From this view, if we can get something of decent height on the old UP lot, it will look really nice.
Agreed..thenewguy wrote: Thu Feb 10, 2022 5:14 pmjust imagine if they get the UP lot developed...and the civic site...

I would love to see something even taller and cutting edge on the old Civic site. That would make a magnificent skyline.Omaha Cowboy wrote: Thu Feb 10, 2022 5:51 pmAgreed..thenewguy wrote: Thu Feb 10, 2022 5:14 pmjust imagine if they get the UP lot developed...and the civic site...

And it doesn’t need to be a super tall either- something in that 350-400 foot range would fill out the skyline very nicely…

Maybe you could squeeze a little more out of the Cryptic rumor dept? I'm very thirsty for more big announcements.Omaha Cowboy wrote: Thu Feb 10, 2022 5:51 pmAgreed..thenewguy wrote: Thu Feb 10, 2022 5:14 pmjust imagine if they get the UP lot developed...and the civic site...

It certainly is a parcel that would command a taller presence. It’ll be interesting to see, now that the city has reacquired the land, what development is to come. This has always been a location the city has wanted a significant highrise development..going back to before the old UP building was demolished and Townsend awarded the opportunity to build the (failed) Wallstreet Tower project…Vitruvius wrote: Thu Feb 10, 2022 9:21 pmI would love to see something even taller and cutting edge on the old Civic site. If fact, in about a week or so, yours truly will be having dinner with our “Cryptic Rumor Department”. So I’ll definitely shake the tree and see what else I can share hereItsAllAboutMe wrote: Thu Feb 10, 2022 9:26 pmMaybe you could squeeze a little more out of the Cryptic rumor dept? I think Omaha has reached a point where a Wallstreet Tower could be done, with much less risk at least.Omaha Cowboy wrote: Fri Feb 11, 2022 12:30 am It certainly is a parcel that would command a taller presence. From memory: they are a little ahead of the street car.Doctor Fate wrote: Fri Feb 11, 2022 4:11 pm What is the expected timeline before groundbreaking? LOL, and look at that sexy logo on the new building...
Yes, the possibility of high rise residential is particularly exciting. They can have very small floorplates (one of the supertalls in NYC has around a 4000 sq. ft. floor plate), so there can be more than one on a single block. Additionally, they come in all sorts of flavors and designs. I am really hoping we get a nice boom of high rise residential in midtown and downtown to spice up the skyline, among other things.skinzfan23 wrote: Fri Feb 11, 2022 3:21 pm I would love to see something similar to the new tower in Lincoln.

That's the one. Nearby 432 Park is also another supertall with a small floorplate. Not as small, but it's still only about 8,000 sq. st. Granted, we don't need supertalls here, but if those can have that small of footprints, I want to see more high rise residential with smaller footprints here and have some lots, like the UP site, broken up to smaller lots to accommodate such projects.Vitruvius wrote: Fri Feb 11, 2022 8:55 pmSteinway Tower NYCita wrote: Fri Feb 11, 2022 8:36 pmYes, the possibility of high rise residential is particularly exciting. This would be the timeline presented by Mutual of Omaha’s CEO during the announcement presser on January 26th..It’s since cleared one big city-council hurdle (moving the library downtown to the 1401 Jones St location, clearing the way for the W Dale Clark demolition).. This looks to be right on schedule. Although we’re still very early on…Doctor Fate wrote: Fri Feb 11, 2022 4:11 pm What is the expected timeline before groundbreaking? Not forgetting the fact Mutual of Omaha still owns quite a financial commitment to the area (i e Midtown Crossing etc)…S.O.Boy wrote: Sat Feb 12, 2022 12:12 am Nothing says you are committed to Midtown like leaving the area.
It would be easy for them to divest other properties, when they sell their building.Omaha Cowboy wrote: Sat Feb 12, 2022 12:32 amNot forgetting the fact Mutual of Omaha still owns quite a financial commitment to the area (i e Midtown Crossing etc)…S.O.Boy wrote: Sat Feb 12, 2022 12:12 am Nothing says you are committed to Midtown like leaving the area.

The CEO indicated that they have already started divesting their ownership in Midtown Crossing. While they still own their HQ and a lot of developable land in Turner Park East, he admitted that MoO is getting out of the real estate development business. They are going to sell to developers. Their "continued commitment" comes in the form in pushing for the streetcar; presumably, the streetcar line will allow/encourage development in Turner Park East and their HQ site.S.O.Boy wrote: Sat Feb 12, 2022 12:46 amIt would be easy for them to divest other properties, when they sell their building.Omaha Cowboy wrote: Sat Feb 12, 2022 12:32 amNot forgetting the fact Mutual of Omaha still owns quite a financial commitment to the area (i e Midtown Crossing etc)…S.O.Boy wrote: Sat Feb 12, 2022 12:12 am Nothing says you are committed to Midtown like leaving the area.

I’ll be having dinner over the weekend who is a significant part of the “management team” at Mutual..and I’ll try and garner some additional intel regarding this issue..as who knows what will end up as a mutual commitment to midtown..ita wrote: Sat Feb 12, 2022 2:02 amThe CEO indicated that they have already started divesting their ownership in Midtown Crossing. Mutual Tower? Pecker of the Plains II?Doctor Fate wrote: Sat Feb 12, 2022 12:39 pm I've been told that JE Dunn has been awarded the contract to build the Mutual tower.
One topic that I haven't seen discussed is what the name of the tower will be. A minor thing but still fun to think about.

Nice! A concrete step towards this beginning. My guess is it’ll just be “Mutual of Omaha Tower”.
Hopefully 50 stories or at least the tallest in Omaha. It is afterall at the most prestigous address downtown if not the entire city. One thing I would be curious about is how many people think there is the possibility Mutual would build a restaurant at the top ala Woodmen Top of the World or Press Club. How cool would that be?Omaha Cowboy wrote: Sat Feb 12, 2022 9:30 pm
How tall do you all think this new skyscraper should be?…
If it was a random developer? Yes. With a company like MoO? No.MTO wrote: Sun Feb 13, 2022 2:10 am No one thinks the economy and upcoming rate hikes etc. will cause shrinkage or delays to this?
If supplies of building materials and labor shortages don’t catch up with demand, prices will continue to get jacked-up. Fear is another factor which is already causing estimates for work 6 months down the road to be running 10-15% higher now, compared to November 2021. But MoO may be willing to pay more anyway if they can recoup higher amounts for their properties they sell.
That would be an amazing amenity if they have something like that.omahahawk wrote: Sun Feb 13, 2022 1:22 amHopefully 50 stories or at least the tallest in Omaha. I like your idea.. A place modeled after the Rainforest Cafe type motif.. The “Wild Kingdom Cafe”. Something that’s family friendly..They could partner with the HD Zoo…omahahawk wrote: Sun Feb 13, 2022 4:12 pm Probably just pipe dreaming out loud about the whole top floor restaurant thing. Never been to Chick-Fil-A at their current site. Not really sure how Mutual feels about having the general public in their property either. Maybe it's like trying to score a chicken sandwich at Fort Knox. In any case though maybe the restaurant thing could work financially or at least in a public image perspective. Obviously it would have to have more going for it than just the view in order to be viable. However, if they were to really try and go all in a place that has a reputation for really good food, service, and atmosphere it may bode well for them in the long run. I can imagine a place that is full of archival photos and stories over the many decades the company has been in business. Tie it in with a Wild Kindgom kind of theme, not in some tacky Disney tourist kind of way, but in a classy, elegant way that promotes the overall corporate image. Could be a great PR thing, especially if it were to turn out to be a go to place for business lunch and dinners and for bringing out towners.
