This was my guess in mid-November on the downtown HQ tower, on the Lanoha thread. I maintain the rest will follow:

"My guess if this is true:

Mutual ditches their old, decrepit digs and moves downtown.
The massive swath of land that the current HQ sits on becomes the next phase of Midtown Crossing, with an eye towards Project NeXt driving demand for residential units in the vicinity."

The smart move for Lanoha would be to transition to residential at this point. Grocery store on the ground level.

My thought, and this is all speculation, is that talks with Fiserv moving to the library site fell through fairly recently, and things with Mutual then moved from the Lanoha site to the library site.

Very true, FNC and UP were both downsized. I'm a little more hopeful here with the chosen lot. It'll be interesting to see if the architectural influence is maintained...FNC referencing existing Mutual, etc.
You’ll need to refresh my memory of the First National Center being “downsized”. I remember when the project was announced in 1999 and I saw the initial rendering in the W-H, it was strikingly similar to what we see today. I also vaguely remember talk the tower would be between 40-45 stories..perhaps that’s what you’re referencing..as it ended up 40 stories and 634 feet..

Now the new UP building was definitely “downsized” from its initial 25 story plan- down to what turned out to be 19 stories..

This new Mutual of Omaha tower, I have confidence it’ll be of a significant height and stature within the skyline. It’s location practically demands it to be- relative to the proximity and location of other buildings of height within the central business district..

Like I said in an earlier post, I hope we see a good rendering to compliment the 11am press conference…

Two announcements of this caliber on the same day will make January 26 a big date in Omaha history. I am curious though why MofO is more interested in the library site than the shovel ready Lanoha site.

I agree with you there, January 26th would definitely be a landmark, defining date in modern Omaha history..As it relates to your question, perhaps during the press conference tomorrow we’ll gain a bit of clarity on that one. I have a couple of thoughts regarding it, but I want to wait until we hear the mayor and Mutual of Omaha reps (etc) speak later this morning…

You may have that right. Honestly my memory is a little hazy as well. I thought the initial FNC was to be a bit pointier (a la TransAmerica) and thus closer to the 45 stories.

I'm excited to hear the details of the new skyscraper and hopefully they include renderings of the new structure. I don't want to wait months to see what it will look like.

With 4k employees who were mostly in a 12 story building just west of downtown, clearly Mutual does not NEED a 40 story tower.

Most of the criticism thus far is that the library is being treated as a nuisance in this whole matter. What if part of today's announcement is that the new permanent home of the W. Dale Clark Library will be on the lower levels of the new tower, once completed?

That library lot looks like a smaller footprint than their current building, taller buildings can be less square feet than shorter ones. I’m just speculating but I think we’ll see a new library in the downtown/midtown area. It just doesn’t make sense to put it at the base of a corporate HQ.

The current HQ isn't really just a 12 story building. It's like three buildings, one is 12 stories and the other two are like 9 and 5 stories. So about 26 stories in total. And the 12 story part has a larger foot print than the new HQ will have.

The new tower will have a smaller footprint than their buildings north and south of Farnam Street. That would lead to a taller building.

What if the new permanent home of the W. Dale Clark Library is partially on the site of the current Mutual of Omaha campus?

The 3 building campus in midtown is around 1.2 million sqft. First National is a little over 1 million square feet, though there are buildings in New York that are a lot taller with a lot less square footage

First National doesn't occupy all 40 floors either, they do lease some out. Wonder if Mutual would do the same?

Also, do you think they would include some sort of Dome feature like their current HQ? FNB has the atrium on their north side, it would be cool if Mutual could do something too.

As I’ve said before, there is definitely room for a tower on the north half of the library lot and something else such as mixed-use, parking garage or even a library on the south side of the block. It depends on what mutual wants to do with the block and the corporate image they want to project.

I hope we’ll soon see some renderings. I like the dome idea, Brad.
He said "They are some big, ugly red brick buildings"

New York has some really weird laws when it comes to building their buildings, some of those new skinny supertalls are great examples of the effects of them.

That said, I could easily see MoO going 700 foot, if they built on a smaller foot print. And the love I would have for seeing all of the existing parking structures at the current site razed... It's immeasurable. But I too, would love to see the main building and the dome kept for redevelopment at the least.

Or, replace the lot on Dodge with redevelopment (MTC II) and keep the garage for additional parking.

If it's anything like the Crossroads announcement, there should be renderings. Additionally, there were those rumors from 'guests' of the forum that there were renderings floating around for some MoO related projects, though those were allegedly at the current HQ site.

Lanoha will develop. HOK, Kendall/Heaton and Picard Chilton doing architecture work Alvine doing engineering.

Streetcar is basically a dealbreaker if the city doesn't pull it off.

If that is the rendering it does look amazing, it will truly change the look of downtown, this is the kind of look I would love to see and more modern than most of the other buildings downtown and not so boxy!!!

It just occurred to me that if this building comes to fruition MoO's new HQ will block the most prominent views of (and from) the HQ of Woodmen, a competing insurance company. Bold move, MoO, bold move.

Haha, I was just thinking the same thing. Granted from the side you will be able to see all 3 towers but from the mall, this will dominate.

Wow, look at those curves. And that lion head? Sweet. How much does it cost to build skyscrapers nowadays? Is this going to be $200MM? Couple that with at least $200-250MM for the street car, that's another almost half a billion in investment in the downtown core!
