Totally agree, and I think it - as currently proposed - looks way better than what was initially proposed. Parking lots were always a substantial part of this site plan, so I don't know

Save the date — April 2015. If all goes as planned, Crossroads Mall at 72nd and Dodge Streets will come tumbling down and be replaced by an open-air shopping center with 60 to 80 new stores, 200,000 square feet of new office space, a 135-room hotel and a two-acre public park.
The $350 million project, which includes a $20 million hotel, along with a $15 million mobile and Web-based wireless network, would reconfigure and be contained on most of the existing mall's 45 acres.

While the parking garage and Target store would remain, everything west of Target, including the existing Sears and Barnes & Noble stores, would be leveled. The three stores would remain open during the demolition and construction phase, but Sears and Barnes & Noble would be relocated temporarily.
The not so great part.
Yates and Krejci — who also are partners in the redevelopment of Nebraska Crossing in Gretna — say the revival of the renamed “Crossroads Village” would be a catalyst for other development in the area and help return the area to its former glory.
Site plan:
http://content.omaha.com/media/maps/ps/ ... roads1.jpg

This would be a giant transformation.
Decided to crawl back a bit. Here were the 2013 plans after this was first announced in 2011. Funnily enough, in 2011 REI and Apple had announced they would open stores here if you look at the first couple pages. 11 years later, finally getting one at Nebraska Crossing!

Both of those links seem to be broken. I can see an Apple store still happening.

Here's some architectural renderings from 2015-16: https://avant-architects.com/home/proje ... s-village/

Looks like they were planning HDR to be there! Haha.

This might be the older renderings showing Apple, West Elm, and other brands: https://hoeferwelker.com/project/crossroads/

Why are there random mountains in Omaha renderings?

I was trying to remember where the general 72nd/Dodge plan that came out years ago was. I remember there being like 8 identical glass skyscrapers surrounding the intersection in the renderings.

TreeKiid wrote: Tue Jan 11, 2022 10:20 am With the area’s incoming REI now committed to Nebraska Crossing, I would be interested in what other people think we could get as far as retailers here at Crossroads. Jeff from grow Omaha spoke about Nebraska Crossing being the place retailers are interested in if they have one store coming to the market and I have to agree, but they are also running out of space fast. I could definitely see this area trying to go for a little higher end only store in the state concept and compete with Regency Court and Village Pointe.

Retailers I could see potentially going here are:
West Elm
Nordstrom Rack
Free People (bohemian inspired women’s clothing)
Crate and Barrel or CB2
Arhaus (furniture)
Orvis (outdoor apparel)
Saks 5th Ave. (if Tulsa can have one)
Madewell (men’s and women’s retailer specializes in denim)
Restoration Hardware
Soma
Rally House
Filson (also outdoor apparel)
Hammer Made (men’s clothing)
Second Urban Outfitters
Second Apple store (if we are big enough to qualify)

I’m also not disillusioned to the fact that some of these are long shots.
On the Village Pointe website it shows that a Madewell is coming soon.

I drive by this site several times a week and the only thing that has moved any dirt is the wind. Any construction update rumors? I know the goal date is 2024 sometime.

I would have serious doubts that REI will be at Crossroads. A second REI store in the area is unlikely since they are currently building at Nebraska Crossing

Interesting there is a tiny little sliver of the old mall left connected to the Target store. They put some quick siding on the side of it to protect from the elements. I'm going to assume this is some power generation area or something like that to power the parking garage or something of that nature?

I'd actually say Aksarben turned out better than the rendering, which is great.

I'll be happy if Crossroads turns out half as good as Aksarben, which in the renderings, seems to be about what we're looking at. More surface parking then we would care for, but I'm honestly fine with it. Not all developments have to live up to Aksarben standards.

I would agree on Ak Sar Ben, definitely better than expected. I know we haven't even started leg 1 of the street car, but I am hoping that with Ak Sar Ben, UNO, the new library and Crossroads, they eventually expand it to this area. I am very excited with the expansion for the streetcar in KC.

They said it would be later this year before construction states. Even when they get going, they will need to build utilities and then roads before they start building buildings.

Also, there is nothing helping this or any project right now...
1. Sky High Costs
2. Skilled Labor Shortage
3. Infrastructure material shortages and/or delays

I don’t know how they do it but the Target building needs something built on it. Maybe some kind of apartments. Think it would look a lot better with some height on the East side.

There’s a target buried under its own parking lot in Atlanta. Im sure this location would do just fine without direct visibility of the entire blank storefront. Target shoppers will come back to target, visible or not.

I’m not giving this project 2 additional minutes of my time until I hear where construction of new structures is actually underway. Not infrastructure, but physical buildings.

Looks like there is some permitting going on for at least one of the Crossroads buildings. It appears to be a 10 story office building being constructed by Kiewit.

I think the plans have called for a midrise office building at or around 10 stories tall. I think that's been a part of the plan since Lockwood became part of the project. It's interesting development since there was a rumor about Medical Solutions as a possible tenant. I thought that company is primarily remote right now, but if they can be an anchor tenant for Crossroads in the possible 10 story building that's a nice addition to the project. Also, in context, 10 stories isn't too tall for the area; there are some decent midrises at UNO, and within eye shot, Children's/Methodist campus and the former Travel and Transport high rise/Askarben midrises.

Crossroads site remains barren despite promises of activity from Omaha developers
In April, a spokesperson for the project’s developer, Lockwood, said the sewers had received both the city and state permits, and that construction would heat up significantly in the next 30 days.

In late May, the site looked the same. Nothing appeared to have been done. A spokesperson later said they had nothing to release and may have something in the next couple of weeks.

A few weeks later, the only noticeable difference was weeds.

A spokesperson then said it’s a 40-acre project with many moving parts, and they’ll have several announcements in the next few weeks.
