downtown.

I'd be shocked if it isn't mutual. All of this "press" seems to be more of a smokescreen (IMO) than anything else. I'm assuming some of the higher-ups have been getting bombarded with questions from employees, etc about the rumored new tower downtown (it's pretty much spread like wildfire at this point online). This feels like an attempt to get people to back off until something official is released.
I'm guessing in reality Mutual has been working on plans SINCE 2019 and have been keeping it hush-hush. There is no way they are just now resuming plans - these things can take years to actually come together. Also, these recent news stories make the likelihood of an announcement for the new tower anytime soon pretty low. I'd be willing to bet it will be at least 6 months before we hear something official - otherwise it will make these people look pretty silly. Keep in mind, most of Mutual's workforce has been working from home (based on the KETV story). If they are looking at upgrading the current tower, the time to start doing that would have occurred way back at the beginning of the pandemic when the workforce was already working remotely and disruption would have been minimal. To me, this is a clear indication there is zero chance they remain in their current tower. I think they'd be smarter to stay on their current property. Anything with much more height than their current building would easily be the most viewable tower from anywhere in Omaha being up on that hill.
Anything at 1416 Dodge would have to be 700ft + to make a valuable impact. I know there are plenty of unexpectedly far away locations you can see the first national building. I'd like whatever goes in at 1416 to be in that category.

I would think the City would still want to develop with high rises (like 12-15 stories rather than the skyline defining sort), but maybe they could split it up for a couple/few developers to take a jab at it.

So what yer saying is Mutual at some point bought 1416 from Lanoha, was going to build there, but when the city put the library lot on the block, they traded? That's crazy, musta happened relatively quickly, as I don't recall a sale between Lanoha and Mutual being discussed here, maybe only vaguely speculatively. It's almost as nutty as how Eli Manning got drafted by the Chargers, but refused to sign a contract, so they traded him to the Giants in return for Phillip Rivers. I mean if it it works it works, but it seems to be pretty back door business.

Something like this. It's a 25 story condo tower in Des Moines. Upscale with all the goodies. Also it sits at a roughly 45 degree angle to the street.

“Mutual had considered the Lanoha land before turning to the library property. City officials said extending the streetcar line to the Lanoha property would have added too much cost. Lanoha Development will be the redeveloper of the Mutual headquarters project. Mutual said it will own, not lease, its new headquarters.”..
